  1. they have given approval for demo but no plans have been submitted to the city for the replacement structure... hmmm.. seems like a Drapeau-Dore situation: the building will be torn down and nothing will get built in its place for 20 years. The city still hasn't learned its lessons. Bravo.
  2. I always thought that it was a shortsighted mistake for the city to allow that Bureau en Gros to be built there as well... a big box store there?? I mean, talk about straying from the plan d'urbanism. And it is the same exact design that you see all over the suburbs... But, that means that t is an easy tear down in the future.

  4. A view of the highway is not so terrible. A LOT of luxury apartment buildings and condos in Manhattan have views of the West Side Highway on the west and the FDR in the East River. It is all part of living in the city center.

  6. It is a beauty at 50. I don't know why they don't make this project a mixed-use development. Say, make the smaller building a hotel and build a taller office portion instead of 2 office projects of 33 and 15 floors.
  7. my guess it is the subterranean pumping station for the fountains. As for that row of buildings on Ste Cath... if you look closely, none of them really are worth saving; they are pretty dumpy with no architectural/ quality merits. There is one greystone in the middle but not really a gem worth preserving. This area clearly has a much grandeur future vocation.
  8. you never know... an anchor tenant could very easily change the height of this tower.. not to mention, I have read on the Magil site that 701 can be built to a company's specific requirements.

With all this talk about Marriott and the branding of this hotel, I wonder of this will be Marriott's new brand "EDITION" that they are launching with hotelier Ian Schrager of the Delano (Miami), Mondrian (Los Angeles), Morgans (NYC) hotels fame. If so, this will be pretty cool.   10. boy, is that a shot of 21st century or what? It really livens up that part of Sherbrooke street that has always been rough around the edges. Don't even talk to me about the height. Just what that strip needed.

    It's not bad but 3 floors is the problem. In a city like Montreal we should be aiming for 4-6 on these small projects. This isn't Joliette.
  12. I think they are missing the point of building taller - which has been mentionned earlier - skyline views from the top floors which would garner higher prices. Plus, why not design a wedding-cake building with the top half setback at around the 28 floor??
  13. Exactly... the city has allowed so many of its very very few 200m+ lots to be built on with much smaller projects. In fact, we are running out of 200m+ spots and indeed the best sites are already gone. I am surprised that the city doesn't try to get developers to use their "air rights" I mean, come on, why not suggest a taller building on this site. That said, what is with 28 storey projects. I am so sick of this height. It seems that every project is either 27, 28 floors. WTF?? Add Homburg's 25 storey twins over Central Station.... Ugh.
  14. It's really amazing how far that whole area has come even in the past 6-7 years. Wow! I can remember in the late 1990's how depressing it used be around there. Empty buildings, empty lots, nothing going on. Finally Old Montreal and the area just north have found new life.
  15. Why does it have to "fit" so -to-speak. And what does that really mean? I mean, could you imagine if we said that when PVM or Place Victoria or CIBC were being planned?? In the context of a big metropolis, there is not place for it doesn't "fit" thinking. Montreal has always been avant-garde and this is fitting that perception. PVM was avant garde in its time. I don't agree with this idea of conformity, that everything needs to look similar. That translates into BORING. This is similar thinking in the NIMBY handbook that everything HAS to be contextual. To a certain extent, yes, but to limit creative architecture is the silliest thing I have ever hear.
  16. That is a lot of work if it is a joke. My fingers are crossed for this one: I mean, this is by far the most interesting piece of architecture we have seen in Montreal since IBM. Boy, would it ever inject new life into that area. It is much needed.
  17. Wow... CIBC is hot! The best building in town..classic big business skyscraper of the 1950's. 1100 R-L is my favorite site and one of my least favorite buildings. What a disappointing building on the most prestigious corner in town. It deserves to be the best address in the city and in the country.
  18. Say what you will about this project (400 Sherbrooke) but I think it looks great! It is in fact, just the right quality for that part of town. It is essentially part of the hotel row adjacent to the Quartier des Spectacles. The height alone will transcend the quality; as I always say, it is a certain height that adds grandeur to the streetscape. Just look at the development at the south-east corner of Bleury and Sherbrooke - 3 storeys? Can you get anything more provincial looking?? The cheap materials make it even worse. As for the comment about parking lots... we fared pretty well though much of the Victorian city was destroyed in the 1970's mostly. As more and more get developed, I am hoping some of the atrocities from the 1970's (Union and deMaisonneuve / President Kennedy area) get re-developed. That area is too prime and the street names far too prestigious to have those awful suburban-style office buildings on them.
  19. this is not so out of the ordinary. most city blocks are composed of multiple lots and owners are " as of right" to build on them what they wish according to zoning regulations; most city blocks have buildings of varying sizes built right against each other. Mega blocks are a concept of the 1960's.

  21. I think that is has grown better looking over the years. That style can certainly be more appreciated. They have done a good job using lighting at night to make it look quite impressive. It was built as Canada's Convention center/ meeting hotel.
  22. PVM does not look particularly clean - it looks very dirty and the grills on the top of the west facade are badly bent and possibly rusted. It needs to be freshened up with a good cleaning.
