  1. The Canadian government is changing the rules on foreign ownership of airlines in Canada. They can now own up to 49% of an airline up from 25%. So it is a possibility that Porter will be bought. The other new small discount players could also be bought and give more access to Canadians. Also I saw a few days ago that Southwest Airlines is looking to fly into Canada in the future. Time will tell how things turn out. It would be nice to have a carrier similar to Ryanair operate within Canada.

First Canadian Place officer tower to receive a facelift 680News staff Toronto | Thursday, September 24th, 2009 7:56 am Toronto - First Canadian Place, Canada's tallest office tower, will be receiving a $100-million makeover. There are currently 45,000 slabs of white marble on the 72-storey home for the Bank of Montreal. But, Brookfield Properties, the building's owner, is going to replace the marble with 7,800 panels of white glass. The National Post reported the property, which opened in 1975, has already seen a refurbishment of some of the marble slabs, but the look has deteriorated. Tom Farley, president and CEO of Brookfield's Canadian commercial operations, told the paper that when the company bought the property in 2005, they knew it was a fixer-upper. If the original builder had used thicker marble, it would have lasted 100 years. Brookfield said it will also renovate the lobby of the tower. The National Post called the renovation another positive signal for the downtown business core, with the recent opening of the Bay-Adelaide Centre and two other office towers opening before the end of the year. ----- Hyrdo-Quebec are you listening??? Photograph by: John Mahoney , Montreal Gazette An investor has bought 84 rental units at Westmount Square for $70 million, and says that less than two months after the sale, he has already resold at least 48 of the apartments. Olivier Leclerc, 26, acting with real estate broker and adviser Albert Sayegh, bought the units at the iconic Mies van der Rohe buildings in August from Elad Canada, a division of the Israeli real estate multinational Tshuva Group. The deal means that Elad has sold all of the approximately 220 units in the two residential towers of Westmount Square. Now it is proposing to convert Tower 1, with 200,000 square feet of office space, to condos. But Westmount has slapped a freeze on all conversions from commercial or institutional buildings to residential use and is studying all development in its southeast commercial sector, from Atwater to Greene Avenues. The freeze is in effect until an interim bylaw is adopted and an update on the study is expected in November, said Westmount councillor Theodora Samiotis. Samiotis, who is the commissioner of urban planning for Westmount, said there are two concerns about such a conversion. First is Westmount Square’s heritage value as a Mies van der Rohe mixed commercial-residential project, completed in 1967. “On a heritage value, obviously we would want to make sure that any architectural aspect of the design would respect that,” she said. And there are those who would argue that changing the usage combination would change the architect’s vision, she said. The complex was conceived with three towers — two residential and one office — and an 86,000-square-foot shopping concourse. Equally important to Samiotis is the commercial vibrancy of the area. “So when you tell me you are changing a commercial tower to a residential tower, I am concerned about the impact this is going to have on my commercial district,” she said. Residential tax rates are lower than commercial rates, so the city also could lose revenue. “It’s not just the conversion of any building. It’s a landmark,” she said. They are very much aware of the proposal to convert the office tower, Sayegh said, but the file is currently closed. “If Tower 1 does occur, we will look at it,” he said. Elad Canada owns, operates or is developing such properties as New York’s Plaza Hotel, Emerald City in Toronto and in Montreal, the Cité Nature development near the Olympic Village and Le Nordelac in Point St-Charles. The 84 Westmount Square units were the remaining rental units in two of the towers. In a meeting at Sayegh’s real estate office — he is president of the commercial division of RE/MAX Du Cartier on Bernard St. W. — Leclerc said he bought the apartments in August as an investment, and resold them to various groups of investors, two of which bought about 12 apartments each. Leclerc would not specify how many of the apartments he intends to keep. It is a significant sale, probably the biggest of the year, said Patrice Ménard of Patrice Ménard Multi-Logement, which specializes in sales of multi-unit residential buildings. But it is not a record. By comparison, the La Cité complex of three buildings with more than 1,300 units sold for $172 million two years ago. Also in 2012, Elad sold the Olympic Village to Capreit Real Estate Investment Trust for about $176 million, Ménard said. Both La Cité and the Olympic Village remain rental properties, however. Both Sayegh and Leclerc emphasized that confidence in the economy was a basis for the Westmount Square purchase. The reselling was not a flip, but a long-term strategy, Sayegh said. “He has his own chess game,” Sayegh said. “The context was favourable to take hold of such a prestigious building — the political context,” Leclerc said. “The socio-economic climate in Quebec has never been as conducive to investments as it is today,” Sayegh added. Leclerc would not say what profit he has taken so far, nor what return he is expecting. “It’s a nice acquisition to my portfolio,” Leclerc said. He also owns or has converted buildings in Mont St-Hilaire and Brossard as well as Hampstead Court on Queen Mary, bought in 2011 and now all sold. Four years ago, Leclerc joined his father, Ghislain, in the business of converting rental buildings to co-operatives. Over 25 years, he and his father have converted more than 2,500 apartments, he said. His father is now semi-retired. With his father, he also worked on the conversion of the Gleneagles apartments on Côte des Neiges Rd., bought in 2010 and sold by 2013. “We do major work. We put the building in top shape,” Leclerc said. “Then we make esthetic improvements. After that, we sell the apartments. “We never throw out the tenants. We profit from the fact that the tenants are in place, who pay rent ‘x’ for an apartment in the state it is in. “We respect the rental laws.” Leclerc said he buys only good buildings in good locations. “The area reflects the tenants. Location, location, location.” At Westmount Square, the tenants are not affected, Leclerc said, as the same company, Cogir, manages the building. For those familiar with the more granular aspects of condo financing, building and selling any thoughts and comments? I've never bought a condo buy my first reaction is typical Qc government reacation in that more regulation is the answer. How do other jurisdicctions regulate the condo market and is Qc actually in need of updating rules and laws or is this needless meddling?

Sirius XM Prepares for Possible Bankruptcy Article Tools Sponsored By By ANDREW ROSS SORKIN and ZACHERY KOUWE Published: February 10, 2009 Last summer, Mel Karmazin was rattling off his trademark one-liners to talk up the future of Sirius XM Radio, the combined company he ran that had just been blessed by regulators. He was planning to cut costs and expand a business that was already a fixture in the lives of millions of Americans. “Forty-three cents a day — it’s not even vending machine coffee,” he said at the time, parrying a question about whether the softening economy might hurt subscriptions. But now Sirius XM, the satellite radio company, has problems with much bigger price tags. It has hired advisers to prepare for a possible bankruptcy filing, people involved in the process said. That would, of course, be a grim turn of events for the normally upbeat Mr. Karmazin, Sirius XM’s chief executive, who had hoped to create a mobile entertainment juggernaut with stars like Howard Stern. It is unclear how a bankruptcy would affect customers. Service is unlikely to be interrupted, but the company might have to terminate contracts with high-priced talent like Mr. Stern or Martha Stewart. A bankruptcy would make Sirius XM one of the largest casualties of the credit squeeze. With over $5 billion in assets, it would be the second-largest Chapter 11 filing so far this year, according to Capital IQ. The filing by Smurfit-Stone, with assets of $7 billion, has been the year’s biggest to date. Sirius XM, which never turned a profit when both companies were independent, is laden with $3.25 billion in debt. Its business model has been dependent, in part, on the ability to roll over its enormous debts — used to finance sending satellites into space and attract talent like Mr. Stern (who was paid $100 million a year) — at low rates for the foreseeable future until it could turn a profit. The company’s success and failure are also tied to the faltering fortunes of the automobile industry, which sells vehicles with its radio technology installed and represented the largest customer base among Sirius XM’s 20 million subscribers. Sirius XM owes about $175 million in debt payments at the end of February that it is unlikely to be able to pay. Sirius XM’s problems could pave the way for a takeover by EchoStar, the TV satellite company, which has bought up Sirius XM’s debt. Mr. Karmazin has been locked in talks with EchoStar’s chief executive, Charles W. Ergen, over Sirius XM’s options, people involved in the talks said. The men are said not to get along, these people said, and Mr. Karmazin had rebuffed Mr. Ergen’s takeover advances before. Sirius XM hired Joseph A. Bondi of Alvarez & Marsal and Mark J. Thompson, a bankruptcy lawyer with Simpson, Thacher & Bartlett, to help prepare a Chapter 11 filing, these people said. Documents and analysis are close to completion and a filing could come in days, according to a person familiar with the matter. The threat of bankruptcy could also be part of a negotiating dance with Mr. Ergen, who could decide to convert his debt into equity instead of demanding payment. In addition to the $175 million due in February, EchoStar also owns $400 million of Sirius XM’s debt due in December. If Sirius XM files for bankruptcy, EchoStar could seek in court to take over the company. Mr. Ergen, however, may be able to negotiate to convert his shares before bankruptcy at an attractive rate and gain control of the company, these people said. For Mr. Karmazin, the sale or bankruptcy of Sirius XM would be one of his first failures. He founded Infinity Broadcasting, sold it to CBS and later merged the combined companies into Viacom, where he had a notoriously difficult relationship with Sumner M. Redstone, the chairman, before being ousted. Mr. Karmazin bought two million shares of Sirius XM at $1.37 a share in August. Before that, he had bought 20 million shares at an average price of $5 each. On Tuesday, Sirius closed at 11.4 cents a share. Since the summer, the company’s prospects have dimmed. “I’m not trying to paint the rosy picture, because we have challenges connected to our liquidity and certainly our stock price is dreadful,” Mr. Karmazin said in December. “But, you know, our revenues are growing double digits. We’re growing subscribers. We’re not losing subscribers.” A spokeswoman for Mr. Karmazin declined to comment. A spokesman for EchoStar could not be reached. Mr. Karmazin staked the success of the merger on nearly $400 million in annual cost savings and the potential to gain subscribers through deals with auto companies to put satellite radios into cars. But satellite radio failed to win over many younger listeners, and competition from other sources slowed subscriber growth.

    So my back-up (external) hard drive just failed Is there anywhere in the city I can go and see if there is any way of recovering the data? :mad: worse thing is i finally turned the drive off a few days ago, seeing it was on constantly and i haven't used it for a few days. it was turned off properly, i turn it back on today and it started to click *sigh* i hope there is a way to recover all my photos and documents another thing is all my music i bought from itunes was on there also... god only knows how much was sitting on there
