Wilderton shopping centre to be demolished | Montreal Gazette The city is set to approve a mixed commercial and residential development to replace the Wilderton shopping centre in Côte-des-Neiges. First Capital, the owner of the single-level mall built in the early 1960s, wants to construct three buildings of between two and eight floors on the sprawling site for housing units and stores. The mall spreads over 19,813 square-metres on Van Horne Ave., between Darlington and Wilderton Aves., equalling the width of the four medium-rise apartment buildings behind it. A parking lot in front of the mall sets it back from Van Horne. Montreal’s city executive committee approved a bylaw this week to amend the urban plan to allow the project to move ahead. The bylaw will go to the Dec. 19 meeting of city council for final approval. The borough of Côte-des-Neiges–Notre-Dame-de-Grâce has already given its approval for the project. The Jacques-Viger committee, the city’s architectural advisory panel, was also favourable to the project. A public consultation on First Capital’s plans, held in the borough in September, elicited concern from residents about the temporary closing of the grocery store in the mall for 15 to 18 months while the project is built. It’s the only large grocery store in the neighbourhood. The density and height of the project also raised concerns. However, a civil service report says the project was modified three times to improve the integration of the new buildings into the area. For example, there are now greater setbacks from the street. The new construction will also create a wind effect on Van Horne. However, the report says the project will be an improvement over the current situation because the open parking lot in front of the mall exposes Van Horne to wind. The new construction will also cast shadows on buildings on Kent Ave. and Van Horne during certain times of the day. The city’s urban-planning department noted in a report on the project that the existing mall has no heritage value and the new construction would improve the general image of the area. The project is required by provincial regulations to include a portion of affordable housing, it added. The report also notes a traffic light that will be added at the main entrance of the project will help with traffic flow.
