  2. 4 years later for a demolition, 3 years construction... 7 years for 176 units. You can thank QS, Leftists and an egotistical person for delaying housing during a crisis.
  3. The commercial space has been leased

  5. It is sad seeing how much the city declined since 2020. It's been an insanely rough 4 years and it looks like it'll only get worse. We either have to be highly vocal and put pressure on our "leaders" to fix S**t asap and properly, or we just vacate the city and they then know that their are consequences for their actions (or lack thereof). Feds need to toughen the criminal code and stop with the catch/release b.s and need to be tougher on hard drugs. The province needs to stop fabricating an artificial language war and needs to start properly investing in the city, social services and to make Quebec international for once = more $$$ here. The city needs to stop with their woke bull S**t, it's clearly not working. So reduce red tape, allow more housing to be built and stop with the wokeness. We need to stop with the UQAM-omics of things and focus on proper economics and brokerage politics.
  6. Unfortunately, Montreal is no longer a safe city, the trends in the metro point in a direction the city has been going in. The amount of people I see using drugs in the metro system lately is mind-boggling. The stretch between Frontenac to Atwater is abysmal. Everyone is doing the heroin hunch, all drugged up and all **cked up. Random acts of violence, drugs, suicides, homelessness... nothing being done. It is spiraling out of control. And then people wonder why no-one wants to travel downtown/in the metro and people would rather go elsewhere. You can thank all the idiots in charge for doing absolutely nothing to ensure violence decreases and safety increases. Montreal is heading towards a very dark path.
  7. Offices, hotels, condos, etc... lots of phases planned. Just need costs to go down and a YIMBY admin to get this ball rolling.
  8. Finally! A Montreal based company buys an American company and not the other way around FLARE ACQUIRES US-BASED COMPETITOR FORETRACE https://betakit.com/flare-acquires-us-based-competitor-foretrace/

  10. Can't wait to see construction start in 2045!
  11. Let me rephrase I know the limit is 200 metres, but in theory, you should be able to build up to 217M to be at the same height as our beloved hill.
  12. That's what I heard as well... Just wish we had height variety (upwards, of course) on these lots. It will look weird having 200M towers x6 all clustered together, especially considering theoretically, 217 metres can be built here and it will still be the same height as the "mountain"
  13. Taxes aside, Quebec and Montreal's real estate market (like everything else here) is a Monopoly/Oligopoly of Quebec companies. Too many headaches for major international players. That CAN change, but there's too much lobbying/corruption/kickbacks and red tape in place.
  14. Clearly, this city does not give a S**t about stopping this from happening time and time again.

  16. Good start so far, I still think we should push for art to be incorporated in this area. We need a truly distinct and new vibrant area downtown.
  17. Correct, I can tell you at PVM, a lot of floors have had small spaces renovated for new tenants. 5-10K sq ft, so very small but still something.
  18. Wait to be seen, but I can tell you thay class A office space is where all the action is. Smaller leases but more confidence now.
