Again, as long as we don’t have an official statement that it is cancelled, it is still on. (minor issue: do you keep the name or change for a new one?) As I have written some time ago, from the perspective of developers, what really matters is making money on their investment: they have paid for the site, now they must make it profitable -- not leave it empty for "20" years (not good for the cash flow). Originally, it appeared that commercial and office spaces would predominate; now residential real estate is the "hot item": why not change direction? -- especially if this is going to earn you praise instead of protest? acpnc Posté(e) 21 janvier 2021 Partager Posté(e) 21 janvier 2021 C'est VMR qui détient la clé de la réalisation de ce projet et rien n'a filtré depuis de longs mois quant au changement officiel de zonage pour du résidentiel. Il faut aussi voir ce projet dans le contexte général de l'économie montréalaise post-covid. Il y a déjà un ralentissement dans l'ébauche de nouveaux projets de condos pour le moment et une offre probablement excédentaire en unités disponibles actuellement. Le locatif s'est aussi contracté en ville avec un taux de vacance moyen à 6%. Maintenant il faudra voir ce qui pourra attirer de nouveaux résidents dans ce secteur en comparaison de l'attrait du centre-ville, où les services, la culture et les nombreux emplois ajoutent grandement à la qualité de vie et la mobilité des citadins. Je ne vois donc pas pourquoi des gens iraient s'isoler dans un secteur qui sera en chantier durant de longues années, sans tenir compte des travaux routiers indispensables pour atténuer un des pires irritants dans le coin, les effets de la congestion automobile. C'est pourquoi je crois qu'à moins que les prix des condos et pour la locatif soient vraiment très compétitifs. Il faudra plus qu'un centre commercial pour satisfaire les attentes d'une clientèle de plus en plus exigeante, qui ne manque pas d'options intéressantes ailleurs en ville et cela pour un avenir prévisible. 1 Citer Lien vers le commentaire Partager sur d’autres sites More sharing options...
