Won't be surprised if the 196m is not including the glass on the roof, which gives it another 3-4 metres in height. Food for thought.

196 is to top of elevator overrun shaft, which will in all likelihood be aligned to the top of the glass parapet, which isn't included in the google earth 3d update. 

of note is that Sq. Ph is built on higher ground than Maestria - while it's not taller, its finished elevation is higher.

Btw, every promoter is wrong when he claims to have the highest building in Montreal from a sea level point of view. The highest is by far Oratoire Saint-Joseph who rises at a whopping 283m above sea level.
