Le Courant: Making waves in an established neighbourhood

 

Groupe Pentian did not ask for permission to build Phase 3 of Le Courant, its condominium project between de Lorimier and Parthenais just north of Ste. Catherine St. E, higher than the first two phases. “We’re lovers, not fighters,” Tony Amato said with a laugh.

The first two phases of Le Courant condos consist of six-storey buildings, but Phase 3, thanks to a change in height bylaws, will be eight storeys.

“It was the city on their own that changed the height bylaw over the two years the other buildings were going up. Of course we’re going to build higher.”

 

The city’s move, allowing eight storeys — two more than Phase 3’s sister buildings — is a win-win for everyone, noted Amato’s partner, Charles Valenti. “Increased densification is good for us and our buyers,” he said, “because it allows us to be more aggressive in pricing since our land costs have just dropped.”

 

Besides, Amato added: “The city saw the immediate value. They just received 20 more tax bills.”

 

Located at the foot of the Jacques-Cartier Bridge i n the Ville-Marie borough, Le Courant sits at the eastern tip of downtown Montreal. A few hundred metres from Papineau métro, bordering the Gay Village and across the river from La Ronde, it’s an established neighbourhood, Valenti said. “We’re also close enough to the action on the Main, yet far enough not to be bothered by it.”

 

Exactly the point, said Le Courant condo owner Michel Tanguay, who values the proximity/ distance aspect of a home “on a quiet street just steps from the action of downtown and all the terraces.” For his first home, he wanted to be “close to the action without being in the cacophony of the busiest arteries.”

 

Even car owners typically dreading the prospect of owning a car downtown, can relish being a few blocks from the bridge, Ville-Marie Expressway and Notre Dame Blvd.

Le Courant offers indoor parking only, Valenti said, although fewer people are opting for it, “because there is little use for a car when you’re steps from buses, métros and the city’s at your doorstep. There’s no waiting for services here, no hoping for a bus line.”

 

Having built hundreds of homes in and around Montreal since the 1980s, including seminal projects on the island’s eastern tip and in Laval’s luxurious Val des Brises sector, the imprint made by Valenti, Amato and partner Mike Cuplowksy is growing in condo projects across the region, including the West Island — and now, more than 200 condos in downtown Montreal.

 

With the first phase fully occupied and only 20 units left in Phase 2, the eight-storey Phase 3 structure with 101 units presents only a slightly different offer: lofts, one- and two-bedroom apartments ranging from 500 to 855 square feet, starting at $150,000, with delivery in the fall of 2015. “There will be more two-bedroom units,” Valenti said, “because there is demand from young couples starting families.” Three-bedroom units are also available up to 1,200 square feet, he added. “We don’t show them in our plans, but our design allows for it if there is demand.”

 

Distinguishing colours and smart finishes around its entrances set a tone for the project while still allowing it to blend easily into the evolving neighbourhood. The apartments feature elegant design, with interiors that combine the industrial feel of exposed concrete ceilings and large windows, with engineered bamboo flooring and high-end contemporary kitchens.

“Condo fees will remain low,” Amato said — as low as $80 per month for some units. “There’s no point in offering an affordably priced condo for purchase if you’re going to take them for high condo fees. All that results in are many for-sale signs. That’s not the way we do it.”

 

Most of Le Courant’s buyers are locals, Valenti said, a particular point of pride. “The area is bustling. There is Bell Media, Sûreté du Québec, Radio-Canada and SAQ headquarters — a lot going on. There’s an economy here, and we bring even more value to the neighbourhood.”

In 2011, Pentian bought the 65,000-square-foot lot — site of a former aircraft parts manufacturer — which was fallow for almost two decades. Divided into three lots, “the buzz was incredible” when they first launched two years ago, Amato said, recalling that more than 30 people reserved condos on the first weekend. See page 94

 

 

Appeals to students and their families

 

From page G1 “There are people who rented here for a long time and saw a new development that fit in and helped beautify this area as an affordable and attainable housing option — to live comfortably in their own property in the neighbourhood they have come to love.”

 

Thankfully, that hasn’t led to real-estate speculation, Tony Amato said. “We’d sell faster, as investors come in and buy up dozens of units, but then you are again heading for a lot of buying and selling. It doesn’t create a community.”

 

With few new projects in the area, Le Courant is particularly attractive to university students and their families, he said.

 

“People realize that they can spend $12,000 a year on a rental and all that entails, or get a down payment, spend $15,000 and own it. You build equity. In a few years you want to leave, you can recoup your costs or have an asset; it makes sense for young people and their parents more than ever.”

 

That resonates with MarieÈve Pinard, who looked in on the sales office one recent morning. She and her daughter — graduating high school in north-end Ahuntsic — are pondering a move from their two-bedroom apartment into the city core.

 

“My daughter will be in CÉGEP downtown, so it’s the time,” said the self-employed translator. “I would probably give up my car because a parking spot is many thousands of dollars and I can put the cost of gas, insurance and registration to a mortgage payment. I think I’m ready!”

She likes the look, location and those low condo fees. “It doesn’t feel ‘cheap’ like many new buildings,” Pinard said. “It feels like a nice place I would want to come home to.”

That instant neighbourhood feel is the major pull, Valenti said. Unlike developments that build entire neighbourhoods from scratch, “there’s a real human feel — of people, of the buzz of daily life. It’s organic.”

On dirait que les développements résidentiels à l'est du Pont Jacques Cartier ont tous un point en commun: mauvais goût. C'est absolument dommage pour un quartier qui aurait tant besoin de beauté.
