  1. Dans leur annonce initiale, BN disent qu'ils garde 10 étages dans la tour actuelle comme site backup.

    Pour des raisons de sécurité, tous les employés de la banque ne seront pas regroupés dans le nouvel édifice. Mais plus de 3000 employés y déménageront, alors qu'ils sont actuellement environ 2000 aujourd'hui au siège social. « On va garder au moins 500 000 pieds carrés à l'extérieur de notre siège social », dit Louis Vachon.

    Canada’s two other teams are also doing well: the Vancouver Whitecaps’ season average is 86,000, compared to 69,000 in 2016 while the Montreal Impact are averaging 80,000, compared to 73,000 last season. Montreal (7-8-6) stands ninth in the East while Vancouver (9-8-4) is seventh in the West.

  3. Attendance at the stadium/arena is not the main issue, its TV ratings. The Impact have great attendance, but TV ratings suck, and that is true across the MLS.  The Yankee don't sell out every game, not even close, but they bring in monster TV revenue.

    The NBA would have the same problem here, the team would only be viable to the league if Montreal can generate higher TV ratings than another market. Something in the order of 400k households in the Quebec market + Ottawa on average. 

    Seems like a tall order.

    Mark's numbers are correct. There is a 10k/PP difference in GDP between Montreal and Toronto. Why don't you just check StatCan ?

  5. First Capital planned shopping centre investment

    First Capital acquired the Van Horne Blvd. shopping centre in 2002 “and we knew from the beginning that it would require significant investments,” says Luc Fortin, vice-president, development at First Capital.

    However, “the site is exceptional” as it’s located near downtown in a densely populated residential neighbourhood with several hospitals, research centres, the Université de Montréal and Métro stations nearby.

    The project will include three buildings to be built over the next three years with about 131,000 square feet of commercial space and 500,000 square feet of mixed-use residential space.

    Construction of the first and smallest building – 21,000 square feet over two storeys – will begin in April in what is now the parking lot of the shopping centre.

    The second building, to be built next year, will have about 300,000 square feet, including two floors of commercial space with 87,000 square feet of commercial space housing existing mall tenants Metro grocery, Pharmaprix (Shoppers Drug Mart) and SAQ (liquor board outlet). There will also be seven storeys of residential space and indoor parking.

    Seniors housing also in the works

    An agreement has been inked with retirement housing developer Le Groupe Maurice to develop seniors housing in the building.

    The third building, to be built in 2020, will include commercial space at its base and 200,000 square feet of residential space.

    Fortin says Wilderton provides a good example of what’s going to happen in the coming years: higher density projects in already developed areas near downtown.

    He adds that of the 40 properties First Capital has in the Montreal region, 15 will be redeveloped in similar fashion to the Wilderton project.

    Montreal Adding Capacity for More Demand

    Montreal inaugurated a new cruise terminal in June, which will be joined by a second operational terminal in 2018, along with the existing alternate terminal located east of the Jacques-Cartier Bridge. The trio of berth locations will help the iconic city accommodate extra ships during its peak fall season.

    The two new berths offer shorepower and a direct connection to black and grey water collection lines.

    As 2017 wrapped up, the port was expecting to report 52 international ship calls, according to a spokesperson, a 20,000 passenger increase year-over-year.

    2018 will continue the surge, with 16 more calls on the books and a prediction of 130,000 passengers, up 50,000 year-over-year. New business includes summer cruises from AIDA, and the debut of Windstar Cruises in the Saint Lawrence. The Seabourn Quest is also offering a round-trip Montreal itinerary.

    More hopes lie in the winter, where the port city is working closely with the Cruise the Saint Lawrence group to develop a winter program to make the river a year-round destination. The port also recently joined the Great Lakes Cruising Coalition as it expects more river traffic and is developing a business plan for river cruising.

    Unique Montreal Le 1420 condos feature indoor farm

     

    A former convent being transformed into luxury condos by Corev Immobilier in the tony Montreal suburb of Outremont will include an indoor, vertical farm.

    The farm isn’t the only distinctive feature of Le 1420 Boulevard Mont Royal, which has several innovative touches as well as offering buyers the ability to create a “made-to-measure” condo for themselves.

    “It’s the sign of the times,” says Sabine Karsenti, sales director of the 180-condo unit Le 1420, who calls the indoor farm “basically a step toward the future.”

    The planned 1,200-square-foot vertical farm will provide roughly the equivalent of three acres of regular farming. The indoor hydroponic farm will use a high-tech LED lighting system and be owned and managed by an outside company.

    Produce that is grown will supply a restaurant in the building which will be open to condo owners and their guests. Excess production will be offered for sale to owners interested in organic produce and to outside clients.

    “This is what we’re heading towards,” says Karsenti. “We can’t manage our food and import it as we do right now. We have to go greener; we have to go more aware of what’s going on, so it’s just a normal thing to do.”

    The indoor farm will require a permit from Outremont, which the developer will soon apply for, she says. (When properly installed, indoor hydroponic units do not create humidity and do not require much electricity.)

    Former nunnery constructed in 1925

    Several attempts have been made to develop the former mother house of the Soeurs des Saints Noms de Jésus et de Marie (Congregation of the Sisters of the Holy Names of Jesus and Mary). The building was constructed in 1925 and once housed about 500 nuns

    The nearby Université de Montréal bought it from the nuns in 2003 for $15 million, planning to use it for classrooms and other purposes, but abandoned those plans five years later.

    Subsequent owners announced plans to convert the property, which flanks Mount Royal, into condos, a transformation that was opposed in vain by several Outremont citizens.

    After several changes in ownership – including to a firm that became embroiled in the Charbonneau Commission on corruption in the construction industry – the convent was acquired by Corev Immobilier. It is investing about $140 million on the redevelopment.

    Corev has converted other older properties

    Corev is also building the 40-storey TOM Condos on Union Avenue in downtown Montreal and has converted older properties like Le Thémis in Old Montreal and Le 376 Redfern in Westmount.

    About 1,000 potential buyers registered on a teaser site after pre-sales of Le 1420 began last spring. So far, 25 per cent of the project has been sold, Karsenti says. Demolition work is underway on the 300,000-square-foot property and construction should begin this spring, with completion slated for summer 2020.

    The condo cost per square foot, before taxes, ranges from $500 to $1,000 and units vary from 900 square feet to “whatever you want,” Karsenti says. “We had people combining two units to make a 7,000-square-foot condo, so anything is possible here. It’s a made-to-measure project.”

    Buyers range from single doctors and families to young retirees. They hail primarily from Outremont, Westmount and Nuns’ Island.

     “It’s attracting people who want to have a sense of community. It’s not attracting people who don’t want to have anything to do with their neighbours. So far, that’s the common denominator with people.”

    “Spectacular” chapel among amenities

    Sold with marketing materials that state “welcome to the sublime,” the condo development includes a “spectacular” refurbished chapel that will be available for weddings and other events.

    “It’s hard to leave anyone indifferent,” she says. “It’s not something you see in a new development.”

    Other common areas include the restaurant, a lounge, two interior courtyards, an indoor pool and gym. There will be 24-hour valet parking, security and underground parking. Ceilings are 12 feet high on average.

    Karsenti says prices are competitive with other high-end condo projects such as the 18-storey Four Seasons Hotel and Private Residences Montreal, set to open at the end of the year in the downtown. The more-than-$200-million project by Carbeonleo (the company behind the Quartier Dix 30 project), includes a 166-room hotel and 18 condos, connected to the Ogilvy and Holt Renfrew department store.

    “I’m 100 per cent convinced this project is going to do well,” Karsenti says of Le 1420.

    Oak doors given to antiques dealer

    The building is “iconic,” says Karsenti, who lives a block away. “It’s got a soul to it; it’s got such a presence.”

    The location “is amazing” because it’s at the foot of a forest of Mount Royal and will have direct access to its trails. “You can go for walks on the trails, you really feel like you’re in the countryside and you’re five minutes away from downtown as well.”

    About 1,000 old oak doors and windows in the building have been given to Spazio Architectural Antiques, a Montreal antiques showroom, with the requirement 25 per cent of the proceeds be given to Habitat for Humanity.

    While the facade of Le 1420 is classified as having heritage value, there is nothing inside aside from the chapel and the main staircase that is outstanding in terms of architectural design, Karsenti says. “We’re not destroying anything that had any value.”
