    I want to say yes, I don't see the base of the crane nearby. The roads are very narrow, so maybe they need to lift materials from St Laurent into the building? Not that I saw any of that, crane wasn't even moving the past few times I passed by. Sometimes if the timing is right (lunch, end of day) they have the doors open and I can peak in.

    Je pense que oui. J'ai remarqué que beaucoup de camions sont passer ces dernières mois : démolition, béton, et plus encore. Il semble qu'ils ont aussi quelques étages construits maintenant.

Not sure if anyone noticed, but the project is for sale; seems like the listing is for the completed project, which I'm assuming would be purchased by an investor/investment company to rent out. https://www.centris.ca/en/multi-family-properties~for-sale~montreal-ville-marie/15415246?view=Summary&uc=10

    Honestly, I find it super expensive for a building which will have limited window/light, but I'm sure it'll sell at some type of reduced price. Wondering if the developer ran into financial troubles as well....

Specially in downtown Montreal, and for the luxury market. As soon as the building is built, the first buyers that bought as an investement for a resaling purpose will definetly ask for a great return on investement.

    I am myself living in a Prevel developpement at le Seville, and can tell that i've never seen any other developper offer acces to that many amenities.

      

    Ah! Understood, no I'm looking at moving sooner rather than later. Totally understand they they go up in value (along with the market) after delivery

    Most of todays new projects go for over 700/foot and that's based on the gross and often without parking. If you got it for $550/foot then that's a steal (and great investment, good job!). A quick look on Centris shows TDC1, 2bed+1bath no parking at 750sq.ft going for over 500k, that's over $650/foot, plus there are small units with parking asking above 500k kinda insane. Heck, even Jardins Windsor is asking above $500/foot with parking, and those units are ugly AF and old.

    I do agree that Prevel is one of the best when it comes to the 'urban' chalet. I really used to enjoy the one at Imperial lofts when I lived there.

    It's a shame that the developer doesn't allow access to the common areas in the other phases. That being said, when I visited a few units at phase 2 and 4 I found the amenities to be average at best, the gym is lacking, the pool and views are nice, but the overall size of the common spaces is slightly small for amount of people... too bad they couldn't have done something similar to the 21e

    They aren't crazy for the size, but yes they are a bit high considering phase 1 doesn't have amenities. But the other phases are more reasonable. When I compare them to the newer Quai de la Commune or even the Phenix on Notre-Dame they are lower per sq.ft and there's no Kitec plumbing (or at least the realtor didn't declare any)

    I guess after reading the comments from the past phases, I should have nothing to worry about.

    I'm aware of their age, and because of that it seems like I can pick up one of the penthouse units at a very low price per square foot. I can't help but feel there's a catch since I may land a large unit with terrace and parking for about $500 a foot. When I'm comparing to similar in Griffintown or Cite Multimedia (Quai de la Commune) that are either in need of more work, or have tiny balconies it seems like a steal. I can't help but feel that this project has some type of defect I'm not seeing. Even in the newer phases, they are trading at a low price per square foot, with realtors telling me 'just make an offer' kinda crazy...

    I'm considering one of the units in Phase 1, does anyone with experience living or buying in this project have any input in terms of quality of construction, sound proofing, and building management. It seems like this building should be trading for a higher value per sq.ft considering all the new construction and Griffintown but they're still pretty affordable.
