Comment tu fais de la densité sur des petits terrains au centre ville sans monter assez haut ? Si on a des hectares de terrain libre je comprends qu’on puisse faire dense sans faire très haut. Mais au centre-ville c’est pas possible. I am not saying to lobby the government to change a specific law, but rather to promote the general benefits of increased density, and the adverse effects of low density and urban sprawl. Density and height don't necessarily always have to go in pair, but it is one of the only ways in a downtown core with limited space like Montreal. Your term of "comfort and wellbeing" is vague and sounds more like socioeconomic issues. Despite living in cities with similar density, a person living in a Manhattan skyscraper has great comfort and wellbeing compared to someone living in Port-au-Prince. The science proves that urban sprawl is unsustainable form of development due to its many harmful environmental, economic and social effects. Montreal has some of the fastest growing urban sprawl in north america. Nous ici, amateurs (et quelques “pros”) d’urbanisme, génie, design, etc, nous souhaitons tjrs l’extension du REM à Dorval, tandis que les riverains Dorvalois ont déjà bloqué deux projets de tours résidentiels tous près du rond point. Il faut aussi reconnaitre que le marché immobilier d'une ville comme New-York avec son importante population et une demande considérable dans certaines parties du c-v, force le marché à densifier en hauteur face à la rareté et le prix des lots. Il faut aussi admettre que la situation immobilière de Montréal et sa croissance diffère grandement de la mégalopole américaine, même de celle de Toronto. Donc l'aménagement urbain qui ne subit pas une pression analogue, répondra nécessairement différemment en matière de développement, même en plein coeur du centre-ville. Quoi qu'il en soit, c'est au service d'urbanisme d'apporter en amont les modifications à partir d'une planification qui s'approchera le plus possible des besoins réels sur le terrain. Une donnée que plusieurs oublient: c'est en bout de ligne la capacité des infrastructures souterraines et de surface, qui limiteront en grande partie le coefficient de densité. Aussi dans le processus on recherchera toujours le meilleur équilibre. Quant aux hauteurs supérieures, pour le promoteur c'est une question de couts. On sait que c'est généralement plus cher de construire plus haut pour la même densité au final.
