Dans District Griffin le marché est loin d'être softening idem à l'Ile des Soeurs, Laval.

On annonce quasiment à chaque semaine un projet dans Griffintown.

Comment peuvent ils savoir qu'il n'y aura pas assez de ventes pour un 62 étages annoncé fin 2011

Je ne pense pas que le marché visé par CF soit vraiment le même que celui visé par Griffintown. 62 étages de condos de luxe à construire, c'est cher, c'est long, c'est du jamais vu a Montréal et dans un marché comme Montréal, c'est probablement beaucoup a absorber. C'est un risque, quoique les investisseurs en herbes sur ce forum puisse dire alors j'imagine qu'avec ce qui se passe en europe et les risques de contagion sur les marchés du crédit, CF veut être prudent et va probablement "phaser" leur projet.

 

CF est un développeur et cherche in fine a faire de l'argent en prenant des risques acceptables pour leurs actionnaires et je n'ai aucun doute qu'un développeur aussi expérimenté et sophistoqué que CF base leur décision sur des critères hautement rationnels avec une revue très fine des risques encourus. Ils ne font certainement PAS partie d'un complot pour faire de Toronto le "Crown jewel" du pays (!!).

how can this be about CF's faith in the montreal condo market when this project was always supposed to have more or less 40 floors of residences within it ? sounds to me like it's the hotel / office base of the tower that got the axe ...

They are also moving forward with big projects in Calgary and Vancouver.

This is my interpretation of this whole project:

- Over a year ago someone at CF started to see the increase in condo sales in Montreal and wondered why they were not in the game

- That someone managed to convince CF to go ahead and try and replicate what Toronto has here next to the bell centre.

- Some people at CF (most probably some whinny ex-Montreal anglo who couldn't get a job here) were bad mouthing Montreal saying its a "has-been" and warned CF not to build big here.

- CF still went ahead anyway with a huge press conference in March '11.

- Numbers started to show unemployment way up in Montreal (9%) and bad press about QC being poor blah blah blah...

- That same a$$hole stared saying "I told you Montreal is crap"

- Project scaled down because of fear.

 

I hope that this project gets shelved. I'd rather have an empty space in a 200 meter zone and wait for a develloper with balls. (Hopefully a local one) than what CF is doing.

 

BTW, I wouldn't feel this way if we had over 200 meter towers being built every 5 years. Heck, I'd even settle for every 10-12 years. But this is ridiculous. Not worthy of a 4 million city.

Je demande parce que là, c'est redondant et nullement pertinent.

Ta perception du marché immobilier est d'une simplicité incroyable.

 

Rappelle-toi qu'aucune annonce officielle de CF n'a été faite. Une petite mention dans un vidéo corporatif (présenté je ne sais plus où), et un dépôt du projet à la Ville pour qu'elle approuve un 60 étages. À ce moment, les médias ont décidé d'en parler, mais aucune annonce, aucune promesse.

 

Donc quand tu dis qu'ils méprisent Montréal parce qu'ils veulent construire plusieurs tours dont une de 40 étages, j'entends un vieux frustré qui préférait peut-être qu'ils aillent investir ailleurs.

 

Et comme pedepy l'a dit, ils ont probablement simplement décidé de laisser tomber la partie "hôtel". Il ne reste donc plus que les ~40 étages de condo prévu au départ.

Qu'ils aillent investir ailleurs. On mérite pas leur investissement.

 

(C'est une façon de parler, parce que la population en générale se c*lisse de savoir si une tour aura 60 ou 40 étages. Elle sera fort probablement la plus haute tour résidentielle de la Métropole quand même. Et la majorité des gens ici, même s'ils auraient aimé une tour de 60 étages, prennent celle de 40 sans hésiter. Vous, vous préférez envoyer chier CF pour vouloir investir ici, mais pas à la hauteur de vos attentes.)

Gilbert : ce forum est habité d'une grande majorité de pessimistes. Je ne crois pas que ça vaille la peine de leurs répondre. Ils font chier mais ils n'ont (heureusement) aucune influence sur le marché de l'immobilier.

before this project was announced did anybody think it was possible to build a high-rise tower on that tiny plaza? I rather see construction on the parking lot in front of the bell centre and Overdale lot before anything goes up there,I would be more worried about all the other land CF bought around downtown,do they plan to build anything in the near future? I seriously doubt so

C'est surtout sur le lot du 1300 RL que de voir 3 tour de 30 étage me répugne. Sur ce petit coins de terre, 40 étage sera déjà superbe mais oui difficile de ne pas être déçu...
