Rio Tinto Alcan, agrandissement du siège social - 20 étages (2010)

La rue Sherbrooke a plus à gagner en étant prioritairement condominiums (en plus des institutions et des hotels). C'est une rue d'adresse prestigieuse et ça ne prendra pas beaucoup de temps, à mon avis, pour un promoteur de développer un édifice à condo luxueux à cet endroit si Rio Tinto decidait de quitter.

 

Tu peut être sur que Bumbaru, Marie-Claude Lortie(de LaPresse) et les Amis de la Montagne seront là pour bloquer toute proposition pour ce terrain. Une nouvelle tour bloquerait la vue sur le Mont Royal...C'mon Steve, tu devrais savoir ça! ;)

Bien sur que tu as raison mais je ne parlais pas nécessairement de tour. Un édifice prestigieux de 10/12 ou 15 étages incorporant l'immeuble actuel serait le bienvenue. Sherbrooke est plus en prestige qu'en hauteur meme s'il y a quelques édifices qui ont été construit en hauteur par le passé.

Je donnerai ça à Lortie: je crois que si un design de grande qualité et un brin audacieux se présente, elle devrait l'accepter. En tout cas, elle passe son temps à militer pour une meilleure qualité architecturale des nouveaux projets immobiliers montréalais. Ce avec quoi, je ne peux qu'être en accord.

Just got back from vacation, only to discover that as I was jogging around Hyde Park, Rio Tinto Alcan had quietly put its Montreal offices on the block.

 

The Maison Alcan campus, around Sherbrooke St. W. between Stanley and Drummond Sts. in the Golden Square Mile, is up for sale as a three-year leaseback, a confidential sellers' report obtained by The Gazette says.

 

I guess Rio Tinto Alcan would need to stay in the building until its new digs are ready.

 

In theory, news that the campus is for sale isn't surprising, given that Rio Tinto Alcan has long been shopping around for a new home.

 

As my colleague Lynn Moore and I reported in February, Rio Tinto Alcan has been looking around for 200,000 square feet of office space as the anchor tenant in a new LEED-certified building.

 

But this development – the campus went on sale in April – is significant because it shows that Rio Tinto Alcan is serious about moving. In fact, despite Rio Tinto Alcan's denials, the real estate industry is already buzzing with rumours that the global giant has found its new site.

 

The real question is: Why move?

 

Word is the cost of renovating their sprawling headquarters – which contains 270,000 square feet of office space – for a smaller workforce is what prompted the corporate giant to review its other options.

 

What's more, four of the seven buildings in the Maison Alcan campus are considered to have heritage value – including the old Berkeley Hotel that now serves as its main entrance – which might further complicate the renovations, both for the company and for a potential buyer.

 

The site includes the Atholstan House, the Beique, the Berkley Hotel, the Holland House, Davis Building, the Salvation Army Tower and the Citadel.

 

The report, by brokers Cushman & Wakefield, doesn't spell out a sales price. But interested buyers for "one of the most highly recognized landmark office complexes in Canada" that can't put down the requisite $30-million minimum bidding price need not apply.

Ouais! Ça c'est du design! Comme je disais ailleurs, si on fait pas haut, faut faire vraiment audacieux et original. Comme ça. J'espère que leur tour aura un peu de cette audace......
