Looking to assign my contract to someone for same price I signed 2 years ago - I moved out of the country. 411k tax in, 6th floors, 700sqft, 1bed,1bath, 1 locker, 1 indoor garage, washer/dryer - Unit should be delivered this summer. If interested, DM me Can't beat this price. I was one of the first clients.
  2. @berri-res - Have done this in the past and you can do the same. Do the closing of your unit before they have fully finished the condo - that was you can keep your rate. If need help, DM
  3. @Kevohn do you know who the management company is for this project ?
  4. I feel bad for those that bought on the interior courtyrard. They will be facing 4 other towers and some will be facing directly the other towers. It now makes sense why Devimco was selling the Wolf side so much more expensive than units facing other directions.
  5. @Kevohn why would you think it is a good idea to buy in phase 3 when the prices went up 150k for 1 bedroom. If you did well in phase 1, buying in phase 3 will offset your gains since they are now selling the hype !

  7. Non, ils ont arrêtés la vente de la phase 2 pour augmenter les prix - Les coûts de construction sont en hausse. Les gens qui ont acheté dans la phase 1 sont mort de rire. les mêmes unités dans la phase 2 se vendent pour 100-120k de plus...

  10. @Kevohn same with me. I was able to select my interior. To be honest, the quality and material of the finishes really look good. I would recommend you go and see in person.
  11. @Eniu If you remove the parking and locker from the price, it comes to around 600/sqft - If you compared it current condos in lasalle on newman, the price is not crazy specially since it will be delivered in 2024. Across the street they are building the newman and on the other side, the land was also bought. This is also a luxurious project. Also, they have already sold a lot of units (almost 50%) and they are starting constructions - it means that there is a lot of interest
  12. Is 623$/sqft tax in and parking in expensive for this area ?
  13. This project is good - Prices are even better. Nicely located, close to park and stores and near the angrignon metro. First project in a while that I have seen that is not overpriced.
  14. The prices for 1 bedroom starting at 275k, 2 bedroom 400k - FINALLY a project that has reasonable pricing based on the location. The loges project down the road is soo overpriced. 1 bedrooms start at 350k before tax. They had to lower their prices after launch since it was too excesive.
  15. @kalarm I called as well and they mentioned the same prices. I was like, this is REALLY EXPENSIVE FOR HOCHELAGA. He said, no this is considered ville-marie / downtown. I said, this is A JOKE. He then went on and compared the prices to that of A&L and I was like, this project is 40 minutes to A&L which is literally 2 min away from downtown. The prices are outrageous. Why would I pay 380K for 600 sqft when i can get a used condo down the street for 280K for 1000 Sqft. The same happened at the loges project. during they launch, nobody bought and then they have to lower their prices again.
  16. Wow did you guys read in the news. I didn’t know that it will alao include an underground city. That’s pretty awesome. They also mentionned that they will go with the initial plan of having lots of commercial space. they are now in full phase 2 launch mode and I agree that the prices have drastically increasd - a goos 20% from phase 1. really excited about this project
  17. How would you guys compare this project to "the loges" which is 200m away at the exit of the assomption metro station ?
  18. I was informed that the Launch of the project is beginning of November -- looking forward for this project and the redeveloppment of this industrial area.
  19. @Fortier both Phase 1 and 2 are condos and not rentals. In addition, their will be a tunnel connecting both phases as the common areas are shared between both phases. Phase I will include a rooftop pool, urban lounge, gym and so on. Phase 2 will contain a rooftop terrasse, a workspace area and so on. I also spoke to a devimco rep - Phase I is almost sold and the VIP for phase 2 has started. The official launch of Phase 2 will be in October. Exciting times for quartier des lumieres. Once this project will be done, it will be a "new core" for this area covering est of ville marie, old port, the molson project and so on,

So there are couple of points I would like to bring : 1- I completely agree that a big portion of their clientele will come from westmount or other wealthy areas in Montreal looking to downsize - But let's be honest, these people will not be moving from a 8 bedroom house into a 500 sqft unit. They will want something decent. However If we look carefully, a big % of the units in the project are 1 bedroom / studios -- These units are bought by investors 2- The price - As the price of new condo projects go up, so will the price of current condos in the downtown core - I'm happy because I own multiple condos. BUT LET'S BE STRAIGHT - These prices, similar to the one of the "mansfield" project are ridiculous. Who in the hell thinks it's a good idea to pay for a studio for 450k tax it for 370sqft GROSS. 3- a lot of units sold but these are normally inside sales at better prices that we- normal people - do not see
  21. The QDL is close to old montreal, gay village and eventually to the molson project. They easily be able to rent the commercial spaces, specially that the area is lacking grocery stores and so on. It is also closer to all of the offices in ville-marie. The choice will be easy. One again, two projects with two different purposes. the clientele from esplanade and QDL will be different and so will be the available commercial spaces.
