:thumbsdown: Étonnant ce fil de 4 pages avec une fausse nouvelle, quant à ce type d'investisseur, c'est un opportuniste de la pire espèce qui prend en otage des terrains prisés pour simplement faire plus de fric. Où sont les études de marché pour justifier une telle démesure? Même le voisinage du métro Montmorency, dont la ligne est déjà saturée à l'heure de pointe, n'est pas concurrentiel avec le centre-ville, où on parle d'un réel milieu de vie et non pas de grands espaces vides de banlieue entourés d'autoroutes et coupés de tout.

Perhaps. But for example you now see this type of construction (very tall for suburbia) in Mississauga -- and that is about as much of a suburban wasteland as you can find.

 

A suburban wasteland where a 2 bedroom condo in one of those towers goes for 475K+. In Laval you would be lucky to get 325K for that same unit. There is no market for this kind of tower in Laval and no benefit to any developer who wants to build something like this. Period.

I honnestly don't understand your point, why so much hate?

 

The developper might not be trustworthy, ya fine, I agree.

 

But there's scores of towers being built in the price range you just named in Laval.

 

Villa Latella is at its 6 towers of 15 stories each and they don't seem to stop. That's a total of 90 stories for a single project.

 

Boisé Notre Dame is at its 4th tower of 17 stories.

 

Quintessence is building its first of 5 towers of 9 to 12 stories.

 

Viva is building its first two towers of 8, ranging from 12 to 14 stories.

 

There's also the Logix and Urbania also from memory...

 

The demand is clearly there, having a higher tower would just attract more intrest in my opinion from future buyers.

 

If I was in the market for a condo in Laval I would prefer being in a taller building, than being surrounded by 5 other villa latella towers :P

No hate at all but your obsession with high structures is blinding you to the market realities in Laval. In order to make a 40+ floor tower with architectural significance (ie: not the Russian ghetto influence of Villa Latella, Quintessence or any other 10+ story building in Laval for that matter) a developer would have to charge significantly more than most people in Laval would be willing to pay.

 

Now you MAY trot out Marina Le Commodore which looks good, is made up of nearly 60 stories and will charge a small fortune for many of its units. Nonetheless, you'll likely be turning a blind eye to the fact that it is on the waterfront which instantly increases value and no 40+ story tower can be built in that area without investing in very, very expensive foundation reinforcing work due to the high water table.

 

In essence, a developer COULD build what Quebec would consider a "supertall" but there are things to consider:

 

- Due to the ROI involved through selling the units at a sub-premium price (it being Laval and all), lower end materials would have to be used to make it profitable.

 

- A developer who would want to build something this large would likely spend the money wisely on a downtown location instead of Laval to ensure the highest ROI

 

- The main areas for development of high priced condos in Laval is the waterfront, an area rife with issues and money pitfalls due to the high water table.
