  1. Too bad about the location and I HIGHLY doubt that kind of architecture / design will come cheap....certainly not $80 million, that's for sure.
  2. Remember, much of the Toronto market is based upon speculation. Go into any newly finished condo project that's been sold at 75% or more and you will see more than half the units empty.
  3. I'm in love....I just think it is a bit too close to the street. I personally like seeing buildings set back from the street a bit but that's just me....
  4. Almost 100% sure that's a Sami distribution center. There are a TON of loading docks facing Beauharnois.

  6. I have a friend that used to live in the Phase 1. They ARE slummy apartments. The condo next to him had 8 Sri Lankans living in a 4 1/2, a large very loud family of Pakistanis moved in across the hall and there were serious problems with water leaks on a monthly basis. Needless to say, the value of his condo plummeted and he ending up selling it last year for about the same amount he bought it for.

    Unfortunately. I really don't hope it turns out that way since I personally think that Vancouver has one of the ugliest skylines in all of North America. Way too much repetition.
  9. Absolutely great news!!! Now what we need is more doctors to actually work in all of these state of the art facilities that are being built.
  10. Totally agree with many of those points. We can see that Devimco's areas lack urban planning while the Bassins project really feels like a community.
  11. Very generous layouts for the townhouses. On the other hand, the exterior architecture looks to be really, really ugly.
  12. AMAZING!!!!!!! The City of Montreal should exercise this as well! That way abortions like the Griffix would never be built in their current form.
  13. I think there are two main issues influencing design at this point: the ridiculous 20 floor height limit and a general lack of funds. You can't apply all that much in terms of architectural interest when the majority of units are going for under $350K.
  14. I really wish people would stop thinking the new Bonaventure will actually have towers developed in the median...
  15. I don't know why but I am really on the fence about the architecture on this project. On one hand the contrast could be very interesting but the massive slabs of black could look overly imposing and generally tacky when paired up with stark white.

  17. I don't think this is an issue of building vertically. Rather, it is an issue of verticality combined with a small footprint which limits the amount of load dispersion. But then again, maybe CF just got cold feet....or they could be experiencing a financial strain due to their massive Toronto developments.
  18. How about this: make it illegal for real estate agents to buy before the general public can buy. I have seen far too many projects lately that already have 30%+ of the best units "reserved" before the presale only to find them in a few weeks' time on the MLS with the same agent's name, marked up by 15-20%. Not only does this artificially inflate the prices but it provides a false sense of success for a project. Other than that, in my experience the Quebec government can put in all of the regulations they want but they still have no way to ENFORCE them and therein lies the problem.
