So my friend is interested in this condo building because he works a few blocks south in Old Montreal. He's not the type that cares too much about the outside look of the building (aka not a mtlurber). He just wants to BUY a brand new unit with brand new appliances, spitting distance to downtown and work. He's looking for peace and quiet too, he's a simple guy really. No airbnbs in the same building!!! Should I completely talk him out of this building? Should he look at 21e Arrondissement instead? He wants a condo for November 1st so it has to be built.

The old Plaza Airlie is being torn down and replaced with a strangely-shaped 3F building. Full Consultation Publique on youtube. Even more bizarre is that the Dollarama and the Shish Taouk place will remain as-is. What a mess.

This was a crackhouse when I lived in the area 15 years ago. It burned down on January 18 2021. Fully demolished as of July 15 2021. It was approved for demolition in 2018

Sorry I'm not sure I really understand your question. The few times I wanted to use it I couldn't because it was full. But I have also read the same "underused" claims over the years. To be honest there's typically enough parking space along De L'eglise when we go to the CLSC so we don't bother with the detour.
