Dévoilement du concept d'aménagement de la rue Chabanel et prolongement de la rue Jean-Pratt
Des investissements de 19,3 M$ pour la revitalisation de l'Acadie-Chabanel
Montréal, le 6 août 2008 - Le maire de Montréal, M. Gérald Tremblay, accompagné de M. Alan DeSousa, responsable du développement économique, du développement durable et de Montréal 2025 au comité exécutif, et de Mme Marie-Andrée Beaudoin, mairesse de l'arrondissement d'Ahuntsic-Cartierville et responsable du développement social et communautaire au comité exécutif, a annoncé des investissements de 19,3 M$ pour la revitalisation du secteur l'Acadie-Chabanel. De cette somme, un montant de 17 M$ servira à réaménager la rue Chabanel et un montant de 2,3 M$, à prolonger la rue Jean-Pratt où les travaux ont, d'ailleurs, débuté à la fin juillet.
« En 2005, nous nous étions engagés à consentir des investissements majeurs pour la revitalisation du secteur l'Acadie-Chabanel. Cette dernière étape finalise un projet qui permettra entre autres d'améliorer l'attractivité de cette artère importante. Déjà les projets d'investissements privés dans le secteur sont estimés à 250 M$, voilà des retombées concrètes », a déclaré M. Tremblay.
« Ce secteur offre un important potentiel de développement grâce, notamment, au fort gabarit des immeubles dont la superficie de plancher atteint les dix millions de pieds carrés. D'ailleurs, l'Acadie-Chabanel représente un pôle de développement dont la portée dépasse largement l'arrondissement. C'est pourquoi nous avons identifié ce quartier comme prioritaire dans notre stratégie de développement économique », a ajouté M. DeSousa.
Le réaménagement de la rue Chabanel, entre le boulevard Saint-Laurent et la rue Meilleur, vise à transformer la rue pour y créer un véritable milieu de vie. Ainsi, le concept d'aménagement retenu permet d'améliorer la sécurité et le confort des piétons, de rehausser la qualité des aménagements du domaine public, d'offrir un cadre vert et durable par un reverdissement important, de favoriser la présence des transports actifs et de donner une identité propre à la rue Chabanel. Les travaux de prolongement de la rue Jean-Pratt, entre les rues Chabanel et Beauharnois, offriront, de plus, un meilleur accès aux nouveaux immeubles qui y ont été construits récemment.
« Ces travaux permettront d'améliorer considérablement le cadre de vie du quartier conformément aux préoccupations des résidants et des commerçants que nous avons consultés à plusieurs reprises. Et nous avons la ferme intention de les tenir informés de l'avancement des travaux et d'être à l'écoute de leurs besoins afin de minimiser les impacts sur leur quotidien », a noté Mme Beaudoin.
Le concept d'aménagement de la rue Chabanel a été développé par un consortium composé de la firme Affleck + de la Riva architectes, de Version & Vlan paysages et d'Éclairagepublic à la suite d'un appel de propositions.
Adopté en 2005, le plan d'action Réussir l'Acadie-Chabanel comportait cinq volets, soit l'implantation de la gare Chabanel, inaugurée en janvier 2007, la mise en place d'initiatives économiques structurantes, la création d'un partenariat de gens d'affaires, mis sur pied en mars 2007, la planification détaillée du secteur, approuvée en octobre 2006, et la création d'un programme d'aide aux propriétaires d'immeubles à grand gabarit, en vigueur depuis le début de l'année.

THE MONTRÉAL-PARIS MONUMENT... OR THE PARIS-MONTRÉAL TOWER

Many an international exhibition has had a building which stood out and became the symbols of those exhibitions. The first such exhibition -- in London in 1851 -- was held in what could be called a giant greenhouse. The building was christened the Crystal Palace and the exhibition nicknamed the Crystal Palace Exhibition. In 1889 Paris hosted an international exhibition for which it built the Eiffel Tower. Montréal was to follow in this tradition with a tower of its own.
Jean Drapeau, then mayor of Montréal, had been trying to build a tower for his city for some time. There was even a plan afoot to build a tower atop Mount Royal. When Expo came his way, Drapeau saw a chance to build his tower, a celebration of the historical and cultural ties between Montréal and Paris. To be financed by those two cities to the tune of $20,000,000, the tower was to be built at the downriver (easternmost) tip of Île Ste-Hélène. Symbolically, mark the 325th anniversary of the city of Montréal, the tower was to be 325 metres high, which would have made it second only to the Empire State Building in height. Getting to the top of the tower would have been done via eight to ten two- and three-deck elevators and escalators. The view from the top would have spread out for 50 miles and been high enough to look over Mount Royal. Fountains were planned for its base, and a restaurant was to be located inside.
In the end, the tower was never built. Paris had its presence in the French Pavilion instead, and Montréal was not represented at Expo at all. Interestingly, the tower proposed for Expo 67 looks exactly like the tower Jean Drapeau did eventually get: the mast of Montréal's Olympic Stadium.

Le mandat vise l’élaboration d’une stratégie de requalification du secteur de la gare Pie IX du futur train de banlieue de l’Est, suivant les principes du TOD (transport oriented development).
L’étude présente l’évolution du secteur, les potentiels et contraintes de développement ainsi que les nouvelles vocations et paramètres d'aménagement à privilégier en vue d'intensifier et de diversifier les activités à proximité de gare et le long du boulevard Pie IX. Cette démarche prospective vise notamment à enrichir la connaissance de ce milieu particulièrement complexe, à lancer des pistes de réflexion et à dresser l'ébauche d'une vision globale d'aménagement pour le quartier.

Lodging Econometrics Reports Canadian Construction Pipeline
At a High in Q1 2008 with 265 Projects/33,964 Guestrooms
The Pipeline Has Now Begun to Unfold in Earnest
USA – Lodging Econometrics (LE), the Global Authority for Hotel Real Estate, announced that Canada’s Construction Pipeline totaled 265 projects and 33,964 guestrooms at the end of Q1 2008, a high for the cycle. Hotel construction in Canada has been solid. The total number of guestrooms in the Pipeline grew for an eighth consecutive quarter, and is up 14.2% year-over-year. All projects included in the LE Pipeline have dedicated land parcels, are being actively pursued by developers and have been verified by the brands.
The total Pipeline appears to have reached its peak, as project and room counts have held steady for the past three quarters. Those to Start Construction in the Next 12 Months, 93 projects/11,649 rooms, and those in Early Planning, 83 projects/9,975 rooms, are at highs for the cycle. Meanwhile, the totals for Under Construction, 89 projects/12,340 rooms, are down from the cyclical peak established in Q2 2007.”
Several Factors Have Developers Becoming Cautious
Certain dynamics have aligned to cause developer caution. The Bank of Canada instituted three consecutive decreases to its key interest rate since December 2007, down a quarter-point in both December and January, then a further half-point in February, indicating concern about a slowing in the economy. Hotel operating statistics were strong in 2006 and 2007, however, a continued decline in visitors from the United States due to the low US Dollar, higher gasoline costs and reductions in discretionary spending, along with indications that domestic travel is apt to decline as well, mean that guestroom demand is likely to soften moving forward.
With these emerging concerns, it appears that hotel developers are taking a cautious approach for the moment. The number of New Projects announced into the Pipeline, 15 projects/2,038 rooms in Q1 2008, represents a 58.3% decrease from Q4 2007 for both projects and rooms. It is the smallest count seen in over three years.
Construction Starts for Q1 2008 totaled just 9 projects/1,329 guestrooms. Although first quarter Construction Starts are historically slower than the rest of the year, the counts for Q1 2008 are at a very low level. Projects already in the Pipeline are proceeding at a sluggish pace, with projects backlogged in the Scheduled Starts and Early Planning stages, suggesting that developers are more conservative and taking a wait-and-see approach.
LE’s Forecast for New Hotel Openings
LE’s Forecast for New Hotel Openings estimates that 82 projects having 9,554 rooms will come online in 2008, while 88 projects/10,807 rooms are slated for 2009, with 12,340 rooms already Under Construction. This represents a gross growth rate of 3.5% and 3.8%, respectively, before any guestrooms are removed from inventory. Net New Supply grew 2.0% in 2006 and 1.9% in 2007. Currently, The Pipeline, growing throughout the decade, is beginning to unfold just as demand is modestly starting to soften.
Development is Concentrated in Key Markets
Of the 33,964 rooms in the total Pipeline, only 16% of those rooms are full-service, with 57% in the select or limited service segments. Another 27% is currently designated as Independent. Approximately 70% of those rooms in the Independent segment will choose a brand prior to opening, mostly in the select and limited service category.
The bulk of hotel development is in the Central and Western regions. Ontario leads the Central provinces in terms of pipeline counts, with 94 projects/14,072 rooms, while Quebec has 25 projects/3,800 rooms. In the Western Region, Alberta, with 61 projects/6,457 rooms, and British Columbia, with 44 projects/5,430 rooms, have the largest provincial pipelines.
Ten markets have the significant share of the Pipeline. In these markets, there are 123 projects/18,902 rooms, or 56% of the total Pipeline. In Ontario, Toronto leads with 34 projects/5,946 rooms, with Niagara Falls second at 13 projects/3,013 rooms. In Quebec, Montreal’s pipeline stands at 11 projects/1,786 rooms. For the Western Region, Vancouver, at 19 projects/2,628 rooms, Edmonton, at 13 projects/1,526 rooms, and Calgary, at 10 projects/1,486 rooms have the largest pipelines. All other markets have six or fewer projects.
Global Brands Lead the Way
Global brands currently make up 72% of projects within the total Pipeline. InterContinental leads with 55 projects/5,626 rooms, with 40 Holiday Inn Express’ and 9 Holiday Inns. Marriott International has 28 projects/4,115 rooms under development, 15 of which are Residence Inn and Fairfield Inn properties. Hilton Hotels follows, with 24 projects/3,701 rooms, then Starwood Hotels & Resorts with 15 projects/3,021 rooms. Super 8 accounts for 31 projects/2,184 rooms of Wyndham Worldwide’s total pipeline, most of which are being developed by master franchisor, Superior Lodging Corporation.
It’s a Time of Transition
After rapid growth mid-decade, the Construction Pipeline may be at its cyclical peak. The economy appears to be moderating and lodging demand slowing, yet New Openings flowing from the Pipeline will be accelerating throughout 2008 and 2009.
Developers have sensed the economic transition and turned cautious, as both New Project Announcements and movement within the Pipeline are slowing. It’s early in the transition. More time will be required to assess trends for the near term.

The etablishment of the cie generale des bazards at the corner of the main and Ste-catherine.

The J.B. Baillargeon property at the corner of Ste-Catherine and St-Urbain street was sold to H. Kellert and sons in 1910. The Kellert building was then built on this site. It was torn down around 1966 and replaced by Place des arts.

The St-Bridget refuge around 1896 and in 2008. It was built in 1869 and torn down in 1977.
At the corner of St-Catherine and City Councillor street once stood the Baptist church. It was built around 1875 and was torn down around 1906 to make place for the Bennet theater. The Bennet theater later changed name to the Orpheum theater and it was replaced in the late 1960's by an office tower. Only one building of the vintage picture remains now !
The St-James club at the corner of René-Levesque and university in 1891 and the same place in 2007. This private club was demolished in the 1960's and its neighbour to the left, the Harrison Stephen house was torn down in 1928 by the C.N.R.

The vintage picture shows the YMCA which was opened and dedicated on october 23, 1873. It was on the North east corner of Craig street ( now St-Antoine) and square Victoria. It was damaged by fire and the spire was not rebuilt. After 1891, the YMCA moved to the Dominion square, where the Sun Life building now stands. The building was later used as offices and it was torn down in 1911 to make way for another building, which was also torn down .

cadastre du Québec, situés dans le quadrilatère formé du boulevard de Maisonneuve et des rues
Sainte-Catherine, Lambert-Closse et Chomedey.
Les propriétaires des immeubles expropriés en vertu de cet article peuvent réclamer une
indemnité de la Ville. À défaut d'entente, l'indemnité est fixée par le Tribunal administratif du
Québec à la demande des propriétaires ou de la Ville, et les articles 58 à 68 de la Loi sur
l'expropriation (L.R.Q., chapitre E-24) s'appliquent, compte tenu des adaptations nécessaires.
Cet avis est le troisième de trois que la Ville est tenue de publier.

I know that the Sidev company owns the now defunct Ben's Deli and they plan to build a hotel....but it looks like they're moving fast!!!!

$200 Million Saint-Michel Project Gets Green Light
MONTREAL, Feb. 21 /CNW Telbec/ - SmartCentres announced today that it has
entered into an agreement with the City of Montreal for the development of the
Saint-Michel quarry. As part of the agreement, SmartCentres has agreed to
purchase part of the quarry for $10 million and to work closely with community
groups to encourage local hiring.
This innovative development project is a first for North America. The
site in question is a part of the Saint-Michel quarry, measuring a little over
350,000 square metres and divided into three levels: one at a depth of ten
metres, a second at 40 metres and the third at more than 70 metres. The
buildings envisaged would have a floor area of some 75,000 square metres. A
public park is planned, with unique architectural features: a lookout, a
network of footpaths, a bicycle path, an elevator, and a number of cliff-side
staircases giving access to the site.
"We congratulate the City and the local community for their vision and
their commitment to supporting a unique project that should become a
destination for Montrealers and visitors to our city," noted John Gardonio,
Vice-President, Development, SmartCentres. "We look forward to continuing to
work with them in the months and years ahead."
The project will have an extremely positive impact on the borough and on
the city of Montreal, including:
$200,000,000 of investment, $2,600,000 in annual taxes and some
$3,000,000 a year in economic spin-offs;
The creation of thousands of jobs: 1,200 construction jobs, and
1,600 full-time jobs in the commercial enterprises which will occupy the
centre.
-A $1.6 million contribution by SmartCentres to community initiatives
Studies also indicate that the project will lead to the repatriation of a
significant portion of purchases that are currently made outside the
neighbourhood and serve as a catalyst for the revitalization of the area.
"We are committed to incorporating sustainable development practices
whenever possible at every stage of the project," added Mr Gardonio. "Measures
we will be looking at range from the use of non-ozone-depleting refrigerants
in the HVAC units to a focus on recycling, water preservation and the use of
local materials as well as the setting up of a shuttle bus to encourage public
transportation use."
The next phase involves public hearings organized by the Bureau de
consulation with construction scheduled to begin within two years. "We have
benefited over the past year from our collaboration with City of Montréal, the
borough of Villeray / St-Michel / Parc-Extension and a stakeholder forum,
which includes, among others, representatives of the VSMS and the CDEC as well
as the feedback we received at the open houses. In moving forward our
commitment is to build on this partnership."
