Je suis enchanté par l'arrivée de nouveaux projets, annoncés ces derniers jours sur ce forum, et qui s'ajoutent à la liste déjà impressionnante de gros chantiers actifs pour le centre-ville. Ce projet universitaire notamment, est une grande surprise et la promesse de revitalisation de ce secteur, qui entrainera probablement d'autres annonces sur le plan commercial, surtout avec tout le monde que cela va drainer dans le coin. La croissance nourrit la croissance.

 

J'en profite pour faire un commentaire sur la petite expo récurrente qui avait lieu au Complexe Desjardins l'année passée, sur le Montréal du futur, et que je considérais comme plutôt bidon. Je réitère mes paroles car rares sont les projets actuels qui étaient présentés ou même imaginés à l'époque, on parle pourtant de moins de 12 mois? Il y a avait là, un ramassis de projets connus depuis longtemps, même des projets pratiquement annulés et des maquettes nettement passée date. Quelques primeurs bien sûr, mais rien qui s'approche de l'avalanche actuelle.

 

J'en conclu qu'il est très difficile de prévoir la direction que peut prendre une ville, même à court terme tellement il y a d'impondérables qui peuvent se manifester pour toutes sortes de raisons. Ironiquement pendant que l'administration du maire Tremblay vacillait puis tombait, les projets eux, inversement, se multipliaient. Le fruit du hasard sans aucun doute, mais en même temps la démonstration que c'est en premier lieu la confiance des investisseurs dans l'avenir d'une ville qui compte avant tout, bien plus que la qualité de son administration.

 

Cependant le maire et son gouvernement municipal donnent nécessairement le ton, tout en facilitant les prises de décisions et aussi bien sûr lancer des projets publics. J'ose imaginer le dynamisme qu'une équipe compétente et visionnaire pourrait avoir alors sur Montréal, avec tous ses dossiers stagnants: dont l'échangeur Turcot, le boulevard Ville-Marie, l'aéroport et le pont Champlain? Cela fait des lustres qu'on attend une mairie digne de ce nom, et la prochaine élection municipale devra favoriser de grosses pointures, qu'on ne voit pas présentement, même dans les partis de l'opposition. Montréal doit retrouver son ascendant sur Québec et Ottawa si elle veut s'assurer d'un avenir brillant, alors la course est ouverte et on ne veut que des gagnants.

 

En attendant je me réjouis de l'activité économique qui bat son plein. Le visage de Montréal se modernise comme jamais auparavant. Mon seul regret: habiter maintenant trop loin pour faire mes visites régulières de chantiers, comme dans le bon vieux temps. Mais je me console. Grâce à la relève, c'est maintenant virtuellement que je fait mon parcours, habitant devant le même fleuve majestueux, mais à des centaines de kilomètres de l'action.

Good news, this chinese company is buying every land available downtown which has been underdevelopped for decades. They currently are devlopping YUL and Stanbrooke. New project is almost a given and it will go UP!!

Brivia Group Inc. has purchased a prime downtown Montreal development site which could offer nearly a million square feet of buildable area.

Brivia paid $45 million for the 79,864-square-foot property, located at 1201-1215 Phillips Square, according to JLL Montreal’s Capital Markets Group, which executed the sale. The vendor is Canderel Group of Companies.

The Phillips Square site is just off of the city’s primary commercial artery, Sainte-Catherine Street. It represents an “exceptional development opportunity” of 925,000 square feet or more, JLL says in a release announcing the sale.

On its website, Canderel calls it “one of the last prominent downtown locations in Montreal for the construction of a new office tower.” Canderel also lauds the easy access to the Montreal Metro system and major highways such as the Bonaventure and the 720 (Ville Marie Expressway).

When Canderel purchased the site, used as a parking lot, in 2015 it was planning a LEED-certified office tower with up to 140,000 square feet of retail space at the base.

Sauf que le projet original avait déjà son fil dans la section annulés!

Ce fil parlait des projets/intentions à venir.

Je crois qu'il faut soit fusionner ce fil avec celui du projet de Canderel original, soit transférer ce fil dans proposition pour y poursuivre la discussion.

Dans tous les cas, il y a au moins un fil de trop.
