  1. I saw the list of prices....ridiculous. Nothing can every justify 600k for a 440 sqft condo on the second floor of this building...Investors that buy in this project are pure speculators. at the price it is selling, no rent will ever cover the costs.
  2. @SameGuy believe me I would - I've seen your comments on other threads and it's as if you don't even live in north america.
  3. A lot of the units will have practically no sunlight - They should make it less compact
  4. @IluvMTL obviously they reduce their commercial footrprint in the area, the pandemic has changed things. What do you prefer, they built restaurants, offices and boutiques that will sit empty ? no . I completely agree with their strategy. Also, having to much commercial space around a residential area is not good - You don't want to have too many people at all times.
  5. I don't understand why people compare the two projects...Two seperate projects.. August and Louis is much better located than Esplanade Quartier. The majority of people that bought in Phase 1 are investors and the delivery is supposed to be mid-end of 2023 which is in line with the current situation. the location of EC is not good, literally at the exist of the Jacques quartier bridge next to nothing. Meanwhile, A&L you can walk down to the old port and are couple of minutes away walking distance form multiple metro stations. The prices of EC were also ridiculous when I had gone for phase 2 - You will definitely not make your money on that project unless you keep it for many years - the area is not appealing . I purchased a unit in Phase 1 of Auguste and Louis on wolf, 600 sqft for 275k -- That is very hard to beat. As for the delivery date, you can look on their website and Phase 2 is to be delivered in 2024. From my perspective (as an investor), if the project is delayed, it's better for me. No expenses and inflation takes care of the rest. Devimco made it very clear the project was going to a while so I do not see the issue. Finally, as I mentioned couple of times, people that purchase a unit on RL were already aware of the noise and the REM, is less noisy than cars. Also based on the current trajectory, the REM will no pass in front of A&L. Phase 2 of EC has been selling for almost 2 years now..give me a break
  6. I don't believe that the REM will impact the sales on the Quartier des lumieres project. People who bought on the R-L side were already aware that being located on the street will be noisy. There will be no stop in front of the project. Additionally, many compare esplanade to A&L project. August and louis Phase 1 was the most sucessful downtown project in 2020 - 95% of the units were sold. As opposed to esplanade quartier which has been struggling with the sales since the beginning of the project. Phase 2 of Auguste and Louis is underway - if you don't hear about it it's because a lot of the units have already been sold. This project will be a GEM - the price is reasonable, will be close to the REM. Obviously, the best units are the ones located on wolf street and interior courtyard since there will be less noice. I would also like to add that the REM might not even pass in front of the project... we do not know the definitive trajectory yet.
  7. Isn't there a restaurant on the corner of atwater/saint-catherine ?they will destroy the building ?
  8. I really don't know this area well. For those that know, do you think it is too much of an industrial location ? or there is some potential in the area know that the island is getting very expensive.

  13. The prices will be ridiculous for a longeuil condo next to nowhere. 1bedroom 550sqft with parking and taxes included on lowest floor, 380k. 525k for 2 bedroom.

  17. @zedex yes, indeed, slightly higher than what I was told. Still, compared to other projects, I find the prices quite reasonable.

  21. @zedex congratulations - Yes indeed phase 2 prices are going up like crazy. @Kevohn I would not be very worried if I were you. If only you would see the prices of studios in Phase 2 - around 50-60k up from phase 1 and 460sqft studios are awesome.
  22. In line what they told me. My point is that prices have gone crazy up since Phase 1 - in phase 1, 1 bedrooms started at 285k
