  1. Always easy to blame the architect for what boils down to subjective preferences. This isn't a luxury piece, with highly customized floor plans and resulting architectural expressions. If I had to guess based on my own experience as an architect, the design brief called for floor plans with units that more-or-less stack vertically. As such, this design is pretty functional, if not tasteful as well. The regularity of the building facade allows the developer to purchase elements in bulk (think glass panels at a set dimension, balcony railings at a set dimension, precast elements at a set dimension), which represents a major cost savings - something which is still highly sought after in this market. Perhaps more attention is being paid to interior spaces and finishes as a result. One thing is for sure - if you're looking for a noticeable degree of irregularity in the building design, it'll almost certainly end up coming out of your pocket in the end, if you purchase a unit. The Montreal market isn't really there yet, although it was certainly moving in that direction, pre-Covid. Lastly, this architect is being tasked with integrating an existing early 20th century building into a new 21st century building ($$$), rather than just demolishing it. They're probably working very hard on the connection details.
  2. Agreed - many, many North American cities would love to have a dense downtown-adjacent residential and mixed use neighborhood. While Griffintown is far from perfect, it's improving and certainly breathed some life into that part of town.
  3. ^ We should send them some money and then complain to everyone else that their streets are paved with our hard work, despite the fact that that's not how equalization really works... how the mighty have fallen. Who could possibly have seen this coming?
  4. Does anyone actually believe that Ottawa and for that matter Baltimore and Salt Lake City are more competitive/attractive tech markets than Montreal... and Chicago... and Los Angeles? It's like the global finance rankings (GFCI, for reference) that were putting Montreal and Vancouver ahead of Frankfurt, the seat of the European Central Bank.
  5. They paid quite a bit for this lot, especially considering the 65m height limit. They also appear to be targeting the international investor class. As such, I would expect something at least above average.

  8. The synthetic stone is kind of an educated guess simply because I've used it in projects before. The quality of the finish varies quite a bit depending on how much you're looking to spend. I could easily be wrong though - this does look a lot like the St-Marc stone you've mentioned, but conspicuously low end to the point where it almost looks like straight up concrete block. It's shocking.
  9. The metal panels look downright awful. They're already starting to oil can. The brick on the tower portion is just ok, but I'm not a big fan of the synthetic stone on the base. Not a particularly elegant building.
  10. Again, my technical points don't suggest that this is basically impossible. I'm suggesting that this is more trouble/money than its worth. Sure, we can build a 2+ meter high parapet to shield the trees. It might require bracing back to the roof area, but that's no problem - it's only money. It'll eat into the building's allowable height, which seems pretty maxed-out at 62 floors/200m, but maybe by subtracting a floor and the associated unit sales, we can make this work no problem. We're just going to have to agree to disagree here. It's all good.
  11. Where did I use the word impossible? I said it was highly unlikely and listed my supporting reasons, none of which mentioned the technical impossibility of doing this. Economic infeasibility yes, technical impossibility no. This type of thing is usually reserved for prestige buildings, which we can most probably agree is not what this is going to be. A green roof for people to stroll upon complete with trees will jack up condo fees and make these units considerably more difficult to move. This can totally be done. Doesn't mean it will be. But hey, perhaps I'll be proven wrong. I'm willing to bet that if there's a green roof, it will surround a 1-storey mechanical rooftop penthouse to which access will be prohibited.

Also, highly unlikely there will be a green roof with trees at 200m, and even less likely that residents would be able to walk on it: 1) There would need to be sufficient planting depth integrated into the roof assembly for even the smallest of trees, which would lose their leaves in the winter. So realistically, this is a poor value proposition for a condo tower. Residents will not want to pay condo fees to maintain trees that are only lively for 7-8 months out of the year. 2)Higher winds at 200m, amplified by the canyon effect of other tall buildings nearby would also make for a poor environment for tree growth. 3) Green roofs are not typically designed for people to casually walk on. That would destroy the plants and/or the irrigation system. If there's even a green roof at all, it will not be occupied. Only people who occasionally service the green roof would typically be permitted on the green roof.
  13. Dammit. I really like these. Considerably more than what we're getting, which I really want to like. I'll reserve judgement until the thing is built.

  15. Il est hors de question d'installer un mur rideau parce que le feu puisse se propager par les fenêtres. Au maximum, peut-être que 10-20% de ce mur pourra être recouvert de fenêtres. Typiquement, pour éviter la propogation du feu, nous construisons un mur solide. Pour un immeuble comme celui-ci (apartments à locations), j'aurais probablement fait la même chose. La problème est plutôt les contraints du site et sa proximité avec d'autres immeubles résidentiels de hauteur.

Guys, with the proximity of the Enticy tower sitting on top of the Victorians, it's not that the developer/architects cheaped-out of adding windows to the East facade, it's likely that they literally can't due to building code limiting distance regulations set in place in order to prevent the spread of fire from one building to another. Good chance Enticy will have a West facing blank wall. The towers may be as little as 6m apart (quick measurement on Google Earth). There's no way you can add unprotected openings (i.e. windows) across a large facade with that kind of proximity, without installing a fire shutter (think of a garage door for windows that deploys in the event of fire) on each of them.

An over-sized strip mall crudely disguised as a European masterpiece, complete with fake roof lines and a state-of-the-art modern parking lot instead of boring canals, which sadly can't accommodate vehicular traffic. And not one, but two (!!) architectural tower features for increased visibility. Welcome to Edmonton, City of Champions.
  19. Maybe they have a permit for excavation and site works but it seems highly unlikely that they would have landed a building permit seeing as how only a couple of months ago they were still in the planning stages and was so heavily criticized.
  20. Why would any of these projects be dead? Several of them have building permits and contracts in place with various construction firms. Cancelling them carries penalties and liabilities. For those that aren't yet under construction, they are also bound to various entities. I assume Brivia has enough liquidity to ride this one out. They may be in the process of getting excavation and building permits which means they can actively continue working towards construction even during this period.

    Considering Columbus (out) finished with the same point percentage as the good for nothing Leafs, it is a shame. There are whispers of possibly expanding the playoffs to allow teams that are close to play their way in somehow. Obviously doesn't apply to us.

    According to Pierre LeBrun, the most likely scenario is that the rest of the regular season will be cancelled and playoff seeds will be awarded based on winning percentages. Honestly... thank goodness the misery that is the Habs' season is over. Not a minute too soon.

  24. J'ai constaté l'inverse - je dirais qu'à peu près de 7/10 des étudiants de ma class de graduation de l'école secondaire ont choisi de rester à Montréal. Peut-être que c'est parce que ça fut une école d'immersion française (Royal West)... but uh... don't judge the school based on the level of my French 😅
