  1. Beautiful design, the project looks even better in person, the location is amazing.
  2. So we still don't know if this project is a go or cancelled? Crazy.
  3. So is this project cancelled or continuing? I thought by December a decision would be made.
  4. I love walking around this development and seeing it come alive, they have done such a fantastic job in creating a welcoming area for all to share. It feels very airy and spaceous, for all ages and demographics.
  5. Interesting that these are luxury rentals, I wonder what persuaded them (apart from $$$) to go rental instead of selling? Also interesting is the Kevlar is building luxury rental condos 2 minutes away on Marcel-Lauren.
  6. I cancelled my Midtown town house purchase and decided to purchase a bigger (albeit an old) house instead, wanted my own front-yard and detached home finally. What's funny is I'm now literally the backdoor to this project, my kitchen window faces the development and the acre's of space they're digging up for Midtown. I'll say this, work is advancing very, very fast. Happy to see the area getting some new development, hopefully the older near-by streets see a face-lift soon. Excited to see how Midtown and Royalmount will impact the house pricing of this sector, wonder if it'll be for good or worse. We saw what Carrefour Laval did to its surroundings, that area skyrocketed but there were so many other factors at play there, not really the same. Thoughts?
  7. Wait, what is the "Bourdon" project north of the 40, east of decarie? Is there a website I can learn more about?
  8. We have roughly 2 billion dollars coming into the city and we're making it as difficult for it to happen as possible. I have no objection to urban planning and ensuring minimal traffic. But I disagree with how this is all unfolding, this mega mall isn't going to make or break Montreal traffic problems, traffic will get worse anyways (due to other circumstances).
  9. This is exactly what happened. I saw it happening live, they were planning to sell only 2 town house blocks but they opened up 4 blocks instead due to demand. People freaking out "red flags" or "signs" don't have the compete picture. This happens all the time when the project is this early in the process.
  10. I was there tonight at their sales office, they still don't have concrete information as to when they're going to deliver. What they do know is that excavation starts this spring, so we wait and see.
  11. Ohh nice, a neighbour Yeah we were told that block 4 was opened up and then sold that weekend. We're now trying to get an idea of when the delivery will be, we're being told 2020, 2021 (the contract has a date but I don't think it's firm at all). Super early in the process to get any concrete answers, which is also crazy considering we bought something knowing maybe 50% of the answers to our questions heh. I thought the price was OK, nothing amazing but nothing to outlandish either. The location is prime, I already live not too far so I know how good the location is. I firmly believe the new mega mall will boost the resale value comes time to sell when need be. Not to mention the price increase when all the phases are complete. Block 5 and 6 will be more expensive I'm being told. Mind if I ask which town house you got and on what block?
  12. If they did, they're all sold out. I was focused on the 2-3 bedroom townhouses so I didn't even look at the 4 bedroom one's, sorry I'm of no help there. The townhouses have huge 500 square feet private terraces on the 4th floor. Not sure if all of them have backyards though.
  13. I purchased a town house in this project, crossing my fingers it turns out to be good. I researched the developer and they seem to be involved in great looking projects (across Canada, mainly Toronto). The location is what lured me in, I don't live far so I'm well aware of the area and while there's traffic the location does make it easier to hop in and out of 2 major highways. Ohh, there's also 3 metro's near by if need be. A real estate agent who doesn't have any affiliation with the project was optimistic about the project as a) he expects the developer to deliver a great project since it's their entry into Montreal and b) they still have 3 other phases to sell. That being said.. I couldn't believe how crazy it was on last Thursday night (friends and family event), it was legit a frenzy. I had never seen anything like that before. By Sunday they had sold out all of the town houses. Initially they were planning on selling only 2 blocks of town houses (14 units in each block), by Sunday they had sold 4 blocks. Blocks 5 and 6 will be the final town house blocks and from what I hear the prices are going to be higher, as expected I guess. There was clearly demand to buy, there were a ton of Asians. I know the statistics of foreign Asian buyers is very low in Montreal but my god 95% of the buyers on Thursday night were Asian. I'm not exaggerating. Kinda makes you wonder how the percentage of foreign Asian buyers is so low in monthly real estate reports. Please explain your theory as to why the bubble is ready to burst. Are you specifically saying in Montreal or across Canada. From my understanding, and you can correct me if I'm wrong, aren't Montreal prices still relatively affordable compared to Vancouver and Toronto. We don't seem like anywhere near the craziness of those cities, there seems to be a good mix and balance between buyer and seller in Montreal, as in, the market seems to be doing its thing.
  14. Do they though? All I'm reading is horror stories online about the quality of their work. From the reviews I read they sell "luxury" but deliver low-grade/normal products? How do their past projects fare today?

  16. Yeah really a shame. It will sell though, the proximity to the new train is incredible. Also, it seemed like there was a lot of Asian interest inside the sales office - noticed cars with Ontario plates coming to take a look at units. I took a look at some of the materials they used in the demo kitchen and bathroom... not the best, their towers (Evolo X) had better quality IMO. For reference: 1200 square foot, 3rd floor corner unit facing north was 539,000$ (tax in with 1 garage) with .42cents per square foot condo fees. Not cheap.
  17. Was at the sales office today and I wasn't a fan of the angle design, if anything it's what kept me away from reserving a corner unit myself. Also, it felt like there was too much brick, would have been amazing if there was more glass (ground to ceiling). Ohh well
  18. Everyone is just so hip and healthy in these concept pictures, there's even a blonde lady in a nice summer dress walking near a younger girl wearing a jacket and a touque. Weather must be funky in the future. Anyways, back on topic, am I wrong in thinking Devmont (Rouge) builds some of the tackiest buildings?
  19. This project is almost completed, I'm thinking people will start moving in later in the fall period. I can't believe how quickly they sold the majority of their units, I heard about 50% of the units were sold on day 1 alone.
  20. Has there been any news regarding this proposal? When do we know if the project gets approval or not?
