It's not even a matter of the tower selling out. Their initial plan was to launch with 47-49 floors.

 

It's just that the height limit increase they requested in January hasn't been formally approved yet and they were going to miss their launch window if they kept waiting after it. So they launched anyways, with as much floors as they legally could.

 

Since January?? Jesus Christ!! How long does it take to get anything approved in this city??!!?! Ridiculous!

Calme toi. Je sais que c'est plus facile de blâmer la Ville, mais ils n'ont pas demandé officiellement une dérogation.

 

Par contre, ils ont demandé une augmentation à 120m il y a 2 ans et ils l'ont obtenu. S'ils avaient demandé 200m des le début, on n'en parlerait pas aujourd'hui.

Ils disent début de construction au printemps 2017... Ça m'étonnerait vraiment si la construction de cette tour ne commençait pas le printemps prochain.

In June 2013, C-F proposed their initial 120m two-tower project to the City. The first tower to be built was the one on the corner of De la Montagne. Since the height limit in the 2012 Master Plan was only 65 metres, the city had to launch a OCPM public consultation to study the height and density increase to the Master Plan.

 

In September 2013, the public consultation was announced

 

In Fall 2013, C-F produced studies to defend the merits of the height increase.

 

In December 2013, the city approved the project, conditional to the approval of the change to the Master Plan.

 

In January 2014, the public presentation of the height change was held.

 

In February 2014, the public hearings were held.

 

In May 2014, the OCPM unveiled its report. The main recommendation was to approve the height increase, but only for the first tower. Because of the scale of the whole Cadillac Fairview project for the next 15 years, a PPU had to be put in place for the sector before anything else gets approved. Also, the skywalk which C-F considered essential for the first tower was to be rejected until the adoption of the PPU.

 

Through summer 2014, C-F bought the piece of land between both towers and added a third tower to their plans

 

In september 2014, they submited their new plans to the city

 

In october 2014, they got their plans approved and could proceed to build their new project of three 120m towers. C-F started building the sales office, hoping to launch the sales in spring 2015.

 

In January 2015, C-F talked to the city about a new revision of the project (increasing the height limit and dropping the third tower.)

 

In April 2015, the City unveiled its PPU des Gares project, featuring the height increase to 210m for the new TDC2 emplacement.

 

In May 2015, the public presentation of the PPU was held.

 

In June 2015, the public hearings for the PPU des Gares were held. C-F requested that the height increase be extended to all of Quad Windsor in the PPU.

 

The OCPM report is supposed to come out by the end of September 2015.
