New waterpark planned near Montreal Montreal will soon have a new attraction to talk about, as developers prepare to break ground on a new waterpark and leisure facility in the municipality of Sainte-Adèle. Planned to open in September 2016, the La Rolland project will take up 84ha of land. It will offer 60,000sq.m of accommodations for short stays and 24,000sq.m of facilities dedicated to leisure and sports activities as well as catering and an indoor tropical waterpark. La Rolland is currently in development by Jamco Ventures and its international team. M2Leisure is the overall project consultant for the development and operations of this new family oriented resort destination. M2Leisure's program for La Rolland includes 800 lodging units, providing an offering for short breaks and holidays. The facilities consist of a three-pavilion village centre featuring an iconic indoor waterpark set at 29 degrees Celsius 365 days a year; a sports and leisure centre; shopping; restaurants and more. The project is in line with the latest leisure market trends, according to M2Leisure, showing a growing preference for family oriented and proximity-based resort destinations, accessible near major urban centres. According to Forbes magazine, the Montreal-based real-estate developer and businessman was one of the richest Canadians with an estimated worth of $3.1 billion. He also was one of the most generous, contributing more than $100 million to philanthropic causes around the world, many of them in the fields of medical research, education and the arts. “It’s a great loss,” said Susan Laxer, president of local Jewish organization Federation CJA. “He literally changed the landscape in Israel with his office towers and architecture, and with his philanthropy, he touched many parts of our society and community. Through his legacy, he’ll continue to touch the lives of many people.” Norma Joseph, professor of religion and associate-director of the Azrieli Institute of Israel Studies at Concordia University, described him as “a formidable person, very strong-minded. And he used his mind for a wonderful vision of community and building.” The institute got its start in 2011 with funding provided by the family foundation, “but he did more than give money. He also gave his personal time and effort,” Joseph said. Born into a Jewish family in Poland, Azrieli escaped ahead of the Nazi occupation and kept moving, winding up in British Mandate Palestine in 1942. He studied architecture at Technion-Israel Institute of Technology and fought in Israel’s war of independence before settling in Canada in 1954. In a rare 1973 interview with the Montreal Star, he said he arrived here with no family connections and “literally, penniless.” “Nobody gave me anything,” he said. After earning a Bachelor of Arts degree from the Université de Montréal and working at a number of jobs, he had enough saved for his first solo project in 1957, construction of four duplexes on vacant lots he purchased in Ville D’Anjou. It was the start of a real-estate juggernaut that would eventually include thousands of apartment units, office buildings and shopping centres in Canada, the U.S. and Israel. Among his local holdings is the downtown Dominion Square Building housing The Gazette, acquired for $78.25 million in 2005, and the Sofitel Hotel. The Azrieli Group also held interests in companies active in the fields of energy, water and finance. He remained its chairman until last week when daughter Danna succeeded him, a move prompted by his medical condition. A sometimes controversial figure, Azrieli made headlines in the 1970s when he razed the former Van Horne Mansion on Sherbrooke St. and erected a 17-storey office tower on the site. In 1984, he sued The Gazette for libel over an editorial about a local development, but lost. “From the times of the pyramids to those of the skyscrapers, the works of architects and builders have been monuments to their glory or to their shame,” Superior Court Judge Paul Reeves said. “They build before the public eye and the public rightfully says whether it likes or dislikes what it sees.” In his later years, Azrieli split his residency between Israel and Westmount. “I have two homelands,” he once said, “two places that I love and where I have been blessed to do what I love best.” Active in and supportive of Jewish causes throughout his lifetime, he served as president of the Canadian Zionist Federation and in 2008 authored a book called Rekindling the Torch: The Story of Canadian Zionism, which told the story of the contribution of Canadian Jews and non-Jews to establishment of the state of Israel and their continuing support for the country. He also made Holocaust remembrance a personal crusade after it took from him two siblings and both parents. “This is my vision, to be able to use the tangible rewards of my career in building and construction to create a legacy for education and educational institutions in both of my homelands,” he said. A recipient of the Order of Canada, Azrieli also was a “chevalier” of the Ordre National du Québec. Married for 57 years to Stephanie Lefcort, he had four children: Rafael, Sharon, Naomi and Danna.   7. After 57 years, it's bye-bye Ben's Sandwich shop is toast. Montreal landmark closed in December and now faces the wrecker's ball MARY LAMEY, The Gazette Published: Saturday, May 12, 2007 Ben's Restaurant, a Montreal landmark closed in December after a lengthy labour dispute, has been sold and will face the wrecker's ball. SIDEV Realty Corp. has purchased the three-storey building at the corner of Metcalfe St. and de Maisonneuve Blvd., from the Kravitz family. The deal is expected to close on June 18. The purchase price has not been disclosed. SIDEV plans to demolish the building and is examining various options for redeveloping the 6,000-square-foot site. One option would be to build a 12- to-15-storey boutique hotel with retail space on the lower floors, or condominiums, said SIDEV president Sam Benatar, who began discussions with the Kravitz family several months ago. "It's a very small site, but what an incredible location," Benatar said. His firm is also open to working with the Hines-SITQ partnership, which is planning a 28-storey office tower on the lot immediately east of Ben's. SIDEV has been in touch with the SITQ and expects to meet with the real estate development arm of the Caisse de depot et placement du Quebec to see whether they can work together. His firm is not planning to sell the land, Benatar said firmly. "We did not buy in order to sell, but we are open to discussing all possibilities." A spokesman for the SITQ said he was unaware of the transaction and doubted the developer would alter its project to incorporate the Ben's property. "We are moving ahead with the project we presented publicly last October," said Jacques-Andre Charland, the SITQ's director of public affairs. The Texas-based Hines Group purchased the parking lot immediately east of Ben's in 2004. It partnered with the SITQ, a major landlord, to build the $150-million project that was to virtually wrap around the restaurant, one of the last three-storey structures along the canyon of office towers on De Maisonneuve Blvd. W. Hines has said publicly that it had hoped to strike a deal to acquire the neighbouring land, too. The Kravitz family has vehemently denied that it was ever approached about selling. The family could not be reached for comment yesterday. Ben Kravitz opened a deli offering smoked meat on St. Lawrence Blvd. in 1908. The Metcalfe St. eatery, with its wrap-around illuminated sign, opened in 1950. The current municipal tax roll pegs the property's value at $2.62 million, including $1.96 million for the land and $660,700 for the building. "There's no question of leaving the building in place. It isn't worth anything," Benatar said. SIDEV owns and manages large office and commercial properties around Montreal, including the Gordon Brown building at 400 de Maisonneuve Blvd. W. in the fur district, the jewellery business hub at 620 Cathcart St. and a Chabanel district property at 9250 Park Ave. It is also moving ahead with a plan to demolish the Spectrum and build a $120-million retail and office project at the southeast corner of Bleury and Ste. Catherine Sts.

Close-knit South American family has played major role in her success, student says SHANNON PROUDFOOT, Canwest News Service Published: 8 hours ago The odds of celebrating a university graduation vary widely for young adults in Canada, largely depending on where their parents were born, according to a new study from Statistics Canada. The children of immigrants are more likely to toss a graduation cap in the air than their peers with Canadian-born parents. However, the children of Chinese immigrants are almost three times more likely to graduate from university than those of Latin American immigrants, the report finds, at 70 per cent compared to 24 per cent. By comparison, about 28 per cent of the children of Canadian-born parents get university degrees. Children of Indian parents and those from other Asian countries and Africa have graduation rates above 50 per cent, while about 25 per cent of children with parents from European countries like Germany, Portugal and the Netherlands get degrees. "The children of almost all immigrant groups have either similar or higher university completion rates than the children of Canadian-born parents," says Teresa Abada, an assistant professor of sociology at the University of Western Ontario who conducted the study for Statistics Canada. Some of this can be explained by the fact immigrant parents are more likely to have university educations themselves and to live in big cities, she said, and those characteristics are associated with higher university graduation rates for their children. But even taking those factors into account, the children of immigrants - especially those from China or India - still fare better than others in education, Abada said. The scope of this study didn't allow researchers to discover why this might be, but similar research in the U.S. "suggests a sense of obligation to one's parents to do well academically" is at work, she said. University of Calgary students' union president Dalmy Baez says her close-knit South American family has played a major role in her success at school, whether it was 2 a.m. trips to photocopy campaign posters or cheering from the sidelines at debates and sporting events. Her Chilean mother and Paraguayan father met in Montreal after both immigrated to Canada and later moved to Calgary to raise Baez, 21, and her three siblings. Two of the Baez children attended university and two didn't, she said, though all have enjoyed success in their own fields. "I wasn't really sure if I was going to go to university," she said. "The second I started showing interest in school and subjects, they both became incredibly supportive and encouraging." Baez expects to graduate with a degree in political science and a minor in communications this spring and says she'll likely pursue a career in politics afterward. She and her siblings share a house in Calgary that they bought with their parents' help and now pay the mortgage on. A shortage of funds for post-secondary school can be a major barrier for the children of immigrants, Baez said, but for her parents it was crucial that their children get the most out of the life they built in Canada. "Our parents wanted us to take advantage of the opportunities we had here and they certainly weren't going to let us get away with not," she said.

Immigrants pass Toronto to follow money West, study finds MARINA JIMENEZ From Thursday's Globe and Mail September 4, 2008 at 4:50 AM EDT A new study shows immigrants earn more money in Calgary, Regina and Saskatoon than they do in Toronto, a significant trend that could help explain why the city's share of immigrants is steadily declining. While Toronto remains overwhelmingly the dominant hub for newcomers, its proportion of Canada's total annual immigrant intake dropped to nearly one-third in 2007 from half in 2001. In contrast, the numbers settling in western cities such as Calgary, Edmonton, Regina and Saskatoon have increased every year in the past five years. "This represents a significant shift in immigration patterns," said Jack Jedwab, executive director of the Association for Canadian Studies, which released the study on immigrant family income this week. "We think of Alberta and Saskatchewan as a place for internal migration, but now the West is drawing immigrants as well." graphic Immigrants often settle where family members live, but are also drawn by economic opportunities. The oil and natural-gas booms in Alberta and Saskatchewan have led to huge labour demands and a rise in wages as business owners struggle to fill jobs. In 2005, the average annual income for an immigrant family in Calgary was $102,118, which is $33,000 more than in Montreal, $22,000 more than in Vancouver and $12,000 more than in Toronto, according to the census data analyzed in Mr. Jedwab's paper. The average income was $92,932 in Regina and $91,356 in Saskatoon. Between 2001 and 2005, Saskatchewan moved from the bottom three provinces to the top three in terms of average income for immigrant families, behind Alberta and Ontario. The wage differential between non-immigrant families in Toronto - who earned on average $139,926 a year - and those born elsewhere was 55 per cent. In contrast, the gap narrows to 33 per cent in Calgary, where non-immigrant families earn on average $136,380, and 19 per cent in Edmonton. In Regina and Saskatoon, non-immigrant families actually earn 1 per cent less on average than their immigrant counterparts. The income gap reflects social mobility. "People are asking the question, 'How am I doing as an individual, and how am I doing compared to others?' " Mr. Jedwab said. For his study on family incomes, all foreign-born Canadians were considered immigrants. But more recent cohorts of arrivals show a similar trend. Their wages are substantially lower than for the overall immigrant population; however, they still fare much better economically in the West, as well as in some smaller Ontario cities such as Oshawa and Ottawa, than in Toronto, Vancouver and Montreal. For example, the average annual income for an immigrant family who settled in Calgary between 2001 and 2005 was $69,148. The only city where they earned more money was Sudbury, while in Toronto, the average annual family income was $57,239; in Vancouver $53,028; and in Montreal $45,435. Ottawa's goal has always been to disperse immigrants more evenly across the country and avoid concentrating too many new arrivals in Montreal, Toronto and Vancouver. In 2007, cities outside the "MTV" received nearly one in three of Canada's total 236,000 newcomers. This trend is healthy, said Myer Siemiatycki, a Ryerson University professor of immigration and settlement studies, although he noted that Toronto, Montreal and Vancouver still receive the lion's share of immigrants and Montreal has actually increased its share. Well-educated newcomers may be faring better in smaller cities such as Regina because there is less competition for high-paying jobs. "Saskatchewan traditionally had problems attracting high-end talent," Prof. Siemiatycki noted. As well, the economy is not as robust and dynamic in Toronto and Montreal as it has been in Alberta and, more recently, in Saskatchewan. Ratna Omidvar, executive director of the Maytree Foundation, a charity that aims to reduce poverty and inequality in Canada, said Toronto is still a huge draw, as are surrounding cities such as Brampton and Mississauga. "For sure, there are fewer immigrants coming to Toronto, but they are going to the outlying suburbs comprising the city region," she said.

New statistics from Citizenship and Immigration Canada suggests that mid-sized cities are beginning to attract an increasing number of immigrants due in large part to shifting economic and employment prospects. Government initiatives such as the provincial nominee program that allows provinces to select immigrants to fill specific labour needs; and the development of tools that help smaller centres draw and retain immigrants are some of the reasons attributed to his recent shift. In addition, a booming economy in Western Canada has lead to a surge of newcomers migrating to more rural areas thanks to the provincial nominee and family nominee programs enacted by the Government. The figures show the number of immigrants taking up residence in Toronto dropped to 87,136 last year from 99,293 a year earlier, a decline of roughly 12 per cent, while the number coming to Vancouver slipped to 32,920 from 36,273, a drop of just over nine per cent. Montreal was up slightly to 38,710 from 38,391. Meanwhile, Charlottetown was up 73 per cent to 801, Moncton 31 per cent to 343, Saskatoon 40 per cent to 1,618, Winnipeg 10 per cent to 8,472 and Red Deer 93 per cent to 567. It was a mixed picture in British Columbia's smaller centres, with gains in Kelowna, Chilliwack, Nanaimo and Victoria and declines in Kamloops, Abbotsford and Prince George. Despite these facts the preferred destination for the vast majority of immigrants are the larger cities, with 67 per cent of newcomers calling them home. The main reason for this is that larger cities tend to offer an established community of family and friends and a greater number of economic opportunities -- either low-skilled jobs that require few language skills or businesses that cater to particular ethnic groups. Interestingly, studies have shown that immigrants who settle in larger cities experience labour market advantages over those who settle in smaller cities and they can earn substantially more. Nevertheless, immigrants have begun to appreciate the advantages of living in a smaller city, away from the congestion, pollution, noise and stress of the big city. Many newcomers enjoy the smaller cities precisely because they are so different from the chaos, traffic and pollution of large cities.
