  1. this project has been rejected by city council, Pointe Claire has also changed the zoning to 6 floors, so Brivia will have to go back to the drawing board.

Pointe Claire is in the process of a zoning change from industriel to commercial, i believe they they want to create a dense area of 7 floor (25M) hotels , offices along with lots of retail and restaurants. see the link https://www.pointe-claire.ca/content/uploads/2021/02/2021-02-09_projet-de-reglement_items-10-04-10-05.pdf Unfortunately , Dorval doesnt seem to have the same vision for the East side of Sources blvd. The zoning remains the same and the Esso station (which is a prime location) is being demolished for a new Esso station with Starbucks, very lackluster and a waste of valuable real estate.
  3. here is one on found on there site from before yesterday. Its Sunnybrook street looking west towards 11 ave in Roxboro. All the tracks are already stripped along with the high voltage wire and ''catenaires'' the destruction will be swift
  4. there is a pretty easy way to get progress on all the deux-montagnes stations from sunnybrooke to duex-montagnes . there is a group on facebook called mouvement rallye deux-montagnes. basically an echo chamber group of residents who are against the project. they take and post pics all the time and basically trash ANYTHING about the project in the comments. I usually go to that group for updates on the project (and skip the comments lol) They havent done roxboro yet but they got recent pics of sunnybrooke, deux montagnes and grand moulin.

    Les normes de densité aux alentours des station REM doit être 60 logement par hectare, tu crois vraiment que les résidants de pointe calumet et OKA vont accepter ca? en plus 20km...c'est peut-être pas beaucoup sur la rive nord ou tout est distant. Mais quand on parle de construire du TEC, c'est énorme.

This article really only states that the properties closest to elevated transit will gain less than those slightly further away that are sheltered from traffic and noise. The only way to really lose value would be if the transit project is a bust in its entirety.
  8. I think you're right, The REM - A (Brossard/West-Island) had bill 137 to expedite easily, it gave the CDPQ all power. Earlier this year bill 61 failed and i Believe bill 66 has not been adopted yet. I am speculating and assuming at this point since I dont know much at all on the subject. Maybe others on here do?

    Did you even read my comment? I said I dont agree with an above structure. My point was that saying because dozens are killed in Chicago under an old elevated structured therefore we must not have that here is a blanket statement not grounded in reality and not taking into account the MASSIVE difference in crime rates, socio-economics, demographics and historical inequalities. Your original post was not pertinent or relevant or constructive or even interesting in regards to the topic at hand. Its akin to a NIMBY position...and 99% of NIMBY's no nothing about urban planning. This site is filled with insightful comments from intelligent people. Lets try to keep it that way, claiming worst case scenarios (Chicago) are going to happen here is more suited in a public consultation where citizens express their worst fears. You seem intelligent judging by your last response which actually had good points, try keeping that same energy!! lol

    Exactly, also Vancouver would be a better comparaison, socio demographics , crime rates , economy, all more comparable with Montreal than Chicago. Not to mention the completely different era they were built in. My issue with the original post was the cut and dry statements of fear mongering that aren't grounded in fact or reality.

    While I dont agree with the proposed elevated section on R-L, your comment here is not constructive at all. Its the equivalent of posting a picture of a NYC south Bronx public housing project in every high rise proposal thread on this site and using it as an argument to not build high rises in Montreal.

  13. Indeed, its a DOT not a TOD. But it is not urban sprawl, it counters urban sprawl. As long as all new developments are high density with minimal car space. It's meant to do both
  14. there are requests at the registre de lobbyistes to change the zoning around Sources to high density commercial/residential. when development around Fairview becomes saturated they will begin developing around sources , a much better location considering there are no nimby's in the area to try to block projects.

    Senneville sur le parc

    <<THEY>> as in the city of Senneville and its citizens., they wanted to preserve as much as possible. I have been enjoying the ''Grand Parc de L'Ouest'' for many years so i know the area quite well. Senneville has nothing like this proposed development and you are right when you say the citizens want to preserve the character of their place, in other words the citizens are and have been against any development including this one. The last 2 mayors have been playing municipal gymnastics to please both developers and citizens to no avail. https://montrealgazette.com/news/world/senneville-prepares-to-release-new-urban-plan the west island does not need any more urban sprawl, its housing stock is already well over 50% of this type of housing. The West Island needs to beef up its major arteries with high density in order to have a more balanced mixed housing and also to encourage public transport. And yes , let us have more green spaces close to where people live, maybe tell that to senneville residents who hate condos more than they love trees. here is an article where they blocked a condo project that would have saved 80% of the land to be developed. now that same land will be grazed for single family homes that take up much more surface. Not to mention it completely goes against proper urban planning and sustainsable development.     Horrible project, archaic vision, bunch of mcmansions with 3 door garages , litterally something out of 70's. they should have left it greenspace instead of going with a project like this.
  17. I believe 89 meters is for the 25 floor tower over the first 4 to 7 floors. 90 meters is roughly 25 storeys.

Faut pas oublier que la ligne bleue se rabat sur la ligne orange montmorency, qui est déjà achalandé au point de saturation. rajouter 5000 logements a Anjou (qui sera principalement des utilisateurs de TEC) peut créer de sérieux problèmes sur la ligne orange. on compte déjà développer dans l'est de l’Île et aussi a Terrebonne ou on commence a voir des tours a condo. ça va avoir l'air de quoi dans 15-20ans? Alors que De la Savane et cette branche de la ligne orange peut prendre des nouveaux voyageurs. pour l'instant. mais peut finir avec le même problème si on développe des méga-projet a royalmount et blue bonnets + plus l'extension de la ligne orange qui donnera acces au métro au REM + le TOD bois francs et tous les développements de l'ouest de l'ile qui se feront dans les prochain 20ans. un loop de la nouvelle station Anjou a la station honoré beaugrand aura fait plus de sens , des TOD plus modeste pourrait être développé a gallérie d’Anjou ET place Versailles (2500 logements/ch) au lieu de 1 gros TOD a Anjou qui n'auront qu'une direction au centre-ville. Mais je rêve un peu, vu que des extensions de métro semblent quasiment impossible a financer et développer a Montréal.

  25. a la présentation du REM a pierrefonds l’année dernière j;avais suggérer qu'ils construisent une piste cyclable de Laval reliant jusqu'au parc nature bois de liesse. les ingénieurs présents semblait intéresser a l’Idée mais finalement NOUVLR mets la facture aux municipalités pour aménagement le long de l'emprise , et c'est vraiment dommage, une piste cyclable jusqu'a la station A40 serait génial et mieux placer que sur un boulevard achalander comme les pistes a Mme Plante.
