Dario Ayala / Montreal Gazette There may be a condo glut in Montreal, but that’s not stopping Devimco Immobilier. The developer of mega-mall Dix 30 in Brossard, which is also currently building District Griffin condos, officially launched a three-phase condo/apartment complex in Shaughnessy Village on Thursday. Dubbed the O’Nessy, the $175-million project will preserve and transform historic buildings on the site, a parcel of land of about 75,000 square feet on the south side of René-Lévesque Blvd. near St-Marc St. The land has a chapel dating to 1892, which was classified as having exceptional historical value in 2004. Additions to the building from 1907 to 1935, called Le St-Édouard, served as an old-age home run by nuns, a school and premises for a high-tech business. The site is believed to be part of St-Joseph Fief, granted to the nuns of Hôtel Dieu in 1660. Devimco purchased the land for $16 million in 2014; financing for construction is from Desjardins, said Mathieu Jobin, general director and partner of Devimco. Phase 1 of the project is 60 per cent pre-sold after six months, he said, so financing is secured and they are confident the project will succeed. “It is the distinctive character of the project that makes the difference,” Jobin said, citing proximity to Westmount, downtown and the Ville Marie Expressway as bonuses. “And it’s a site with a huge heritage component — often it’s just a facade that is preserved — and lots of green space. “With these kinds of features, a developer can succeed in beating the current depressed market.” The project consists of a two-phase, 15-storey tower with 250 condos and an apartment-rental building with 295 units. The chapel will serve as the social-fitness centre for the complex, with gym, pool, yoga studio and meeting rooms. The complex will have an interior garden of 25,000 square feet, while plans for the third phase call for 20 luxurious condos in Le St-Édouard. Prices in Phase 1 of the condos range from $150,000 to $600,000, with delivery of condos in the winter of 2016-17, and the apartment units in the spring of 2017. DARIO AYALA/THE GAZETTE Dario Ayala / Montreal Gazette The process for getting approvals to build on the historic site is lengthy and complex, said François St-Hilaire, an architect with MSDL and project manager, and remains ongoing. Quebec’s culture department and the city of Montreal must issue permits, and the process is especially rigorous as the land is kitty-corner to the Canadian Centre for Architecture and next to the CCA sculpture garden. He said archeological studies on the site yielded no evidence of artifacts. Dinu Bumbaru, policy director for Heritage Montreal, said the project in various iterations has been in the works for almost 10 years, with a public consultation having been held. Bumbaru said that while it is good news that one of Montreal’s greystone convents may find a new life and that a vacant lot will be filled with a conversion project, there are concerns. “One could be somehow concerned about the wave of bulk development in the same area and the resulting wall being erected along René-Lévesque,” he wrote in an email, “in particular in the vicinity of the CCA, a landmark we should be careful not to dwarf with banal condos. “It’s a planning and urban design issue that points to the borough and city, not just the developer.” sent via Tapatalk Citer Lien vers le commentaire Partager sur d’autres sites More sharing options...
