  2. Best case scenario for Montreal (and all cities in my opinion) is a Nashville-like outcome, where Amazon opens some sort of "excellence centre," hires 500-1000 people (i.e. not enough to destroy the existing ecosystem) while absorbing a sizeable chunk of office space. That's the real prize.

  4. Not the biggest fan of the tower. It's fairly inoffensive but nothing interesting about it. That said, the podium will hopefully animate the street a little more. A lot of empty space in that area which is lacking pedestrian activity. This development, while fairly average, can only improve things. I'm almost wondering if given the large street frontage and the small footprint the tower will occupy on the podium, there isn't a second tower planned for this development. We'll see!

  6. Yes, no doubt true Banque Nationale is planning to build a new head office - but keep in mind they will be vacating their current premises. It's not as if the market is absorbing an additional 1,000,000 sf of office space here. My post is simply to point out the reasons why (and why not) CF is opting for a safer, less ambitious proposal. Agree or disagree?
  7. Cadillac Fairview is owned by the Ontario Teacher's Pension Plan. It is an institutional investor. By it's very nature, it is a risk averse organization. Combien de tours de bureaux de +30 étages ont éte érigés à Montréal depuis 1992? Zero. La plus haute tour de bureau qui a été livré récemment est La Tour Deloitte, soit un investissement de Cadillac Fairview. Oui, nous sommes tous déçus de la manque d'ambition de cette proposition. Mais soyons honnête, there is absolutely no anti-Montreal conspiracy going on here. None. CF is just not confident it can move a large block of office space, such as what was shown in the previous proposal. Neither is Ivanhoe-Cambridge for that matter. Sooner or later, there will be demand for 30+ floors of office in Montreal in a single development, and somebody will build it. Edit: and here come the down votes! Merci a tous!
  8. Toronto is already the location of Amazon's Canadian HQ and they've been adding jobs (hundreds of jobs) to both Toronto and Vancouver in recent months. A hiring spree would be in keeping with this trend, without necessarily being HQ2 related. They recently added ~2,000 jobs to their Boston offices prompting some to claim that HQ2 was in the bag. Could be. But could just be aggressive expansion.
  9. C'est vrai. Par contre, le cout de vie augmentera à des niveaux ridicules en ajoutant 50,000 emplois à Amazon. On pourrait gagner quelques talents dans le autres domaines qui sont tannés de payer ~2000$/mois pour un 4-1/2.

    Totally agreed. Next captain is, in my humble opinion, Gally. He's on all of the promo material and he's still technically part of the youth movement. There are occasional trade rumours surrounding Weber, and honestly, who knows if he'll be the same player we traded for when he gets back.

    Honestly, if Suzuki becomes a 2nd line C, this is a good deal. From having 0 legitimate top 6 centres, we may be blessed with 1) Kotkaniemi, 2) Poehling, 3) Suzuki in the next 3 years or so. Pretty good place to start. We have ample depth on wing and obviously Carey Price. We're weak on D, but Juulsen and Mete are promising. Not a bad trade, except for the terrible optics surrounding it. Happy it's over.

    Moi aussi je la trouve en disproportion avec le reste du skyline. Meme si j'aimerai voir un jour une tour phare, je pense que quelque chose de 250m s'intégrera plus harmonieusement. Il faut aussi respecter "la courbe" du skyline. Une telle tour devra avoir une emplacement centrale dans le skyline, à mon avis.

It very well likely will have floors going up to 60 as advertised, but there's also the possibility that several floor numbers are removed so as to attract a certain segment of buyer, which is a common practice in other markets (see Trump Tower Vancouver, 67 floors but only 187m). We know that they're not adding height to this tower without a dérogation, I expect it to have 56 stories, even if numbered up to 60.
  21. I did a quick floor count because this is pretty exciting - got 57 floors. I'll allow myself a 1-floor error and assume that this will be a 56 floor tower with several floors ending in "4" eliminated.

  23. I think this is a sign of a pretty healthy downtown core. There is enough demand to convert under used, heavily outdated buildings into new vocations, while giving them aesthetic upgrades. Even if I'm not a big fan of the new design, it's certainly an upgrade over the existing. It's kind of a win-win. The next step will be intensification. Taking a building like this, reinforcing it structurally, and adding floors to it. There are several such possibilities along Rene-Levesque, and I can't wait for some of the Class B/Class C 10 floor office buildings to undergo transformations like this.
  24. à 24,000 km^2, nous engloberions probablement le RMR d'Ottawa-Gatineau pour une population qui approcherait le seuil de 6M. Mais soyons réalistes, cela ne serait pas représentative d'une zone urbaine contiguë, toute comme la zone "CSA" de certaines villes americaines.
