  1. That, in my opinion, is a huge NO!

     

    I saw the plans and the shift was way too important. I would have never signed at the notary. That's over 20k at the price they charge per square foot!

     

    I am signing with Notary tomorrow...the developper reimbursed me the loss of sqft that above 5%($7700), he will not refund me the 5%..because of the contract says they can have 5% of the sqft difference on the plan(5% is $13k). If I decide to not buy, I am not sure if i can get my deposit back...

  2. Do you have an image/pdf of the first plan you bought vs the one you have now? 1 to 4" is the most I would accept in terms of loss in the size of a room. If you gave them your money already, it will be difficult...

     

    I have attached the floor plan, the difference were made on the kitchen back wall, it got pulled foward by 3'-6" x 15'. The living room was shorter on the electrical plan.

  3. Cette perte est une zone grise difficile à évaluer lors de l'achat, surtout s'il y a des modifications qui sont faites en chemin. Maintenant la question que je me pose: en ce qui a trait au frais de condos basés sur la surface d'une unité donnée, quelle surface sera retenue, la première lors de l'achat ou celle qui est finale à la fin des travaux?

     

    the condos fee should be $0.30/sqft per gallery sales during the pre-purchase period, now my current condos fee is $217 for 647sqft which equal to $0.34/sqft :)

  4. Every new condo owner expects a loss of 8-10% in sqft... This is something everybody knows! Your numbers seem perfectly normal to me considering the plan you bought showed a square footage including outside walls, interior deviders/pillars and 1/2 of party walls.

     

    I totally understand, the sqft that i lost in my unit is due they need extra space for the mechanical room next to my unit, should they notify the buyer for any change on the plan?

    Hi everyone, for the buyers of phase 1 and 2a I was wondering if any of you encountered any surprises during the pre-construction waiting phase? ie: the builder changed your floor plan and made it worst or better.

     

    Also did any of you divert from the original design floor plan and make changes? ie: add a powder room, lose space in order to add a separate shower and etc...

     

    Any insight of your experience would be greatly appreciated. Thank you!

     

     

    Well, i bought my condos with Gallery sur le canal, and i got surprised, they changed my floor plan without notice me. Bought for 700sqft gross, end up having only 647sqft gross, on the contract there is 5% sqft discrepancy allowance, they refuse to refund me the full sqft that i lost which is total of 53sqft, now they only refund me 18sqft, basically i payed 13k more for a unit of 647 sqft!!!the last thing, i discovered this all by myself during the inspection due the size doenst look like 700sqft unit at all. That was really not honest!!!!

  6. the 700 is the gross sqft, now it turn to 647 gross. Tried to call ACQ, can't reach the person need to talk with. I was so disappointed because they didn't notify me that my unit sqft was changed to 647 and to see if i am still willing to buy it or not. It seems they just try to hide it. Yes if they can't refund me the full amount of my lost sqft, i will definitely quit and buy somewhere else. The material which they presented in the showroom VS the actual product you see in your unit, will make your tears drop again.

  7. very disappointed with Gallery, found out my unit is 53sqft smaller after the inspection, should have a 700sqft, now it turns to 647sqft :thumbsdown:

    The floor plan which i signed vs the floor plan they gave me later was totally smaller(only found out after the inspection), i was not even aware that they cut some sqft for my unit due they need more space for mechanial stuff next to my unit. After talking to the sales, they said contractor is allowed to have 5%+/- of discrepancy on my unit which they only willing to refund the $ of 18sqft instead 53sqft. This sound to me will come to a lawsuit.:biting:

     

    What should i do in this kind of situation?:worried: i haven;t signed with the notary yet.

  8. Par hasard, est-ce que quelqu'un sait ce qu'il manque pour proceder a l'ouverture du parc? Celui-ci est encore cloture, pour des "raisons de securite"... Quelque chose qui ne serait pas encore fini...

     

    Malgre les clotures, des gens y accedent deja, au moins.

     

    Saw some parents brought there kids inside the park last friday.

  9. I am in Le Canal and I had no issues with the condo, except a touch up of caulking on one window, but I have over 40 linear feet of windows so can't complain really.

     

    If I had to choose between Gallery and Bassins, I would pick Bassins. I think the "I1a" floor plan is great!

     

    Yea i think Bassins was a better choice since they had "central heating" unlike Gallery was only partial heating with Heat recovery system. I guess you have to open your baseboard heater during the winter :(

  10. I agree with you micha_mtl, as I've been living in Quai 1 for two years as well and have been very satisfied. Very good finition, nice hardwood flooring, good and quiet central heating and ac. Quai 2 also has a nice terrace and a large exterior pool, something Gallery will have only in their 2nd phase I think. As a bonus in quai 2b, you will have the 6000 sq ft sports centre in your building with the interior pool and everything... I can't wait for that! I can't compare quality with Gallery of course since it's a new project, that will be your job. I like Gallery's architecture from the pictures I've seen, but it's probably not an important factor in your decision. The outside view from Gallery could be better than quai 2b if you pick a canal view, but that probably comes with a price. Good luck!

Thank you Jax for your very helpful comment :), really appreciate, for Bassin they claimed they are using central heating so basically no baseboard heating in your condos unless you have a very big windows, i guess it would save a lot $$ during the winter, for Gallery they also claimed they are using central heating but they have to install baseboard heating under each windows, they told it was by law that they have installed that..otherwise they had the same condos fee $0.30. People just said Bassin had more choice on their finish and the quality is a bit better than Gallery. choosing your first condos is not always easy :duh::dizzy:

Hi, i am new to this forum, it's really helpful place to get the informations of the project and compare them, recently i was looking a condos for myself in Griffin town, and i am deciding the condos between Bassin QUAI2B VS Gallery Sur le canal, they are all about the same price, but it seems with Bassin has a higher quality finish compare to gallery? or they are about the same level? Thank you in advance ;)
