  1. Well I answered my own question. I called Boma and their rep told me that the Cadillac Fairview kiosque has definetly been withdrawn. So yes it is somewhat negative and disappointing. But maybe, just maybe they were caught off guard with all the recent announcements for the Icone the Roccabella ,etc etc. So why would they come in with a project that will most probably be redesigned from A to Z. This is a major player in real estate ...and you make them sound like Roland Hakim or Luc Poirier....and even Luc Poirier is building the Griffix. So be patient Let's stay positive. They did some core sampling a few months ago on the site for the 60 storey tower, they also went ahead for the approval of the Windsor Tower. You all know that Sal Iacono was busy putting together land parcels around the Bell Center for an estimated $150 Million. As I said in my previous post I mentioned their on-going $86 Million project in Anjou. Maybe they'll pull a Canderel (Philip Square sell-off) and sell off the land for profit. Remember, companies are driven by profits and not by our dreams. Remember how everybody pissed on Devimco when they stopped their initial project. Today, GriffinTown is the biggest construction site, even larger than the MUHC...so be patient and we may get a real good surprise from Cadillac Fairview. They redesign the whole project and make an announcement with only their project in the spotlight. Maybe wishful thinking... but being positive is such a better feeling than being miserable and negative. :stirthepot::)
  2. I have to laugh at how some of you folks make outrageous statements about companies that are planning on investing hundreds of millions of dollars in our city. CF is at this moment constructing an $86,000,000.00 addition to Les Galeries D'Anjou. It is a large construction site with lots of workers. So why would you say that they don't give a crap about Montreal. By the way the Tour Windsor is a $150,000,00.00 that has been approved ....so please stop making unfounded claims without checking your facts. Is it absolutely confirmed that CF has pulled out of Montreal Futur or is it another rumor????   3. Folks do you want a Manhattan like skyline or do you want a Tulsa skyline...you just cannot have it both ways. Everyone gawks and squeals with glee at the NYC or Hong Kong skylines but if that is what you want there is not much space left for views of nature. The views are of neighboring buildings. SO yes, the Peterson combined with the 2144 Bleury and the 400 Sherbrooke will make for a massive block but so will the Altitude and the 35 Storey Union building along with the shorter highrises around them. That is densification!! So let's be happy when construction projects are started, let's encourage great design so that when you look outside the 40th storey of the Icone tower you see beautiful architecture all around !!! ;)

  5. Here is a question for all of you. I travel by car on Jarry from Pie IX to Anjou everyday to go to work. Over the last 2 weeks there have been crews drilling core samples at Jarry and Viau, at Jarry and Lacoradaire and at Jarry and Langelier this morning. So could it be that the blue line will swing North from Jean Talon and Pie IX to Jarry and head east all the way to les Galeries D'Anjou?? This should make for interesting investigation and speculation!! :begging:

We plan heights for buildings that will never be built in our life time and we tell people with the money how to spend it and where they can and cannot ,do this or do that. We spend millions spinning our wheels and we are concerned about the squeaky wheels and the Bumbarus and Heritage Montreal and Frappru. We are les maitres chez nous and don't you forget it!! In its decision, the Committee awarded Canderel (the developer) three additional storeys at Aura, allowing the skyscraper to stand 78 storeys (273m) above Toronto’s historic College Park, at the northwest corner of Yonge and Gerrard. “The decision by the Committee of Adjustment, like the development itself, is massive,” says Canderel’s vice president of Sales and Marketing, Riz Dhanji. “With it, the contest for the bragging rights to Canada’s tallest condominium among condominium developers and marketers is effectively over. At 78 storeys and 273 metres, Aura is clearly the tallest residential tower in Canada!” The three additional floors will mean approximately 50 new condominium suites will become available for sale, taking the total unit count in the tower to 985. The developers are confident that despite boasting Toronto’s highest number of suites in a single tower, there remains a strong appetite among condo buyers for units at Aura. Aura was designed by Toronto-based architect Barry Graziani, of Graziani + Corazza Architects, and was launched in 2008. Construction on the development, which now stands at more than 1.3 million square feet, was started in the spring of 2010, while the site includes more than 180,000 square feet of prime retail space at the podium levels, plus additional recreational spaces. The retail is expected to open later this fall, with the initial residential occupancies at Aura commencing thereafter. Beyond the creation of a new, dynamic retail strip along Yonge Street, the development will also provide direct connections below ground to the TTC Yonge Subway line, as well as future connection to an expanded PATH system. The Committee of Adjustment decision follows a lengthy period of consultation between Canderel, Ward 27 Councillor Kristyn Wong-Tam and City of Toronto planning staff, local residents and business associations and individual neighbours. “These discussions with various stakeholders were always guided by Canderel’s commitment to ensure that Aura benefitted not only its purchasers and commercial tenants, but the surrounding neighbourhood,” says Dhanji.

  13. The black mats at one time were actually made from old recycled tires that were matted together. Most of the new mats are made of intertwined steel cable wiring. Mats are used to cover areas that are blasted in the bedrock. The mats keep the rock fragments from flying into the air when the blasting occurs. Usually the mats are held down with the digger buckets pressing down on them as the charge is fired. However some of the none descript and ugly buildings have no real value, in my humble opinion. The old Bell Canada building, the old RBC the Sunlife bldg should be untouchable!!

Ils veulent y construire un immeuble de copropriétés et un grand restaurant de sport. Le terrain fait 32 000 pieds carrés, soit l'équivalent d'un demi terrain de soccer. Carttera et Broccolini ont donc payé 441 $ le pied carré. «Ce n'est pas donné, mais c'est un site stratégique, avec une importante densité permise par la Ville de Montréal», dit Pierre Laliberté, consultant à la firme d'évaluateurs immobiliers Altus. Les nouveaux propriétaires n'ont pas voulu donner de détails quand à leurs intentions pour le site. Selon nos informations, cependant, ils souhaitent y construire une tour de copropriétés, avec un grand restaurant axé sur le sport au rez-de-chaussée, devant l’entrée du Centre Bell. Le projet pourrait aussi inclure une partie d’espaces de bureaux. Prix d'acquisition: 28 millions de dollars. C'est seulement 197 $ le pied carré, moins de la moitié du prix payé par Carttera et Broccolini pour les lots face au Centre Bell. Bref, beaucoup d'inconnus subsistent quant à ce projet. En juin 2011, le Fonds immobilier de solidarité FTQ a acheté un stationnement face à la Caisse de dépôt et placement du Québec, rue Viger Ouest. Le Fonds veut y construire un immeuble de copropriétés, avec des espaces pour le commerce de détail au rez-de-chaussée. Avec Jean-François Breton (copropriétaire de Devimco), la Corporation financière Champlain et la famille Beaudoin-Bombardier, le Fonds a aussi mis la main sur l'immeuble d'Ogilvy, rue Sainte-Catherine Ouest, en juillet 2010. Les partenaires ont revendu l'édifice à la famille Weston un an plus tard. Ils ont cependant gardé le stationnement du magasin, où ils veulent notamment construire un «mail urbain».   17. Hi guys, Is this a new project?? This is where the Horizions mills and Robin Hood Multifoods. Total 484 condo units 70 social housing units 44 meters height (12 to 13 stories) I figure at least 3 to 4 buildings. If it is new the moderators can change the name of the thread once the name is announced.   20. Mtlrdp.... don't forget that this won't be built without a 10 to 20 year lease deal and who knows maybe Westcliff will sell the building outright to Rio Tinto. These are people that have been in the business for decades. If they were careless the site would have been built 20 years ago. Minimal risk for Westcliff involved here. At least that is my feeling. What do you think Habsfan, Gilbert, anyone in the realestate business????
  21. Let's be patient. Is anyone 100% sure that this is the final design that has been chosen? Maybe it's a trial balloon, Westcliff wanted some reaction from the people at the conference. It does not make sense that the drawing exists and that it is nowhere to be found in the Westcliff site or Rio Tinto. Of course Rosey and Russell saw the proposed tower in a brochure at a conference. But this does not mean that it is the final rendering. At least I hope not!!! So we shouldn't get our shorts in a knot and wait for the official announcement and launch before we get too excited. By the way I personally find the building very acceptable. We should not only judge on height but quality of construction and how it fits in with the surrounding buildings. Does anybody think that La Caisse du Depot building is crap at only 13 floors? No, it is often sited as a top notch building by the industry. Would you be more excited by a 50 floor building that has no quality and overwhelms the surroundings. Don't forget I am sure that developers also don't want to take away from the majesty of the Stock Exchange tower of Place Victoria. Would something like this make you happier???? :confused:
  22. Luc Poirier reminds me of Robert Campeau. Campeau had a $750 million project for Blue Bonnets which included a covered racetrack , hotels, apartment towers and a 75 story office tower. He went on to buy Bloomingdales and was to bring it to Montreal...Never happened... drove into bankruptcy. It'll never happen with Poirier either. However his Griffintown - Griffix-20, Candiac/Delson - Condo Oasis Boisbriand - Townhouse Boisbriand Trois-Rivières sur St-Laurent Varennes - Eau Boisé Varennes Mirabel - 200 + unité seem to be proceeding, cash or at least some big credit is being used..WTF??   24. Tunnel centre-ville : un projet de tunnel entre la Rive-Sud et l'Île Notre-Dame 30 novembre 2011 Rédaction Ce mercredi, l’entrepreneur Luc Poirier expliquait son projet de tunnel. Investissement Luc Poirier propose la construction d'un nouveau tunnel entre la Rive-Sud de Montréal et l'Île Notre-Dame. Réalisé entièrement avec des capitaux privés, le projet permettrait de relier l'autoroute 132, à la hauteur de Saint-Lambert, au pont de la Concorde. Selon l'entrepreneur, ce tunnel pourrait être réalisé en moins de deux ans lorsque les autorisations gouvernementales auront été obtenues. Une étude de préfaisabilité réalisée par la firme d'ingénierie Dessau confirmant la viabilité de son projet, Luc Poirier propose une structure composée de deux tunnels indépendants reliés à quatre bretelles du côté de la Rive-Sud. Des pistes cyclables et piétonnières de même qu'une passerelle enjambant l'autoroute 132 sont également envisagés afin de promouvoir le déplacement actif. S'il n'a pas voulu s'avancer en ce qui a trait aux coûts liés à son projet, le promoteur croit que le Tunnel centre-ville pourrait atteindre, dès sa troisième année d'opération, un achalandage quotidien de 25 000 véhicules, dont 5 000 aux périodes de pointe. :stirthepot::stirthepot:
  25. 29 novembre 2011 Communiqué Le futur Centre de transport Stinson de la STM La construction du Centre de transport Stinson a été annoncée hier. Situé dans l'arrondissement de Saint-Laurent, en bordure des rues Stinson et Montpellier, ce bâtiment de deux étages, d'une superficie totale de plancher de 38 400 mètres carrés, abritera 300 bus, soit 200 réguliers et 100 articulés. Certains aménagements de base seront prévus de façon à accueillir éventuellement des véhicules électriques. La STM compte mettre tout en œuvre pour que ce nouveau bâtiment reçoive la certification LEED OR (Leadership in Energy and Environmental Design). Ce serait alors le premier centre de transport LEED OR au Canada. Intégration des principes de développement durable Pour obtenir la certification LEED, la STM doit non seulement minimiser les impacts du projet au niveau de l'environnement, mais également assurer une gestion efficace des ressources. Elle doit se préoccuper de la qualité de vie des résidents du secteur, par exemple, en contrôlant les eaux de surface, boues et poussières pendant le chantier. Les matériaux utilisés seront de provenance régionale dans la mesure du possible. La circulation des véhicules se fera majoritairement à l'intérieur du centre, ce qui va être moins incommodant pour les résidents. Des espaces verts et boisés seront aménagés sur le terrain pour contribuer à sa mise en valeur et à la réduction des îlots de chaleur. Un système permettra de récupérer une partie des eaux de lavage et de pluie. Le toit végétal couvrira une surface équivalant à un terrain et demi de football, soit environ 25 % de sa surface totale. Une attention particulière sera apportée à l'éclairage extérieur afin de limiter sa projection au site même. La performance énergétique sera optimisée de façon à récupérer près de 85 % de la chaleur lors des périodes froides. Ouverture à l'automne 2013
