Hey Everyone, I'm using One Square Phillips as a case study in a video and could use some fact checking/help. There is a type of comment I often get "buildings shouldn't be taller than 5-10 stories because over that height they don't actually get any more useable floor space". It's obviously absolute nonsense but surprisingly common so I feel obliged to debunk it. I chose One Square Phillips because it (at first ) appeared to supply all the data I needed.
Using their website's floor plans I have created this spreadsheet to tally the total residential floor area of phase 1. Unfortunately there is a discrepancy between the marketing materials, the news articles and some amendments that have happened during implementation. My estimate is off by 25 units total.
Q1 I'm wondering what the current numbers are? If there is a floor-to-floor detailed breakdown somewhere?
Q2 Are units and usable floor area counts know for phase 2 & 3?
Q3 Is the surface area of the lot for all phases (1,2,3) 7,420m
Thanks ahead of time if anyone has this rattling around their brains. Getting the numbers for all this accurate is important, because I'm also planning to use the project to test Reg 20/20/20 on the building as a "What if" scenario. But if the base assumptions are too far off the calculated numbers will swing wildly.
