  2. read the flyer...how does improved land only sell for $1.3 million unless it barely makes any money at all?
  3. this deal makes no sense...a lot of photoshop and old plans from the 1990's when e-commerce was built means this is very stale. the pricing indicates that the land rent eats up so much revenue that the owner is likely barely breaking even and with the 4% annual increases could go negative.
  4. no, the 2nd phase is across Queen street on an L-shaped lot surrounding the stone builidng...the pink building is owned by bullion properties.
  5. i cannot see how they would reduce the floors for residential sales, the upper floor views are everything for this project...what may be happening is they are doing something different with the podium so that the sellable floors are reduced, but the overall height is unchanged.
  6. the sales office will replace the Redfern one on University Street. that is where the greatest level of traffic is...and the parking lot is still in use and generating cash so why disturb it.
  7. who is behind this project? the owners representative told me that the sale of the land will take place in two weeks.
  8. Nice boutique project. 3,000 SF units and up, really catering to the westmount elite superset of buyers with limited options for new construction and superior amenities. Sherbrooke street keeps getting more attractive and is the marquee address for prestigious residences.
  9. No one. There is already too much available space in the technoparc, so this is a bit of a daydream brought forward by technocrats with nothing better to do but promote city subsidized office developments.
  10. What is the competition for this project? Tour union will be built and sold cheap. This hits a totally separate and much required niche market versus the bell centre and griffintown projects.

  12. the maximum heights for this sector are being built to at 23 stories but the site has extra density...not sure how else you would maximize land value but constructing two towers?
  13. this is a new project for groupe benvenuto...same promoter for onyx and la caserne in hampstead. the development site was sold last year.
  14. there was easily over 100 people in attendance to vote against the project....back to drawing board for a tastefully designed project with more luxurious finishes for one of montreal's most sought after live/work/play neighbourhoods.
  15. the project's height is under referendum so they probably did not spend any design on it until they know if it will pass. the referendum took place on thursday and 170 people registered a complaint out of the 222 required...however because of the student protests, the poll was closed for one hour so they will re-open it afterwards. i was not against the project but seeing it now and as a local resident, i will definately go on tuesday between 4pm and 5pm...it would be a travesty.
  16. this is great news and continues to demonstrate why this sector of the golden square mile is becoming a dominant tourist area only to be rivalled by Place-des-Arts...now only if a donor will also step up for the Musee des Arts Contemporain the competition will get very hot!
  17. a second building is planned for this project. it will have a medical orientation and will be shorter 4-5 stories with smaller floorplates. exciting to see tenants flock to quality and be prepared to pay the requisite rents.
  18. the issue is not the soil bed, but how to efficiently build parking for that large a tower...i think that they have come to the conclusion that building a vertical parking podium of 8-11 stories is financially challenging. that, or they are responding to some RFP for the office project they have and are only prepared to build one project at a time since their development team must be pretty small still in montreal. there are plenty of other condo projects to get excited about in downtown montreal beyond cadillac...expect 3-4 major announcements in the next 3-4 months and quit the hate parade, it is pretty pointless venom.
  19. for one, impossible for luc poirier to build a condo tower of 50-60 stories on an 18,000 SF lot with an FAR of 12, unless he can acquire an additional parcel of land and the last time i checked, broccolini picked up the site adjacent. two, when Cadillac announces their intentions to build a 60 storey tower on a shoe-horned site, then a lot of other projects also come to the forefront and the economy starts to slow, it is only prudent for a pension fund to think things through a bit in advance of launching this massive tower. for those who worry about their land cost, they were so far ahead of the game on their land acquisitions that on a mark-to-market basis, they do not need to do anything and are making a return. we all want flashy projects that go higher and higher, but economics comes first, and the contentness of the contributors on this forum or any other armchair pundits truly do not matter.

  21. just checked on title..this site in front of the bell centre sold to a consortium led by broccolini. $14.1 million or $440 psf.
  22. yes, but not the whole parking lot, just the southern portion...it was being marketed earlier in the fall. still a big project with the potential for over 50 stories.

  25. this is a nice project but i feel it has been a totally botched sales launch...limited media attention and investor buzz...the developers are stretched with other projects and not giving it their full attention and do not have to because of the generous financing terms offered by canada lands corp. this is a good lesson for public officials (CLC, SHDM, City of MTL, etc) who want to hand-pick their development partners and implement their singular vision without serious competition and new ideas...taxpayers should not stand for this type of attitude from their elected officials and appointed bureaucracy.
