"Downtown Toronto's Next address" is the third phase to Canderel Stoneridge's DNA project. Situated in the popular King West Neighbourhood, the building is very close to the trendy Liberty Village and within minutes of the entertainment, theatre and fashion districts and a short commute from the downtown core. This 637,000 sf, 600-unit project includes 2 buildings joined by a retail podium, underground parking, three courtyards, rooftop terraces, and an all glass exterior facade, with unique sand blasted glass forms projecting from it. Units comprise nine foot ceilings, high-end finishes and spacious balconies.

Condos rise out of historic paper factory

 

Wilson Lofts feature exposed brick, high ceilings

Take a historic paper factory in a revived area and an array of exquisite design and details and you've got the Wilson Lofts development.

 

The project is transforming a 1911 building in the Quartier International neighbourhood into unique condos.

 

"We're gutting the building but we're leaving a lot of the historical charm, such as exposed brick walls, beams and high ceilings," said Clifford Goodman, sales manager and development coordinator at Wilson Lofts. "The new structure will offer a penthouse feeling in every unit because of the touches -such as having floor-to-ceiling windows."

 

The project, at the corner of Saint-Alexandre and De La Gauchetiere streets, will add four floors to the original seven-floor structure and contain 103 units once completed.

 

"It's a very sophisticated project in terms of design and quality, yet very minimalist in spirit," said Goodman. "The units are true lofts, everything is open concept; there aren't any corridors within each unit and we've created unique intimate spaces with free-standing closet structures, a very European concept."

 

The kitchens are very high end with high gloss finishes, stainless steel counters, an island with an overhang and cabinets designed to receive built-in refrigerators.

 

"The cabinetry looks like furniture rather than kitchen cabinets and the whole setup is great," said Goodman. "You can be in the kitchen preparing dinner while your friends are sitting in the living room enjoying a drink and you're still part of the party rather than being isolated."

 

The real beauty is the fact that people can really personalize their space with this project, added Goodman.

 

"The details come from your decor, [that's] what really allows for every unit to be unique -what you bring into it makes it your own," he said. "The openness is ideal for customization, we even have people purchasing two side-by-side units and combining them into one large space."

 

The building itself will have several perks and services for condo owners. In addition to a 1,500-square-foot lobby, it will have a lounge facility with living room areas, a TV, card table, billiard table and full gym facility.

 

"There will also be a rooftop terrace looking over the St. Patrick's Basilica and the church park, so everyone can enjoy green space views from the roof," said Goodman.

 

The Wilson Lofts project is close to 80 per cent pre-sold. Construction started in April of this year and delivery is scheduled for June 2011.

 

The smallest available unit is 680 square feet, and starts at $239,000. The largest unit left is 1,477 square feet on two floors, which starts at $469,000.

 

"We were very pleased with the reception we got from the market; we feel it's been very strong and people really appreciate the quality of the finishings and design that we've put in," said Goodman. "They appreciate our effort and the minute details that make the project so unique."

 

When the lofts started selling, Goodman said they were initially concerned about the market because of the economy.

 

"But we've had excellent sales numbers," he said. "If you have a unique product in a sought-after niche in Montreal, people are less likely to be influenced by glitches in the market conditions."

 

While there are some units left in the condo development, don't expect a second phase of the project.

 

"The original building is so unique, we won't be duplicating it," Goodman said.

 

The group is known for revamping historical buildings. Gillette Lofts, built in the original Gillette building from 1911 was its first project.

Voici ce que je pense si les ventes vont pas vite. C'est pas le secteur, c'est génial vivre dans le coin. Mais les unités n'ont pas de balcons et pas de dégagement, puisque l'édifice est collé sur le Mosaic Southam et le Viger. J'aimerais pas ça vivre dans un appart avec des fenêtres juste d'un côté qui donnent sur un immense pan de mur, sans pouvoir mettre le nez dehors. Les seuls belles vues sont pour les apparts qui donnent sur le petit parc face à l'église Saint-Patrick, encore que le parc est mal entretenu.

 

J'ai pas regardé les plans, peut-être aussi que les unités sont mal aménagées.

 

Anderson a entièrement raison! Voici un immeuble qui aurait pu profité grandement d'une augmentation substantielle de sa hauteur. Avec 20 étages, on aurait pu facilement vendre les unités du haut à un prix supérieur(avec des vues) et vendre les unités du bas à un prix inférieur.
