So can we definitely say that this is Montreal's biggest boom ever? Two 200m towers (1000, 1250) to a possible 6 (Qds, BN, Victoria) and the boom doesn't look anywhere near over.

Developers are finally growing some balls in Montreal! Now all we need is CF to change its thinking for 700 Peel and build two mixed use 50 floor towers instead of that joke render they have now!

Dont't forget the early Sixties boom with the three highest canadian buildings in a row : CIBC, PVM, Tour de la Bourse. 

Concernant ces deux possibles tours, je préfère ne pas m'emballer et je vais le croire quand je vais le voir.

Thanks to Broccolini for having the "testicular fortitude" to build taller projects (The Avenue and VSLP) and inspiring other builders to do the same thing.

Like it has been said on last page, these towers will have 185,5m not 200m

I am sorry for the bad quality, I had to take this picture quick.

La complexe Desjardins est a gauche dans l'image.

Tower 1 is 50 floors, 199.5m. 42 floors are residential, 5 are hotel, 2 mechanic, 1 RC (which looks like it will be as tall as the RBC building beside). 5 underground garage levels.

The top 27 floors will have 459 condos, and the the 14 floors under will have 224 apartments. 

Tower 2 will also be 199.5m, but I do not have the data sheet for it. Enjoy! 

Super nouvelle en effet qui d'après le plan proposé mis en citation, est différent de l'esquisse sur le site de la FTQ, qui apparait encore en haut du fil. J'avoue que je suis abasourdi par l'importance du projet et assez excité par les détails fournis. Étant principalement résidentiel avec une composante bureaux et hôtel, le projet s'inscrit dans une tendance lourde qui favorise davantage les projets mixtes dans la métropole.

En effet le marché immobilier de bureaux est moins actif pour le moment à Montréal et peut s'accommoder de nouvelles surfaces limitées, dispersées dans une série de constructions diverses un peu partout en ville. Tandis que le résidentiel est porté par une vague sans précédent qui pousse son audace en multipliant les projets d'envergure autant à l'ouest qu'à l'est du c-v.

On peut aussi présumer que la tour 1 sera construite sur Ste-Catherine en première phase et que la deuxième suivra probablement quelques années plus tard. On peut aussi penser que l'alignement de petites maisons sur Ste-Catherine disparaitra, puisque le projet est montré sur le plan faisant angle avec Jeanne-Mance.

Bien sûr c'est un plan technique qui ne révèle aucun détail sur l'apparence future des tours. Mais si on se fie à la réputation du promoteur (Fond FTQ) et notamment sur le projet Humaniti plus au sud, on devrait s'attendre à quelque chose de grande qualité. Surtout que l'angle Jeanne-Mance et Ste-Catherine est non seulement un des plus stratégiques en ville, il offrira en plus une visibilité et un recul extraordinaire sur la Place des Festivals et du Quartier des Spectacles en général.

On peut aussi présumer que le promoteur fera l'impossible pour relier en souterrain son complexe avec Place Desjardins, qui lui donnerait automatiquement deux accès au métro (Places des Arts et Place d'Armes) en agrandissant d'autant le RESO. Un élément vendeur incontournable étant donné l'ampleur du projet et sa proximité immédiate au centre commercial de Desjardins, aux tours à bureaux et les multiples ramifications aux salles de spectacles, bars et restos.

Le moins que l'on puisse dire c'est que c'est un projet emballant et au grand potentiel qui aura le pouvoir de dynamiser durablement le QdS et tout le secteur environnant. Aucun doute il tiendra en haleine MTLurb pour un bon moment, car on est loin d'avoir tout dit sur le projet

CF and Broccolini have proven over and over again that there is a market for tall condo towers here in Montreal. Why do other developers shy away from building to the maximum height allowed (e.g. Soltice, 1000 de la montagne)? hmmm.. i think lack of vision is the most likely reasoning. Please dont bring up market conditions. These downtown condos have been selling like hot cakes for the past decade or more!!

CF's tallest tower in Montreal is 33m shorter than the maximum high.... and less than 20m higher than Solstice.

As it's mentionned regularly on this site, the amount of square feet that a developer can build is limited by the size of the lot. In the case of Soltice, they are building the max. They could build higher but it would take a skinnier tower and at the end it would be the same amount of square footage to sell. Be happy - they could also have built lower with a fattier building!

I am really hoping that they are going to do something spectacular at street level to make it continuous with pds.
