  2. Can somebody explain how this makes economic sense? The property itself is located right in the CBD, so the value of the land must be pretty high. So for the developer to actually make a decent profit, they would have to either make each loft cost a fortune or build many units (aka more height). Are land values so low in Montreal that developers can make a profit while building at such a low density ?

  5. not to start another flame war.. but I disagree with what you're saying. They hired bilingual anglophones, so it makes perfect sense that these people preferred their training to be in English! This is completely normal behaviour! It would be kind of awkward for a bunch of Anglos to be speaking in French between each other. Yes, this is Quebec, but it is also Montreal where a sizable amount of the population speaks English. If they had hired a group of bilingual Francophones and forced them to go through English training, then it would be another story however.
  6. the only thing I don't like about this is the name. Quartier des Jardins? This is the most densely built neighbourhood in Montreal. How can you have a Quartier des Jardins in an area with no gardens? Even if they decide to build a ton of gardens, it still won't be a very green neighbourhood. Not to mention it is yet again another attempt to wipe off more english off the face of Montreal. This area already has a name, Shaughnessy Village.
  7. WOW!!! What a nice project!! Although.. isn't the building at the corner of Sherbrooke/St-Marc considered a heritage property? Masonic Memorial Temple I believe.. Promoters might have a tough time integrating the two structures
  8. random news tidbit as well.. I heard RSM Richter was moving this summer from Alexis Nihon on Atwater where they currently lease 6 whole floors to a building on McGill College. Encouraging news for the CBD area!

    that lady is everywhere downtown. I've seen her routinely at McGill as well and in the downtown food courts - I don't think she's homeless.
  10. Technical DECs definitely have their place.. but seriously, what is the deal with 2 year "preuniversity" programs? Everyone I have ever met has also wondered the same thing. Such a useless 2 years, especially if one is studying social sciences. The amount of money that goes into pre-university CEGEP programs seems like a big waste on society - Quebec should definitely revise this formula, and just add another year of high school so that people can go on to university directly instead of wasting 2 (or more) years in CEGEPS.
  11. this whole debate is ridiculous.. the threat of english of the 1950's-60's is totally different than what's happening today. quebec got rid of the unilingual anglo at the bay years ago. in fact, sometimes it's difficult to be served in english at that store. like marc said, english is the world's language of communication (at least for now, until chinese takes over), so unless quebec wants to become like north korea, it should welcome english as it allows communication with the rest of the world, while still protecting the local language.

  14. This is one project Montreal really needs. A luxury hotel project complements Sherbrooke West perfectly, not to mention hides the Hall building a little bit more

  16. Yeah.. It was good when AM940 was operating as a talk-show format. It actually gave CJAD a bit of competition, and now that 940 disappeared, CJAD is back to being shitty.

  18. the quality of what is being built here isn't that great, I agree.. then again, we don't have many starchitects coming here to do projects Montreal has its fair share of people promoting transportation and social housing, but I don't think theres anyone lobbying for densification? except for us in our forum
  19. I agree. My intention say, is not to "destroy" Heritage Montreal, I think they do important work, as Montreal has a wonderful collection of historic properties. What bothers me is that whenever any development comes along, they monopolize the public consultation process and their views are considered as representative of what population wants, which we all know is untrue. I think a fresh perspective is needed (which is where we could come in)
  20. I'm sure a group of us could rally around a common set of values in terms of Montreal development *without* getting over-politicized - you don't want to appear like extremists. Some of us on the forum have a certain knowledge in terms of urbanism matter as well. We would just have to streamline our goals into a presentable manner.
  21. same here! seriously, a group should be put together to show a different, pro-development perspective at public consultations, and perhaps get some media attention, other than mr. bumbaru. I know there has been talk of this on the forum, but has any concrete action been taken? I would be more than willing to dedicate some time. things we could promote: - increased density on the island - transit oriented developments, especially around under-served metro stations - less height restrictions - more density, less urban sprawl - protection of built heritage (but not in the same nimby fashion of heritage montreal)
