  1. This is certainly great PR for this guy. Everyone is talking about him and citing his "rant". I cringe at seeing a 40+ story tower in Laval. Why? Because they won't be able to get the sale prices high enough to give it the architectural flair necessary. Imagine a 40+ story Villa Latella? Ugh!!!

    Griffix - 20 étages (2013)

I have a feeling that we'll see a ton of these units on the MLS / DuProprio after construction gets underway. We know at least 6 people who have multiple units in Griffintown which they are hoping to flip for a profit after construction is done and the neighborhood gets up and running. This however brings up a point: will Griffintown be mostly sold to prospectors and become a temporary ghost town like some recent Vancouver and Calgary projects? It will certainly be interesting to see....

    Griffix - 20 étages (2013)

There was a lineup there this morning at around 8AM. About 15 people when I passed by.
  4. Not 100% sure about those renderings. When I was at the sales office I didn't see any units with wall to wall windows....
  5. With the horrible parking situation around that area, I don't see how a cultural center, theater, etc would work.
  6. Makes sense to me. 1 bedroom units sell well in the heart of downtown and more trendy districts. Griffintown? They'll likely be able to move tons once things get moving but at this point the people who are looking at this area want a bit more space than 450 square feet.

I'm glad I'm not the only one who is disappointed in this one. Really not a nice looking building even after the off-scale rendering is taken into account.
  8. I believe this building is actually 19 floors. While (as usual the 13th floor isn't counted) there are technically 18 floors, the penthouses on the 18th are technically 2 stories high.
  9. This isn't about the mountain. It is about some idiotic agreement the MUHC signed years ago with the city that expressly forbids them to build in certain areas on the mountain. Unfortunately, in this case I feel that since they made their bed, they need to lie in it now. It sort of serves them right for not thinking about future expansion before agreeing to some tree-hugger loving agreement with the city.
  10. Say what? In which fantasy world would a downtown 1,200 sq ft condo go for $365K? The 1200 sq.ft units go for $700K++
  11. Can anyone confirm that it was Canvar that bought this land? That's what I heard.
  12. I actually like the brick on this one. I find it looks MUCH better than the cheap look of Place L'Acadie.
  13. I was by the "site" today and it seemed much more involved than a few pilot holes for soil samples.
  14. VERY exciting but that hotel reminds me of the one at Dix30; which is to say it is a bit too imposing and monolithic for my liking. Especially in a residential area.
  15. I've owned two condos and both times any change to the base building as well as the separate units was communicated directly to the buyers during construction. My friend has a unit in Phase 1 of Le Seville and they've already sent emails regarding changes to the window tint percentage and some images of the main lobby design.
  16. Isn't this the hideous building facing you when exiting on the South Shore side of the Jacques Cartier bridge? The one with the ridiculous clock being used as some bizarre architectural "feature"...

    Îlot Overdale (2013)

The main issue is the existing building. Every time someone wants to demo the thing, some grassroots organization raises a stink and then fails to actually DO anything with it.
  18. I have a couple of friends who work at AutoDesk and they just redid their entire office space in Old Montreal. These renderings were actually part of a proposed software update in late 2007 and were used as an internal demonstration tool for AutoDesk Impression. Some features used to create the renderings were never included in the final version of the program. So I have to wonder if this was ever a project to begin with...
  19. My real concern is that all of Griffintown will have the same type of buildings with a black / grey + white colour.
