Residential towers on former Spectrum site now set to rise even higher

Montreal’s biggest ever mixed-use residential project just keeps getting taller.

Maestria, the sleek real-estate complex slated to rise on the site of the late, lamented Spectrum music club, will include two residential towers of 57 and 61 storeys respectively, developers said Thursday after a groundbreaking ceremony at the corner of Ste-Catherine and Bleury Sts. That’s even more ambitious than the previous incarnation, which called for asymmetrical towers of 51 and 53 storeys when the project was unveiled in November.

Although Maestria now features 1,750 apartments and condos instead of 1,500, construction is still expected to cost the same — about $700 million. Developers expect the first residents to move there in 2022 or 2023.

Located in the heart of Montreal’s festival district, in proximity to Place des Arts, Maestria brings together three local players: developer Devimco Immobilier, Fiera Properties and Fonds de solidarité immobilier FTQ, the real-estate arm of Quebec’s largest labour union. Its signature characteristic will be an aerial passageway connecting both towers on the 26th and 27th floors.

Developers sold 75 per cent of the 438 condos in the first tower in about eight months, according to Devimco president Serge Goulet. Sales for the second tower, which will include 611 condos and 340 rental units, began a few weeks ago and demand shows no sign of slowing, he said. 

“We thought we would get a good response, and we got a great response,” Goulet said Thursday after the ceremony. “This is among the most successful introductions we’ve done in the last three years. We’ve already sold a lot of units in the second tower.”

Devimco, one of the main investors behind the development of Griffintown, recently made headlines for its plan to build condo towers on the site of the former Montreal Children’s Hospital. Its four biggest residential projects on the island of Montreal, representing investments of $2.4 billion, encompass 6,300 residential units.

At the behest of the city, Maestria’s developers went back to the drawing board in the past year to make the towers thinner, Goulet said. Each floor now features about 12,000 square feet of space, compared with about 15,000 initially, he said. 

Rental units will be located in the bottom third of each tower, with the upper floors reserved for condos. Prices start at about $295,000 for a studio, with the average property selling for about $440,000, Goulet said.

One-third of all units in the project include two bedrooms or more. About 15 per cent of the condos offered for sale in the first tower will be studios.

Since Maestria is a luxury project that features no low-income units, its developers plan to contribute about $10 million — as a goodwill gesture — that the city of Montreal can reinvest in affordable housing.

Maestria’s commercial success is indicative of the strong appetite for residential projects in the city, according to Normand Bélanger, who heads the Fonds immobilier de solidarité FTQ. Record-low unemployment rates and a steady flow of immigrants play a key role in supporting demand, he said.

“Sales are ahead of schedule on every one of the projects that we are building,” Bélanger said in an interview. “A lot of people want to move to the island of Montreal, which is excellent for condos and rental apartments. Even when we look as far out as 2021, the fundamentals remain solid. In this case, it helps that Maestria is so close to three universities. We see quite a few parents buying property for their children.”

As of May 31, the Fonds had 61 projects under development worth a combined $4.2 billion. It manages 68 commercial, industrial, office and residential buildings across the province.

Il faudrait changer les infos quant à la hauteur en mètres. Selon le CCU de juillet, les tours auront 185 et 202 mètres.

Quand on y reflechit un peu, on a un promotteur qui clairement a initié et lancé une course sur qui aura la plus haute tour! Dans la Metrople!! Du jamais vu à Momtreal!! juste pour ca, merci Devimco.

Le début devrait être imminent, Devimco style. (C'est probablement le promoteur "le plus vite su'a puck"!) ;)

Pour la date de fin, ce devrait être en 2023 si on se fiait à cette phrase de l'article de The Gazette:

Je serais étonné que l'arrondissement permette de dépasser la barre des 200 m, ce qui créerait un précédent... (?)

Je crois que les architectes peuvent aisément ajouter des étages simplement en réduisant de quelques dizaines de cm la hauteur de la plupart des étages.

P. ex.: à 2,75 m / étage pour disons 50 étages sur la tour la plus haute, il resterait une marge moyenne de 5,55 m par étage pour les 11 étages restants, incluant les étages de lobby, celui de la passerelle et des services aux résidents, au moins 5 étages de penthouses, puis les étages mécaniques.

CIBC Vs PVM 1: la "grande dame" a eu le dernier mot via l'ajout des 3 étages au-dessus des étages mécaniques, gardé secret par le promoteur William Zeckendorf jusqu'au moment de les bâtir! 😉

So I'm guessing the 61 storey tower should be at least 200m, and maybe even the 57 storey tower will reach 200m

Le skylounge originally was floor 26 with an 8m ceiling. They changed it to floor 26-27 so they gain 1 floor.

Le Maestria aura sûrement 200 m. Les plans originaux montraient une hauteur de 198.45 m mais maintenant qu'ils doivent ajouter 3 étages, ils vont prendre ce 1.55 m restant sur la limite de 200 m, en plus d'enlever de la hauteur sur d'autres étages comme tu l'avais indiqué.

Le 1SP ne peut pas aller jusqu'à 200 m - ils sont sur un terrain avec une élévation de 35 m ce qui fait un maximum de 197.5 m avant d'atteindre l'élévation du Mont-Royal. Mais je ne serais pas surpris qu'ils essaient d'ajouter au moins un étage pour avoir un faux-titre de la tour la plus haute de Montréal (62 étages versus 61 étages) 😛
