For your rate, not sure who you are with but I was with RBC. My rate was guaranteed til sept 14th 2023. every month after that I would have a "penalty" for .1% increase. I closed on on oct 13th so I only had to pay .1% over my rate

Oh, that's not too bad then, it needs about ... 40 months to get to the current rate

I just received my closing notice today, late January Pre-Inspection date, with 5 business days after that to close.

I'm on the 11th floor. Still a lot of work to be done:

Mine's on the 11th floor, but the bank really took their sweet time providing a pre-approval, that my expiry is May or June, so I think I'm safe... It really was a huge blessing in disguise.

I haven't received a "Delayed" notice email yet though.

11th floor, inspection should be in the month of December.

I'm guessing with the holidays, etc, move-in may be in January.

Looking again on their website, I feel they also raised the prices for the remaining units in Phase 1. Possibly to match the Phase 2 prices, so they are more in line when people compare the 2?

I registered for Phase 2 around January, but the agent called us saying Phase 1 is still on sale, and Phase 2 prices would go up quite a lot. She presented a few units still available and one was pretty good, within our budget and we put down a deposit. So glad I did it.
