Ca fait bizarre un peu voir des projets à Westmount. C'est rare!

Take a look on Streetview, there is a pretty big existing building there!

 

I would actually prefer that this one go somewhere else because I feel there are other more prominent spots that need it more! I could see this somewhere along the Lachine Canal!

 

BTW, I counted 7 floors rather than 6.

You are right, there is actually a big building but it is nothing special so i think it is a good thing because this will reduce the available space for offices therefor putting pressure on other office buildings. Of course it is not downtown but maybe, just maybe, something could be done near the Westmount Square, as far as office building, in the futur but.....but i understand we are not there yet.

 

I think i can live with the demolition of that office building which seems to be in a residential area anyway and then go with another luxurious apparment building because that's what Westmount is all about, right ?

Est-ce que c'est de la nouvelle grammaire, mais celle là je la vois de plus en plus.

Comme tel ça dit que vous ne serez pas vraiment chez vous mais que vous allez vous sentir comme si vous y étiez.

Ils devraient dire plutôt qu'il s'agit du meilleur endroit pour vous sentir chez vous, ou alors qu'il s'agit du meilleur endroit pour se sentir chez soi.

Le chez-soi avec le trait d'union c'est autre chose.

J'aime vraiment ce project, simple mais élégant

this is a typically weak office market where rents for Class B assets are at best $10 psf deriving values of $125-$150 psf.

 

if you can relocate your existing tenants to other properties (this owner also owns 4150 Ste-Catherine West), and demolish this building and construct luxurious condos with exit sale prices of up to $600 psf, that sounds like a solid business plan.

Looking at google street view the renderings of these condos seem to take the existing building and graft another four floors on top. I'm surprised qu'on ne parle pas plutot d'une réconversion au lieu d'une démolition/reconstruction, but maybe it's a case where there are savings by using the same foundation as the present building, or alternately the present building may be so gutted that it amounts to a demolition, or maybe this is not the final rendering and by using the existing building as inspiration the developers save some money on artist fees No clue what standard practice would be, first post, beau forum guys.

This is a worthy infill re-development project. Very smart move. Really, really good looking proposal. Very contemporary in design and aesthetic. I believe that office building was the HQ for Canadian Reader's Digest until about 5-10 years ago if I'm not mistaken.
