McGill poised to buy another downtown hotel: report

First the school purchased the Renaissance Hotel on Park Ave. in 2003 to turn it into a dormitory, and now it’s apparently in the market to buy the Four Points Sheraton on Sherbrooke St. W., two blocks east of the downtown campus.

 

Science student Billi Wun, vice-president of the First Year Council, told the students’ society newspaper The McGill Tribune this week that FYC president Sean Husband confirmed the news.

 

Husband, whom Wun described as the liaison with the First Year Office, informed the council there are negotiations between McGill and the hotel.

 

Spokespeople for Starwood Hotels & Resorts Worldwide Inc., parent company of the 196-room Four Points, didn’t return calls to headquarters in White Plains, N.Y.

 

“McGill has a policy of not discussing real estate transactions in public,” university spokesman Doug Sweet said on Thursday.

 

Maintaining that no-comment rule, the executive director of residences and student housing did acknowledge that McGill operates at a 97.5 per cent occupancy rate.

 

“We’re generally full and over at the beginning of the year,” Michael Porritt said, referring to the approximately 2,800 mostly first-year students housed annually.

 

Porritt said the former Renaissance Hotel that McGill transformed into a 700-bed dorm in the the fall of 2003 is regularly at 99 per cent occupancy.

 

There is other off-campus housing at McGill-owned Selwyn Hall in St. Henri as well as property leased at the Presbyterian College on University St. and an apartment building on Ste. Catherine St. W.

 

Jean Lortie, president of the Confédération des syndicats nationaux’s commercial wing that represents hotel workers, said he is skeptical about such a deal.

 

A search by the union found no proof of a transaction or request with the city for a zoning change.

 

Instead, he suggested it’s an employer pressure tactic to end a labour conflict at the Four Points – where about 90 workers have been on strike since last Aug. 25.

 

Lortie recalled that when there was a walkout at the Hotel Omni Mont-Royal further west on Sherbrooke in 2005, “there were rumours it was being sold to McGill.”

 

The university never disclosed what it paid for the Renaissance, but it did cash in a $150-million, 40-year bond for the acquisition.

Ça y est : l’Université McGill a mis la main sur l’hôtel Sheraton Four Points pour 18,75 millions de dollars, la semaine dernière, a appris lesaffaires.com.

 

 

L’institution veut aménager des résidences étudiantes dans l’hôtel du 475, rue Sherbrooke Ouest, fermé le 17 avril dernier. L’immeuble comprend 196 chambres.

 

La transaction a été enregistrée le 16 avril dernier, la veille de l’entrée en vigueur du licenciement collectif des 80 employés du Four Points, en grève depuis août 2008.

 

« L’hôtel sera transformé en résidences étudiantes et ouvrira dès l’automne prochain », dit Michael Porritt, directeur principal des résidences et du logement étudiant à l’Université McGill.

 

L’institution est toujours en manque de logements près du campus pour ses étudiants et se montre intéressée par les immeubles à vendre au centre-ville ou dans les environs. Son parc de résidences est occupé à 98,5 %, selon M. Porritt.

 

En 2003, McGill avait d’ailleurs acquis l’hôtel du Parc, sur l’avenue du même nom, pour le transformer en résidence de 700 lits, occupée aujourd’hui à 99 %.

 

Jean Lortie, président de la Fédération du commerce, qui représente les employés en grève, soupçonne McGill de vouloir exploiter dans l’immeuble un « service de nature hôtelière » pour les étudiants. Le syndicat veut donc recourir à l’article 45 du Code du travail pour forcer le transfert de l’accréditation syndicale et de la convention collective à l’Université.

 

«Ils annonçaient sur leur site Web un service de buanderie, de nettoyage des chambres, de réception, de restauration. Toutefois, ils viennent tout juste de retirer la page de leur site. Dès l’instant où on reçoit les papiers confirmant la transaction, on enclenche le processus pour faire valoir nos droits », dit M. Lortie.

 

À McGill, M. Porritt refuse de faire des commentaires sur le sort des anciens employés du Four Points. Il assure cependant que l’Université n’a pas l’intention d’exploiter un service de type hôtelier dans l’immeuble et que qu’il sera transformé en résidences régulières. Il ne prévoit pas non plus renouer avec la fonction hôtelière du bâtiment durant l’été, quand les étudiants sont retournés dans leurs régions d’origine.

Ça ne dit pas s'ils comptent "revamper" la façade de l'hôtel...

C'est une double bonne nouvelle. La première pour McGill et la deuxième pour l'industrie hotelière. Un hotel désuet disparait du marché pour être rénové par McGill réduisant la pression sur un marché anémié par la crise et la surabondance de chambres disponibles.

Et la réduction du nombre de chambres disponibles donne aussi un coup de main aux promoteurs qui ont des projets en tête, tout en donnant un gros coup de main aux étudiants étrangers qui viennent s'installer à Montréal pour étudier à McGill. Que de bonnes nouvelles!
