If and when we have a large influx of wealth come into Montreal, maybe just maybe we will see Armani and Prada open up a boutique and that is still not even luxurious enough. When we start seeing stand-alone boutiques of Kiton, Brioni, Brunello Cucinelli, now I know we hit the big leagues.

Clearly occupancy rates and RevPar (revenue per available room) are indicating to developers that there is a need for more hotel rooms.  Also, Montreal seems to be a unique hospitality market where smaller boutique/lifestyle properties tend to be more popular and do well - they are the types of properties that also generate the higher room rates.   Montreal saw a lot of older hotels close over the last few years and newer filling to void  (e.g.: AC, Holiday Inn) so there may have been a net loss/gain.  Montreal remains a very popular destination and a hotel on Phillips Square is a no brainer location-wise.  Plus less than 200 rooms is not going to flood the market.

Brivia going big. I mean when they bought the dirt on Rene-Levesque everyone said Brivia-who? Give Kheng Ly total credit for taking a massive bet on Montreal when it was incredibly unpopular to do so. They have refined their sales tactics over time and delivered architecturally appealing residential towers to downtown Montreal.

Excited to see their vision revealed. This site is not easy to develop so lets hope there are 1150 residential users ready to move in.

Je serais surpris qu'ils ne développent pas le terrain à son plein potentiel (maximum de pieds carré alloués)

Le 14 étages est pour la facade sur Place Phillips pour que l'hôtel soit à la même hauteur que ses voisins. Ce sera un très bel effet sur le square.

Il a été mentionné que le 20 étages serait en forme de L, donc visiblement pour faire la liaison entre la tour de 61 étages et l'entrée (hôtel) sur Place Phillips.
