I went by the Lowney sales office this evening to see how things were going for the phase 9 presale on Saturday. We talked about the Seville and they told me already 700 forms were filed at the Seville sales office to participate in the draw. Seems the increase in price did not push away to many clients!

From the newsletter they send to all that have registered on their web site, there were almost 1,500 people participating to the draw. The actual draw was live online!!!

They chose 200 numbers for the 115 units... So I guess one doesn't have to pass by the Séville today to see that it will be sold out at the end of the day. It's a good thing there's no more line up at the door cause some would have thought it was the Santa Clause Parade starting at Lambert-Closse instead of Fort Street. With today's weather, many must be happy they don't have to line up, but I wouldn't be surprised they still do, even with a selected number in their mittens!

 

Guess many will be waiting for phase 3, the last at Séville. I also bet the prices will again be higher with no effect on sales because the third phase, the 20 stories one, will probably be the most popular of the three.

 

I like the project and what it will be doing for that area of downtown, but I still prefer living at the Lowney in Griffintown. It usually takes some time before you see other projects appearing after a developers success. Still, I hope to see more projects sooner than usual in that area. It would be so nice to have an uninterrupted walk between Concordia and Westmount. I've always felt that the Seville area was a frontier, a scar, separating the downtown commoners from the Westmount elite. For the good of Montreal, I would really like to feel the continuity between the two. For the education of Westounters, they could benefit to come see how us commoners live

L'intérêt des acheteurs pour Le Séville ne se dément pas: la totalité des 117 unités de la phase 2 ont trouvé preneur en moins de cinq heures samedi dernier.

 

La mise en vente de la première phase avait causé tout un émoi l'été dernier. Des centaines de personnes avaient fait la file pendant des heures dans l'espoir d'acquérir un appartement, et la police avait même dû intervenir tellement les esprits s'étaient échauffés.

 

Cette fois, Prével a organisé un tirage au sort parmi les 1493 personnes intéressées au projet. Le promoteur en a convoqué 200 samedi à son bureau des ventes, et toutes les unités disponibles ont été réservées en un seul après-midi.

 

«Les gens ont été satisfaits de la façon dont ça s'est passé, ils n'ont pas eu besoin d'arriver très tôt comme la première fois », a indiqué Laurence Vincent, vice-présidente au marketing chez Prével.

 

Le projet, situé à deux pas de l'ancien Forum dans l'ouest du centre-ville, permettra de revitaliser un secteur qui tombe en décrépitude depuis la fermeture de l'ancien théâtre Séville il y a 25 ans.

 

Le complexe comprendra deux tours de 11 étages - déjà vendues- et une troisième de 20 étages, qui comptera 200 unités d'habitation.

 

Les architectes de Prével commenceront à tabler sur cette troisième phase dès cette semaine. La mise en vente devrait avoir lieu en mars prochain.

 

Les 117 appartements de la phase 2 se détaillaient entre 163 000$ et 450 000$ avant les taxes. « À notre grande surprise, les grandes unités se sont envolées en premier », a observé Laurence Vincent.

 

Le projet, réalisé en collaboration avec la firme Claridge de la famille Bronfman, est évalué au total à plus de 100 millions de dollars.

 

Une fois complété, le Séville comptera 450 appartements en copropriété.

Il y a toujours une augmentation d'au moins 5% entre les phases d'un projet, et vu le succès monstre du Seville, le promoteur s'est permit d'augmenter de 10%.

 

Il va sans doute y avoir une autre augmentation pour la phase 3, la phase 2 s'est vendue en 1 journée et près de 1500 personnes ont démontré de l'intérêt pour les 117 condos. Sans cacher que la phase 3 est la plus alléchante avec ses 20 étages.

Now is there any chance the third phase can see a few more floors added (assuming no issues with city bylaws) or is the process already too far advanced?

^No - there can be no changes. Especially since this project had to pass public consultation which reduced the height from 25 storeys to 20 storeys.

Sadly no, the best case scenario is if the developer build more phases somewhere else nearby.

Un autre cas d'obsession anti-hauteur de certains intégristes dans notre ville. Putain que c'est pathétique! C'est quoi la différence entre 20 et 25 étages? 3 minutes d'ensoleillement?
