  1. Anyone know what current retail rents are around Ste Catherine and Peel?
  2. Vandalism. They are going to ruin this building. We are going to look back in 20 years and wonder what were they thinking?! This is the kind of project that I am surprised and shocked that there is NO opposition or criticism of. There are much better ways to enlarge the hotel. This is NOT one of them.
  3. If I were Westcliff, I would be embarrased to put that up; That post-modern design is almost 20 years old now. Frankly, it wasn't nice then and it certianly isn't now. They HAVE to re-design it.
  4. That really freshens up that part of town. WOW! Although not a fan of cheap quality material such as prefab concrete, the type of project that it is does dictate a stone finish as such. (ie: A Hilton Garden Inn) I think judgement should be reserved for the final product.
  5. well, we don't know what Square Phillips is going to look like... I am critical of the emplacement and the scheme for the site. Building a class A office building in the surrounded by smaller, odd collection of nondescript blgs is well, odd and shortsighted. The rendition is also a square box. Montreal needs to mix it up a bit with original design. As for port Royal, yes it is huge but it is a brilliant example of mid-century architecture. My favorite buildings are CIL House (Telus) by Gordon Bunshaft who did the Lever House in NYC and CIBC by Peter Dickinson, as I am a huge fan of international style.
  6. I do get a sense though that people are staring to think with some ambition and grandeur ... quartier des spectacles, musee d'art moderne for the old port... so, here's hoping that starchitects are coming...
  7. I'm not saying that we can't ever use local architects but with the exception to KPF in 1988-1992 for 1250 RL, the last 30 years has only been local architects. Architecture and the use of star-chitects is a HUGE marketing tool. Not just for corporations but also tourists. Did anyone ever really hear of Bilbao bf they built the Guggeheim? It got and continues to get that city so much global attention. I would LOVE to see Jean Nouvel do a new Salle Symphonique. People will travel to cities just to see these guys' work.
  8. Great project. Finally getting something on that lot. I actually think the Nimby's did a disservice to themselves complaining about 10 vs 12 stories. Firstly, are you kidding? There is no difference btw 10 and 12. Secondly if they hate the Port Royal so much, they should have aimed to get something 15 or 18 stories on the site in order to camouflage to Port Royal and better integrate it in the surroundings. As such, it now continues to stick out like a sore thumb in their view. I actually like the Port Royal. Beautiful mid-century design. Gets better with age like so many do. Also, it is a very glamourous building and the apartments are like those in Westmount Square. At least be glad it is not in white painted brick like so many in Manhattan from the same period.
  9. It is a beautiful building and an exceptional example of mid-century modern. I know that the lot cannot be developed as anything other than a park/square even if they were to demolish it. Perhaps Musee D'Art Contemporain can use it as an annex exhibition space. So much of their vast holdings are in storage. It would be great to have them curate revolving shows. The dome could be used to exhibit large scale sculptures. This reminds me of the debate in New York about the white marble Edward Durrell Stone building on Columbus Circle also a mid-century design. Small site, unique building. Nobody knew what to re-use it as. Trump wanted to demolish it and build a condo tower. It is becoming the decorative arts museum though with alterations to the facade.
  10. When I think about the immediate surroundings... Dominion Square Building, Windsor Hotel, even the Castle Building (coin Stanley) and the Building on the North west corner of Peel/Ste Catherine, they are all beautiful masonery buildings that have a certain volume and presence. The block deserves something at least in the same spirit and scale. This is an incredibly prestigious site.
  11. That still doesn't explain a poor design. Which is the basis of my criticism. Have you seen the hodge-podge of buildings that line the streets of this block? Junk. At least have the vision to assemble as many parcels as you can over a period of time. That is what all the great developers have and continue to do. You don't build an important office building in the center of a block surrounded by little insignificant buildings. As for floorplates: There are no tenants in Montreal that need such massive floorplate. Morgan Stanley, Bear Sterns and other investment banks need that. As for zoning/height limits: Always negociable. No height limit is set in stone. We;re not talking 60 storeys. Furthermore, this is R-L blvd. One of the only places in Montreal where height could be negociated. Instead of always focusing on size and height in Montreal, we should be challenging developers and architects to pursue design and aesthetics, the use of quality materials to inspire innovating and exciting architecture. In all the cities I have worked in I have never seen such a small-time, provincial mentality when it comes to development.
  12. It's poorly proportioned and does not fit the scale of the neighborhood. On a lot surrounded by grand old masonery buildings this project looks lost and out of place. It is sad that with all the incredible architects and innovative design and planning going on in the major cities of the world, Montreal gets these sad little, irrelevant buildings especially in such an incredible part of the city. And that no developer has the vision or ambition enough to think outside the box.

  14. This project is a mess. Another mediocre development at best. No vision with some of these developers. The surrounding buildings are some for the most part a collection of garbage buildings. Bric-a-brac. if they had any vision they would hold off the purchase the properties along R-L at least. At 900,000 sf a slender and elegant 40 storey building could be built. This looks like something left over from the early 90's that was pieced together without much thought. Another stumpy, ugly, and uninspiring project to join the list: 1100 R-L Bell/Banque Nationale Cite International II 701 St Jacques
