  1. Those "strips" of aluminum siding on Altitude and Icone are brutal *though… really grab your attention and not in a good way.

  3. Well, that IBM building part of CCE is zoned 200M. *I guess, lucky that CCE was designed that way? **
  4. Air rights should become a thing. *If a developer doesn't built to the allowable height, the balance could be sold and transferred to any neighboring lot, regardless of whether it is a 65M zone for example. **
  5. In this location, overlooking an expressway, the tower portion should have been twice the height. *
  6. For what it is, a mid-priced hotel (the AC brand is targeting Millenials) and a rental building, it's pretty typical *- you'll see this kinda preface stuff in the Times Square area in NYC too - the QdS being the emerging Montreal equivalent. * Love the density though. *
  7. The colour is weird… should be the same soft white as the rest of the building. *
  8. Doesn't look as interesting but it's a positive sign nonetheless. *There was never any threat to the Maison Alcan to begin with; the block needs new life and the new tower will help. *

Frankly, the Art Deco building is far more worthy of preservation than the small nurses building; I don't find anything particularly redeeming about the nurses pavilion. *The reality is, it's very expensive to perform adaptive reuse on an old hospital (or any building). The developers are saving the nurses pavilion to simply for PR: to save face. *They no doubt came to an agreement with the city on that. * The recently converted the old wing of St Vincent's hospital in NYC to luxury condos so I don't believe that the argument about people not wanting to live in an old hospital is necessarily true.*
  10. LA is not seeing much office space being built - especially supertalls. *There is too much office space. The only building of note is the Wilshire Grand, but it's mixed use and most of it is hotel. *The Library Tower (US Bank Building) is 30% vacant last time I checked. *In other parts of the city, B-class office buildings are being converted into residential. *Most office space is being built in the Playa Vista area, adjacent to Silicon Beach. *But certainly no towers.*

And yet, I-C acts like they are the kings of Montreal real estate and complain about CF being on their turf. *If anything, one would hope that CF's active status in Montreal would force I-C to do better (i.e.: you know, competition). * * Maison Manuvie isn't anything special but simply a nice building - *not even a tower, quite frankly. *I mean, 10 floors is parking. *
  12. It looks pretty good in that last shot from de Maisonneuve. *But from every other angle, talk about stumpy. *28 stories sure doesn't look tall anymore. * Still will never understand the set-back from Mansfield. *Weird. *

You're right, it would have been gorgeous at 38-40 floors, adding some diversity in heights in the area; as it is, I think it's poorly proportioned: monolithic but lacking the right height. * But it's a 120M zone. *Even if the economics penciled-out for the developer, good luck building it much higher here.*

  15. It's bad enough that that horrible hotel is on the site, but that driveway on de Maisonneuve: urban planning FAIL. *
  16. I'm gonna give it a pass regardless - I'm just loving the height and density being added in this part of town. *Much needed and long overdue. *

Hopefully the tower will go ahead at some point; as well all know, the opposition to the project was/is completely overblown - Maison Alcan is NOT being torn down and the tower proposed is far closer to de Maisonneuve Blvd and mid-block. *EA is a high profile tenant and should create some buzz with respect to the property's desirability. **
  19. SOM was working on a plan for BMO and CP to build a new HQ - it was to be 60 stories or so. They had an office in Windsor Station. *It's well documented. *Never seen renderings though. *
  20. I agree, except Roccabella: the pre-fab on the west and east facades are embarrassing. *Truly horrendous to look at. *

  22. Running out of lots for 200M. *Best place for a 60-storey resi tower would have been: TdC 1, Roccabella 1 & 2, L'Avenue, Crystal, Icone. *What's left? South of Place Bonaventure.* I'd love to see a 60-storey resi tower (or 2) *where St.Jacques and R-Bourassa Blvd meet.*
  23. It's just become an odd building… not even used according to the original vocation. With the amount of square footage of office space, it might as well be a couple of 40+ story towers. It really creates a big hole in the skyline, along with the under-used Central Station quadrilateral that desperately needs to be redeveloped.
  24. That Rogers building is a tear-down. Forget re-cladding.
