Bordel, mais c'est quoi le problème avec laisser les gens choisir leur école? Si le français est enseigné à un haut standard dans une école anglophone, est-ce que le français en souffre? Ben non! Au contraire! Nous avons ici des institutions anglophones... ces écoles anglaises. Et on apprend aux jeunes le français via les cours de français. C'est quoi le problème? Le jeune qui sors de là sait parler le français, parfois mieux que le jeune qui va à l'école francophone! Qu'un enfant apprend le français via une école francophone ou anglophone... c'est quoi l'importance? Tant que le jeune maîtrise le français et est capable de s'intégrer dans la société d'ici - tout est correct. Je suis 100% pour la protection du français, mais sacrifier des libertés pour ne rien changer, c'est absurde. I went to an english elementary (Saint-Lambert Elementary), an english high school (MCHS) and english CEGEPs (Dawson, Champlain) and my french is good. I don't know one person i went to elementary with, not one, that doesn't have an excellent spoken and written french. I support Bill 101 because it actually does something. It maintains a level of french in society. It makes sure that french doesn't disappear. But Bill 104? Pure silliness. French is already taught in english schools... it's a requirement, making bill 104 utterly pointless. Bravo à l'élimination de cette loi complètement stupide. -

QUOI?! Mais ils sont fou... on parle de donner la liberte a la population.. et ces extremistes la, qui se disent en faveur de la "liberte", veulent le contrer?! -
J'aurais jamais du citer l'expropriation... ça ne fais que porter à confusion. Bref, l'essentiel de mon message est que tous les mesures possibles et légales devraient êtres prises pour encourager le dévelopement de qualité à Montréal.

Forgive me for answering in english but i don't have the patience to do accents right now, in a bit of a hurry. I'm not suggesting the land be expropriated for other private uses. Citing expropriation is not a comparison but rather an example of positive intervention given the relevant circumstances. A similar intervention has to be done in the cases of stubborn land owners not yielding. It can take the form of higher taxes, partnerships like you describe, or other incentives. But again, the bottom line is, development has to be encouraged... not scared off by the likes of the OCPM and other bullshit.

Internationalx: so you support expropriation (in certain cases) but you're opposed to better zoning and tougher laws against surface parking lots in downtown..? The bottom line here is something i think we can all agree on: If there are people interested in building towers in Montreal, they shouldn't have to fight tooth and nail in order to do so. On the contrary, there should be incentives. Just look at all this business with public consultations and exceptions. Every building that's gone up in Montreal lately has had to fight to obtain modifications to the zoning to permit them to go up. Roc Fleuri, Louis Boheme, MacKay... we have to be vigilant and make sure quality products are offered, but at the same time we can't be so restrictive that nobody wants to come build here. A healthy balance is in order, one that is sorely lacking, but i digress...

Tax the hell out of surface parking lots... ...and give tax credits to multi-floor parking complexes incorporated in buildings and/or underground parking. Expropriation happens all the time with highway construction and other things.. i don't see why parking lots couldn't give way to other things. A large monetary compensation puts bread on the table as well. The rules ought to be clear and simple : develop your land, or sell it to someone who will. Parking garages and underground parking, sure thing. But surface parking lots in downtown gotta go.

I'm afraid your concepts of "free society" are a bit exaggerated here, gentlemen. Owning land does not entitle you to do whatever you want with it. You can't go about building a nuclear reactor just because it's a free society, and you can't let your inner-city lot become derelict and dangerous either. There are rules. And when it comes to parking lots, tougher rules should be enacted.

Tant mieux. Bonne décision. Les jeunes devraient avoir le droit d'apprendre dans la langue de leur choix. Tant que les cours de français dans les écoles anglophones sont adéquats et produisent des jeunes capable de bien communiquer en français, je suis heureux. -
Je préfère un terrain de soccer en conjonction avec un immeuble de qualité qu'un terrain vacant... ...surtout sachant qu'éventuellement un jour, le terrain en question va être en forte demande. Fort probablement le terrain de soccer cèdera sa place à un autre édifice de l'ÉTS ou quelque chose du genre. À mon avis il y a des fortes chances que ce terrain de soccer n'existera pas pour plus de 5-10 ans. Je pense vraiment que c'est temporaire. Entre temps ça fait du vert, c'est toujours bien, et les étudiants de l'ETS seront heureux..

Quelqu'un sait quelque chose à propos de l'hauteur? 31 étages de mixte, ça joue entre 90m et 110m... mais ça peut aller à 80m ou 130m aussi, tout dépend.

I thought there were laws that could prevent parking lot owners from holding on to their land. The city should enact some laws to force owners of parking lots to: a. sell their land to prospective developers if a project is approved by the city b. have them develop the land themselves according to certain guidelines Irresponsible indeed.

Bonjour, Bumbaru est con. Les maisons en pierre grises étaient sauvées dans le projet. Ils auraient du l'accepter. Rejeter une tour dans le centre-ville... wtf? Merci. (Humour à part, Gilbert a raison. On est sur un forum de discussion. Qui sommes nous pour empêcher les gens de s'exprimer? Fatiguant ou pas, c'est leur droit. )

Also, about saying that this tower would be directly surrounded by 7 storey buildings... so what? Isn't there a 0 storey vacant lot/parking lot just across from the 1000 de la Gauchetière? The 1250 R-L too! Plus, there are 40-storey+ buildings not too far from the proposed site. Since when did homogeneous uniformity become the desired norm for city-building?

Les gens qui étaient contre le projet, dès le départ, qui ont lancé des critiques très mal déguisés en questions : Le personnel présent du OCPM. Même Dinu Bumbaru semblait plus en faveur du projet que le monsieur de l'OCPM qui était là. Ce monsieur là (son nom m'échappe) ne semblait pas comprendre ce que l'architecte et la ville expliquait. Allez lire tout ça sur le site de l'OCPM si vous ne me croyez pas! Il posait des questions comme "Pourquoi est-ce que c'est vraiment nécessaire de construire en hauteur là?" et ensuite le monsieur de la ville répondait et montrait des trucs.

La limite d'hauteur est de 232.5m, donc c'est tout à fait possible d'avoir cette tour sans dépasser la fameuse limite. Le sol est plutôt bas à cet endroit donc je crois que c'est correct. Le seul vrai problème... zonage 120m, malheureusement. Par contre, ce segment de zonage 120m est tout prêt d'une zone de 200m+. Mais faire une dérogation comme ça... quand le MacKay n'a pas été capable pour une histoire de quelques mètres à peine... je ne pense pas. Belle tour par contre! Et si on pouvait l'avoir, même en réduit, oh que ça serait beau! The arrogance of these people is astounding. They declare themselves watchdogs, as if they have some superior knowledge and understanding of issues... as if they know better than the democratically elected government, chosen by the people. This is the ultimate height of arrogance. Who do they think they are? I scoff at them, and i scoff at Dinu Bumbaru. In a battle of urban planning wits i would beat him every time. Not because i have a gifted understanding of urban issues, but simply because he has a perverted backwards-thinking view that defies all established logic and reasoning. -
