Four new skyscrapers may soon tower over the Bell Centre.

 

Cadillac Fairview is planning to invest “close to $400 million” building an office tower on St. Antoine St., and three condominium towers on Mountain St., Salvatore Iacono, a senior vice-president with the real-estate developer, told The Gazette.

 

Details are to be made public at a Board of Trade of Metropolitan Montreal conference Wednesday.

 

Cadillac Fairview has spent $150 million purchasing 5 million square feet of land around the Bell Centre for an office, retail, hotel and residential project similar to its Maple Leaf Square development in Toronto.

 

Iacono said the new towers around the Bell Centre would be Phase 1 of his company’s plan. Future phases will be south of St. Antoine St.

 

He said all required zoning is in place for the buildings, all of which would be in the area bounded by Montreal Canadiens Ave. and Peel, St. Antoine and Mountain Sts.

 

Montreal is experiencing a condo building boom. But new office buildings are a rarity; this would be the first privately financed office tower built downtown in years.

 

Cadillac Fairview’s plan includes:

 

A 27-storey office tower on St. Antoine with 500,000 square feet of rental space. To make way for it, a seven-storey 1950s building would be demolished on St. Antoine. Known as the Canadian Pacific accounting building, it is adjacent to Windsor Station. Unlike Windsor Station, it is not a designated heritage building. Cadillac Fairview has begun pre-leasing for the new glass tower and it could be occupied as early as mid-2014, Iacono said.

A condo complex with a total of about 710 units, spread over three towers. Two would be about 44 storeys each, at Mountain St. and Montreal Canadiens Ave., currently the site of Centennial Plaza. Commemorating the Canadiens’ 100th anniversary, the plaza, owned by Cadillac Fairview, features bronze statues of four Habs greats and personalized bricks purchased by fans. The third would be about 25 storeys high but that includes the already-constructed 10-floor office building on which the condo structure would be erected.

Cadillac Fairview owns the air rights (the right to build) over two sections of the Bell Centre along Mountain: One is the Lucien L’Allier commuter train station, the other a 10-storey building housing Canadiens and Bell Centre administrative offices.

 

Iacono said the condo complex would be built above a “podium complex that would comprise some retail and services.” The company hopes to start marketing the residential project by year end or early 2012. Construction on at least one of the condo towers could start before the end of next year, he said.

 

Elements of the Habs’ Centennial Plaza could be integrated into the base of the condo project or moved to the Windsor Station courtyard, he said. Cadillac Fairview owns Windsor Station.

 

The project would be separate from an Agence métropolitaine de Transport plan to revamp Lucien L’Allier station so it can handle a significant increase in West Island commuter trains.

 

Martine Painchaud, a spokesperson for Montreal’s executive committee, said “no official project has been presented regarding the (area around) the Bell Centre.”

 

In 2009, Cadillac Fairview floated the idea of building a transportation hub at Peel and St. Antoine Sts. for buses, commuter trains and a planned tramway. That proposal, incorporating now-unused Windsor Station, fell through.

 

Windsor Station was built in the late 1880s to serve as a station and Canadian Pacific’s head office.

 

Dinu Bumbaru of Heritage Montreal said Cadillac Fairview should try to incorporate the CP accounting building into the St. Antoine tower. Though not as historically or architecturally significant as Windsor Station, the building is solidly built and is part of the city’s history, Bumbaru said.

 

“This was more or less a campus – a series of buildings that made this the headquarters of one of the great companies of the world,” he said.

 

“Windsor Station is a major landmark and the way we attach to it and touch it has to be very carefully done,” Bumbaru added.

 

“A glass tower could be a success or a terrible thing. We’ll have to wait for the design.”

Holy shit il me semble que les nouvelles n'ont jamais déboulées aussi rapidement pour un projet !

3.5 (mètres) x 44 (étages) = 154 mètres!

Et il ne faut pas oublier que les étages inférieurs ne seront pas résidentiels et surement plus élevés que 3.5 mètres!

 

On devrait atteindre les 155-160 mètres!?!!!!
