MONTREAL — Could there really be a “Habs effect” on the sale of condos?

 

Condo resales may be down more than 20 per cent in Greater Montreal, but you’d never know it from the pace of sales at the Tour des Canadiens project. In its first Montreal residential project, developer Canderel Group has already sold out the Bell Centre project’s more than 500 units in about a month, with additional floors being put up for sale this weekend.

 

And that was during the hockey lockout.

 

Real estate industry observers attributed the Tour’s rapid sales to a combination of marketing, a sales strategy that targeted buyers across Canada and the success of a similar Toronto condo project at Maple Leaf Square. Others argue that the strong interest in the Tour des Canadiens has spilled over to other downtown project, where thousands of units are under construction, or have been announced — the most recent of which is Samcon’s 350-unit, two tower Le Drummond located on Drummond St. near René Lévesque Blvd.

 

In fact, some prospective Tour des Canadiens buyers ended up buying at a different downtown condo project because they couldn’t get a parking spot at the Canderel project, one developer told The Gazette.

 

While there have been cases of condo projects in cities like Montreal, Toronto and Vancouver selling out in a short time, such successes are rare, especially at a time when sales are weakening, housing inventory is growing in all three cities and economists suspect certain new developments may have to be cancelled.

 

Marketing experts say the Tour des Canadiens developers were able to tap into Montreal’s hockey mania, successfully activating the Canadiens brand, for example, when they brought out former Habs legend Guy Lafleur to sign autographs for fans at the sales centre.

 

“It’s a testament to the Montreal Canadiens brand,” said Bruno Delorme, who teaches sports marketing at Concordia and McGill universities.

 

“They’ve leveraged it to the maximum.”

 

Delorme pointed out the many Habs fans who swore they wouldn’t go back to watching the team after the last lockout ended, only to go back.

 

“It’s a love-hate relationship,” he said. “We hate them when we lose and we hate them when they’re locked out, but then we always go back.”

 

A Canderel spokesperson couldn’t be reached for comment on Friday.

 

Several real estate brokers argued that while the Habs brand might sell everything from pyjamas to T-shirts, it takes more than good marketing to convince a condo buyer to make such a large investment. As part of the company’s sales strategy, Canderel targeted season ticket holders and brought in brokers from Toronto to visit and help sell the project, which has attracted local owners, investors, along with non-Montreal buyers looking for a pied à terre in the city.

 

“It wasn’t just the logos, but the way they brought in the brokers was quite unique for Montreal,” said Matthew Slutsky, founder and president of the website BuzzBuzzHome, which specializes in new real estate developments.

 

Buyer interest in the Tour des Canadiens, which is to be connected to the Bell Centre with a ground-floor sports bar, also likely stems from the project that inspired it: Toronto’s Maple Leaf Square, a complex that also combines residential and entertainment developments.

 

Toronto real estate broker Brian Persaud recalled how buyers at Maple Leaf Square made significant returns on their investments, even though the condos cost more per square foot than neighbouring projects.

 

“I think word got out that people who bought at Maple Leaf Square were making at least $100,000,” said Persaud, author of the book Investing in Condos. “Maple Leaf Square just blew apart once it hit the resale market.”

Je serais surpris si la Tour des Canadiens ne sera pas la plus haute tour residentielle de Montreal. Les Canadiens sont notre marque la plus forte alors allons y Canderel, Tour des Canadiens 60 etages (je crois) retournons a la hauter original :mtl: .

Yes downtown is part of Greater Montreal but so is la prairie and Laval for that matter. Please show us numbers from the downtown core. I highly doubt it is as bad as it is anywhere where you have to cross a bridge to get there.

La Tour des Canadiens s’élèvera sur 50 étages, soit deux de plus que prévu.

 

L’édifice résidentiel, qui sera situé à l’angle de la rue de la Montagne et de l’avenue des Canadiens, comptera 552 unités de condominium.

 

Une trentaine de nouvelles unités sont donc en vente au coût d’environ 350 000$.

 

«Le concept unique du projet a suscité un enthousiasme sans précédent, et les manifestations d’intérêt se sont rapidement transformées en intention d’achat. Nous avons donc entrepris d’ajouter des unités résidentielles supplémentaires pour satisfaire à la demande », a indiqué Daniel Peritz, vice-président principal, Canderel.

 

La Tour des Canadiens est un projet immobilier géré par un consortium formé de la Corporation Cadillac Fairview Limitée, Canderel, le Fonds immobilier de solidarité FTQ et le Club de hockey canadien.

Afin de profiter d’une demande supérieure aux attentes, le consortium responsable de la construction de la Tour des Canadiens vient d’annoncer ce mercredi l’ajout de deux étages et de 32 nouvelles unités de condominiums à son projet initial.

 

 

Fort de ces nouveaux changements, le projet d’envergure comptera désormais un total de 552 unités de condominiums, répartis sur 50 étages, à l’angle de la Montagne et de l'avenue des Canadiens.

 

 

Les nouvelles unités seront situées aux 44e et 45e étages, et offertes au prix moyen de 350 000$. Les unités de type penthouse, de trois chambres à coucher et plafonds de 10 pieds de hauteur sont offertes quant à elles à 1,4M$.

 

 

Le consortium à la tête du pojert est formé de La Corporation Cadillac Fairview Limitée, Canderel, le Fonds immobilier de solidarité FTQ et le Club de hockey Canadien.
