  1. I've spoken with some other people very close to the project and received some positive news. I can't share yet, but it seems promising so far. I know this contradicts what I said last week, so I'll wait to find out more before sharing.
  2. And another angle! The demolition is moving along well! This is one of my favourite projects currently underway in the city. I think the Old Port has come a long way in the last 10-20 years, and continued investments are important to maintain its appeal to locals and tourists. Also, this project has the potential to bring in a lot of foreign money, which is extremely valuable to the city and could help create a lot of jobs in the services/tourism industry. I hope it's successful
  3. The promoter might have a difficult time getting former buyers to invest, seeing as each of them lost their 250k deposit on the original purchase and are currently pursuing a class action lawsuit. If this project is going to go up, the original developers will have to leave.
  4. Despite the slow construction, the project is turning out really nice. I wonder if that will help boost sales of phase 2

  6. Le promoteur original du projet est en train d'appeler les anciens acheteurs. Il dit que la construction reprendra dans 90 jours, avec une livraison en 2 ans au maximum (lol). Ceci est également le promoteur qui a si mal géré le projet que la plupart des acheteurs ont perdu leurs dépôts de 250k et qui les acheteur ont intenté un procès contre. Il y a une nouvelle entreprise de construction attaché au projet (KF Construction) et les plans n'ont pas changé (apparemment). Je ne pense pas que la construction va effectivement reprendre avec ce développeur, mais c'est la plus récente mise à jour. J'aurai plus de confiance si il y avait un nouveau promoteur établi attaché au projet

  9. Of course it's speculation. That's what most of these threads are But sure, look at the Ritz. They sold 13-15 of the 45 units. I'd hardly call that a success. Plus, the Ritz is not L'Avenue - very different quality buildings.
  10. There aren't a whole lot of people who would be willing to spend that kind of money in the city, especially to live in that area. It's not a luxury building. I would be surprised if they sell all of them... The ones at TDC were not asking $2million+. Their height is actually not so important... the units at Altoria have excellent views and not one penthouse has sold (I visited them and spoke with the realtors). People spending that kind of money want to know that their units can be resold, and there is almost no resale market for expensive condos in "mid-price" buildings. People with that kind of money will go to more luxurious buildings where all the units are $800/sq ft +
  11. They will never sell those $2million+ condos, especially not the 5000+ sq ft condo asking over $5million. Nobody is going to spend that kind of money to live in that location, in a building that will be filled with a large number of renters. Just like at Rocabella and Altoria, those penthouses will stay empty for a long time
  12. Maybe they are going to focus their efforts on the 19 storey tower first, and wait before they commit to a second tower.

  14. Je me demande si les deux tours seront des condos, ou si un des deux sera des appartements locatifs. Ainsi, en lisant l'article de la presse, ca va sans doute prendre assez longtemps pour ériger ces tours considérant les difficultés qu'ils auront en creusant à proximité du tunnel. De toute façon, si les tours regardent aussi intéressant que les images le font sembler, elle seront des excellentes ajoutes au quartier
  15. I'd be surprised if the zoning wasn't changed to allow for something higher. That corner is in need of some renewal
  16. I'm not sure where the thread for this project is located, but the abandoned structure adjacent to the hospital has been boarded up for over a week now. I drove by last night and there was some fairly large equipment parked outside... not sure what is going on as nothing has been reported recently

  18. I agree with acpnc. Plus, I would add that Marriott is a notch above Holiday Inn. These hotels are also more affordable than luxury hotels, and could attract more tourists to the city. People who are staying at moderately prices hotels may also bring more business to mid-tier restaurants and shops (rather than blowing all of their money at Holts)

  20. The concrete monstrosities along de maisonneuve from guy to atwater also densified that area, and look what we're left with.. a hideous stretch of an otherwise very nice street downtown. Why rush for to achieve densification if we can wait for a potentially nicer and more appropriate project to come along? We don't need multimillion dollar condos going up in this area, but a prime location downtown surely deserves some higher quality projects than what is proposed here
  21. I'm actually hoping that this project gets cancelled... While the southern strips of Drummond and Stanley (and even Peel) are in serious need of redevelopment, I think the city would benefit more by waiting for a more ambitious design, rather than a generic looking building. This is right around the corner from the Bell Center, where some great buildings are being put up. They might not be 100 stories or architectural marvels, but they're unique to the city and offer some great amenities. It'd be a shame to fill in such a prime piece of downtown real estate with these boring towers. If I were looking downtown, I would be running to YUL, Rocabella, Icone or L'avenue before even considering this building. Plus, Samson is dreaming if they think that they will sell those penthouse units... No one is going to spend millions on a penthouse when the rest of the units are asking under a million.

  23. It is consistent, but developers should nonetheless try and put up something interesting and less bland. S sur le Square and the O'Nessy projects at least seem somewhat appealing from the renders. This looks just like the hideous concrete buildings that line de maisonneuve from guy to atwater. It doesn't have to be expensive material, but it doesn't have to be bland either...
  24. That has to be one of the worst looking buildings going up right now. That area deserves better

While I am a huge proponent for new development downtown - especially when it brings new businesses to the city - I don't see why we are pushing for the redevelopment of a site that was already redeveloped, and quite nicely at that. I'm not 100% opposed to the project, but there are so many other sites that direly need some new life injected into them. I could easily make a list of dozens of buildings/street corners that could benefit much more from a solid group of developers like those involved in this project. I know it's too late now, but it would have been much more impactful for this group to target a site that was more deserving of a facelift.
