The statue of Norman Bethune has been removed while work is under way.DAVE SIDAWAY THE GAZETTE, JASON MAGDER, The Gazette If you want to know how much it has snowed this winter, head for Place Norman Bethune at de Maisonneuve Blvd. and Guy St. The square, which is the cornerstone of a $22-million facelift for the Concordia University neighbourhood, has been cordoned off with metal fences since October. As a result, snow banks have grown to three metres. However, the transformation of Place Bethune is only one of three major construction projects under way on the corner. Motorists negotiate the traffic and construction at de Maisonneuve Blvd. and Guy St. yesterday. The statue of Norman Bethune has been removed while work is under way Like the merchants caught up in the seemingly endless construction on St. Laurent Blvd., those in this corner of downtown feel choked by street work. While improvements are wrapping up on the Main, crews are just getting started on the Place Bethune beautification project that is expected to last at least until 2011. In the meantime, it' a corner of hell for motorists and pedestrians. "Nobody passes by here anymore," said Mohammad Saken, 28, the manager of Dépanneur Beau Prix on de Maisonneuve west of Guy. "It's already our second year with construction here, and it looks like we're going to have long-term construction. That's going to screw up our business big time." Some merchants complain the constant construction is also dangerous. Saad Salem, the kitchen manager at the Château Kabab restaurant, said he saw a man fall into a hole, which had been dug three weeks ago by the city's Electrical Services Commission to work on underground wiring on Guy north of de Maisonneuve. "A few days ago, a handicapped man fell right into the hole because he didn't see it," Salem said, adding the man wasn't seriously injured. "The company came the next day and put up a fence around the area. But they made the hole and then left it like that, without doing any work. That wasn't a great idea." Serge Boileau, president of the Electrical Services Commission, did not return calls yesterday. Merchants say they are pleased the city is spending money to beautify the area, but say the timing is bad, coming after a summer in which they had to contend both with construction on a new Concordia business school and jackhammers installing a bike path along de Maisonneuve's south side. The bike path is completed, but cyclists, pedestrians and motorists have an obstacle course of four construction sites to negotiate just to cross the street. A southbound lane of Guy is closed from de Maisonneuve to Ste. Catherine St. while crews working on Concordia's new John Molson School of Business building, as is part of de Maisonneuve west of Guy. The north side of de Maisonneuve between Mackay and Guy Sts. is also blocked by traffic cones and trailers, which are used by construction foremen as offices. "It's slushy and dirty and it hasn't been cleaned up in ages," said Melissa Ajamian, 21, who lives on St. Mathieu St. "You used to be able to just walk through this area, but now it's very difficult." Sylvain Ducas, the city's project manager of Place Bethune, said it will take two years to complete the work on the square. "We could have done it in one year, but we need to keep the street open," Ducas said. "I'm sure the merchants will agree with that."

Other shop owners say the recession and high rents have hurt business on along the strip. It’s known to generations as The Main and it’s as Montreal as smoked meat and the Habs. St. Laurent Blvd. is us, and in tribute to its Portuguese component, city officials on Friday inaugurated a dozen marble-topped benches between Bagg and Marie Anne Sts. But things are not going that well for some merchants, especially on the trendiest part of the street between Sherbrooke St. and Pine Ave. It’s still home to such fancy eateries as Buona Notte and Primadonna, but in the past months several major tenants have closed. They include an American Apparel store and a Mac Cosmetics outlet; the space formerly occupied by Sofia Grill at the northwest corner of Prince Arthur St. and St. Laurent is for rent, as are several other shops farther north. Dan Abenhaim, American Apparel’s Canadian regional director, said that after five years the firm decided not to renew the lease. “I won’t deny that the construction on the street did affect traffic and we decided we want to open in another location.” He also said that over five years “the street has changed and the traffic is more north of Pine Ave.” However, clothing shops are also hurting north of Pine, where Adam & Lilith has closed one of two adjoining shops on St. Laurent. According to assistant manager Carmel Pacaud, people are still attracted to the street but they are not buying as they used to. Other shop owners blame almost two years of disruptive road repairs that ended last year, as well as the recession and high rents. “The city has murdered the street,” said one real estate agent, who spoke on the condition his name not be used. People who were put off by the construction are not coming back and there is a moratorium on new restaurants and bars between Sherbrooke and Mount Royal Ave., he added. Rent at the former Mac Cosmetics store is about $7,500 a month for 1,600 square feet. Rents tend to decrease north of Pine. “It’s a little distressing, slower than usual” remarked Marnie Blanshay, who owns Lola & Emily ladies wear just south of the abandoned American Apparel. Many who were discouraged from shopping there by the ripping up and repaving of the strip have not returned, she observed. And because few retail clothing shops remain, hers is more of a “destination store” with fewer shoppers coming by to go from store to store checking out and comparing. “It reminds me of Crescent St. in the 1990s,” she said, adding that “the landlords believe it’s better than it is and need to reduce rents.” When rents go down, the creative people will return to reinject the street’s normal vitality, she said. “St. Laurent Blvd. is not a street where chains succeed.” Apart from Jean Coutu and Pharmaprix, American Apparel was the only chain outlet on the street, noted André Beauséjour, executive director of the Société de développment du Boulevard St. Laurent. He said the vacancy rate between Sherbrooke and Mount Royal is a “normal” two per cent. A stroll up the boulevard yesterday indicated that many stores that have become institutions – Bar Bifteck, Salaison Slovenia, Schreter’s, Coco Rico, Moishe’s, Segal’s grocery, Berson Monuments – are still going concerns. And there was the proverbial lunchtime lineup inside Schwartz’s. Montreal landmark closed in December and now faces the wrecker's ball MARY LAMEY, The Gazette Published: Saturday, May 12, 2007 Ben's Restaurant, a Montreal landmark closed in December after a lengthy labour dispute, has been sold and will face the wrecker's ball. SIDEV Realty Corp. has purchased the three-storey building at the corner of Metcalfe St. and de Maisonneuve Blvd., from the Kravitz family. The deal is expected to close on June 18. The purchase price has not been disclosed. SIDEV plans to demolish the building and is examining various options for redeveloping the 6,000-square-foot site. One option would be to build a 12- to-15-storey boutique hotel with retail space on the lower floors, or condominiums, said SIDEV president Sam Benatar, who began discussions with the Kravitz family several months ago. "It's a very small site, but what an incredible location," Benatar said. His firm is also open to working with the Hines-SITQ partnership, which is planning a 28-storey office tower on the lot immediately east of Ben's. SIDEV has been in touch with the SITQ and expects to meet with the real estate development arm of the Caisse de depot et placement du Quebec to see whether they can work together. His firm is not planning to sell the land, Benatar said firmly. "We did not buy in order to sell, but we are open to discussing all possibilities." A spokesman for the SITQ said he was unaware of the transaction and doubted the developer would alter its project to incorporate the Ben's property. "We are moving ahead with the project we presented publicly last October," said Jacques-Andre Charland, the SITQ's director of public affairs. The Texas-based Hines Group purchased the parking lot immediately east of Ben's in 2004. It partnered with the SITQ, a major landlord, to build the $150-million project that was to virtually wrap around the restaurant, one of the last three-storey structures along the canyon of office towers on De Maisonneuve Blvd. W. Hines has said publicly that it had hoped to strike a deal to acquire the neighbouring land, too. The Kravitz family has vehemently denied that it was ever approached about selling. The family could not be reached for comment yesterday. Ben Kravitz opened a deli offering smoked meat on St. Lawrence Blvd. in 1908. The Metcalfe St. eatery, with its wrap-around illuminated sign, opened in 1950. The current municipal tax roll pegs the property's value at $2.62 million, including $1.96 million for the land and $660,700 for the building. "There's no question of leaving the building in place. It isn't worth anything," Benatar said. SIDEV owns and manages large office and commercial properties around Montreal, including the Gordon Brown building at 400 de Maisonneuve Blvd. W. in the fur district, the jewellery business hub at 620 Cathcart St. and a Chabanel district property at 9250 Park Ave. It is also moving ahead with a plan to demolish the Spectrum and build a $120-million retail and office project at the southeast corner of Bleury and Ste. The upscale new face of Old Montreal More laid-back scene smacks of sophistication Maxine MendelssohnFor Canwest News Service Sunday, March 09, 2008 First came boutique hotels and condos, then yoga studios and shops. Now it's bars, supper clubs and a vibrant nightlife: Old Montreal has become a party destination in its own right. And its more laid-back scene is attracting some of the club kids who once clambered to get into the city's hot spots. While these places still pack in the crowds, a bit of fete fatigue has set in on Montreal's two traditional party streets -- Crescent St. and St. Laurent Blvd. The lineups that don't move, some as long as 100 people, the hefty price tag on drinks; it can be a bit much. Now, chic partiers co-exist nicely with tourists in horse-drawn caleches winding their way through the cobblestone streets. New resto-bars like Santos, Wilson and Cherry are becoming popular destinations, offering their own brand of chic decor, fancy drinks and a party atmosphere. On the weekends, smaller bars in Old Montreal are often filled to capacity, but the larger ones have plenty of breathing room. "In the Old Port, if they don't let you in it's not because you're not having bottle service, it's because there's no room." Some party places on St. Laurent Blvd. have become so in demand that they only let in customers who order bottle service, which can cost upwards of $300. The 20- and 30-somethings who flock to Old Montreal want intimate dinners and drinks, not teens flaunting cash and downing rows of vodka shooters. There are occasional, small lineups and only one club has a cover charge in Old Montreal. It's definitely easier to get your foot in the door. "They make it easy and appealing to party here," said 27-year-old Maria Toumanova. "Everything is getting a facelift and people are coming down to check it out. It's a great alternative to the common party places downtown." Dimitri Antonopoulos has been betting heavily on Old Montreal for the last eight years. His company, the Antonopoulos Group, owns a number of Old Montreal hot spots including Suite 701, Mechant Boeuf and the Place d'Armes Hotel, which opened in 2000. "The W Hotel (which opened four years later) also helped bring people down here, then restaurants and nice shops started opening up, too. All these businesses attracted a savvier customer and hipper tourists," said Antonopoulos, VP of marketing. Mechant Boeuf is Antonopoulos's newest venture. There is always a place to sit, and conversations don't require yelling, something that's standard at the downtown clubs. "These are discerning partiers," Antonopoulos said. "They know the ins and outs of clubbing, but they're growing up and maybe they want something different. Source OTTAWA, Ont. - The eastbound 174 between Montreal Road and Jeanne D'Arc Blvd. will likely be closed for days, as city crews work at fixing a massive sinkhole. The huge pit on the off-ramp at Jeanne D'Arc swallowed a car Tuesday afternoon, the vehicle coming to rest on a corroded sewer line. Orleans councillor Bob Monette told 1310News crews first need to figure out how to get the car out of the hole. Then city officials need to find the right sized pipe to replace the damaged sewer line. "If they can get the 3.6 metre pipe, then it will be a matter of days before it's replaced and the road reopened," Monette said, adding that as a driver who uses the 174 on a daily basis, he understands the frustration of Orleans residents. "That's the highest traveled roadway in our community. Everyone travels the 174 to get to and from Orleans." This section of pipeline was inspected and cleared in 2011, and Monette told 1310News he's looking into what caused the pipe to burst now. In the meantime, he recommended that Orleans residents take the bus or try carpooling on alternate routes like Innes Road or St Joseph Blvd.
  9. that's an interesting line and i agree that both of these areas could use better access to rapid transit. that said, you've probably already seen my take on it, as seen here in it's latest revision (!!!!) : the white line forking off of the green routes north of frontenac serves to irrigate the eastern end of the plateau area, connecting the nord-east of montreal-north & rdp through pie-ix. oh and wouldn't you know it, there is a subway+tram station just east of d'Iberville of course this doesn't do much for the western end of the plateau / mile-end district, but i do believe that both the parc avenue & st-joseph blvd tram routes proposed on my plan would more than bridge the gap between the different subway routes surrounding the area (and you can count 5 of them, which isn't bad at all). they'd also promote short distance commuting within those neighborhoods. rosey12387, got more routes? i'm always curious to see the works of others

Condo development proposed for site of former Kentucky Fried Chicken outlet Cheryl Cornacchia The Gazette Monday, September 19, 2011 A public consultation will be held Monday night in Dorval on a zoning change that would pave the way for the construction of a three-storey, 30-unit condominium development across the street from the Pine Beach AMT commuter train station. The zoning change would couple two vacant lots into one property measuring close to 16,000 square metres. One of the properties is the empty lot on the corner of Cardinal Ave. and Pine Beach Blvd. where a Kentucky Fried Chicken outlet stood until it was demolished about five years ag. The other lot is 505 Clement Ave., a private home until it was torn down two years ago. The middle-density housing development is just one of many going up in the West Island along the transportation corridor. "It’s one of the trends," said Mario St. Jean, Dorval’s director of urban planning. Building along the train line "makes sense. You wake up, take your breakfast and, after a quick walk, you are at the train station." St. Jean said a private developer has already submitted plans to Dorval for the project. A similar although larger middle density project is Dorval Espace MV, St. Jean said. Located on Bouchard Blvd., it includes condos, townhouses on property formerly owned by Novartis Canada, the pharmaceutical company. That project is well on its way to completion.
