  1. Question, was everyone's move in date on time? How were your experience in phase 2? I bought in phase 3 and my move in date is suppose to be in mid August. Problem is my rental lease ends in June 30th ( like most people). Would you suggest extending my lease up until the end of august? Or end of September in case there's any delays? If there is any delays would Bassins Du Havre cover any accommodation after the move in date they propose? Please let me know whenever any of you have the chance. Any answers would be really appreciated.

    Yeah I have that feeling too. If it does happen, I wonder how much it would affect the property value of those Bassins Du Havre condo units facing the canal. I guess your views are never protected unless your facing the ocean. :D

  3. I actually think all units, in both phases 1 and 2, all have mechanical rooms with air exchangers. The room does make noise/vibration, especially when there's heating going on, but I'd tend to say it's not that bad. The padding in place around the door helps a lot. Or maybe I've just gotten used to it...

  4. Thanks for all the responses. It's good to know the other phase construction is not too loud. I had a recent facade redo for our building i'm currently renting and the workers would play loud music early in the morning!

     

    Just out of curiousity, I was wondering if anyone has a mechanical room(air exchanger) in there closet in phase 1 or 2? If yes, is it loud and disturbing? I'm debating to slightly alter my floorplan for the unit I purchased by turning the mechanical room from the bathroom to the walk in closet in my bedroom, in order to gain a separate shower/bath.

     

    Any answer would be really appreciated.:D

    gigi75, can you please further explain how having a separate shower the way I have would be illegal?

     

    Also what you do you all think of this layout? I don't change the mechanical room, I get a separate small shower but I lose the linen closet.separate_shower.jpg

  6. Hi everyone, I notice some of the units in phase 1 have the mechanical room fused with the walk in closet. For those who have this type of unit, do you fine it noisy? I bought a unit and i'm in the process of deciding if i want to modify my place. I really want a separate shower so i was thinking of fusing the mechanical room with the closet in order to get a bath/shower please refer to screenshot and let me know what you think :)

    I recently encountered one set back with my recent condo purchase from Basin Du Havre. Originally when purchasing my unit, I was told that I'm able to access the balcony from both living room and bedroom. However, they recently updated the floor plan and now there saying there's no direct access to the balcony from the bedroom. It has to be a window with a horizontal split in order to be in line with the rest of the buildings design. Please refer to attached image. Sadly, I found out about this on my own while I was browsing there website and noticed the pdf floor plan got updated, nobody mentioned this to me. The direct access was a good selling feature, but now there saying it has to be a window. Any thoughts, tips or opinions on this issue would be greatly appreciated.

  8. 2a here as well. Exact same problem, we actually got more space than expected so we were happy. The fixes took forever and we complained several times which was a pain in the ass. Still some things left to fix but we absolutely LOVE living here. We are lucky to have a "townhouse" facing west so plenty of sun and a nice deck. It is quiet and most people are very nice.

     

    When you say you got more space than expected, do you mean you got more than what was originally written down on plan? If yes, how much sf did it increase? Also, what were the fixes related to? Congrats on your place btw. I recently purchased purchased a place from Basin Du Havre and I can't wait for it to be built. I hope there's not going to be any discrepancy .

  9. Hi. 2a here. Did not get any surprises at all. Things came out exactly as was indicated on the plan. The only change compared to the original plan (seen on the website, and the actual layout in the sales office), was a change of the mechanical room, but that was mentionned right off the bat, with printouts of the new layout also. Didn't ask for any particular changes neither, although I'm pretty sure I could have. Really have nothing to complain about from that aspect.

     

    The fixes that came after I took possession though took a bit of time to complete, a bit more than I would have expected (months), which was a tad annoying at times. Nothing major, but there were a few annoyances here and there. It was all fixed eventually though.

     

    Thanks for the insight, this is my first time buying, so it's very helpful. What were changes in the mechanical room? Did it increase in size? Also, exactly what were the fixes related to? Is this something that you flagged during inspection?

    Also did any of you divert from the original design floor plan and make changes? ie: add a powder room, lose space in order to add a separate shower and etc...

     

    Any insight of your experience would be greatly appreciated. Thank you!

  12. As hockey19 mentioned, for many people it's worse to have irregular traffic sounds. For others, it's an intersection where one artery has way more traffic than the other...

     

    I've spent about a third of the past 28 years that i've lived in Mtl appts, living on major arteries. In my younger years i've found busy intersections to not bother that much whenever traffic was "even", like a steady background noise. After a few days spent sleeping with windows opened each spring, i got quite accustomed to the daily cycles of noise / relative calmness. I've lived at the corners of: St. Catherine E. / Pie-IX Blvd. in HoMa, Sherbrooke W. / Décarie Blvd. in NDG (next to eponymous Hwy), St. Denis / De Maisonneuve Blvd. in the Latin Quarter, St. Laurent Blvd / Des Pins Ave., and 3 other Plateau residential settings thereafter.

     

    The worst place of them all for my quality of sleep was in a residential sector of the Plateau Mont Royal Borough, on Laurier E. just 2 homes away from De Lorimier Ave. It features intense northbound traffic from Jacques Cartier Bridge (it's also a trucking & bus route) for about a minute, then it gets relatively quiet while the light was green on Laurier. And then suddenly back to "VRRRRROOMMM!", punctuated by 10-wheelers' uber-loud Jacob brakes... non-stop from 4:30 a.m. till 12:30 a.m.! Sundays are slightly quieter, with an added 2 to 4 hours, mainly in the morning, and a tad less in the evening. It was nerve-wrecking all summer-long, whereas i found previous noisy locations to not bother my sleep that much!

     

    Hence, it's very relative... Just don't be too impulsive in buying a property next to a noisy environment... take your time! :cool:

  13. Thanks a lot everyone for getting back to me. Great answers! For resale purposes, do any of you think the unit would be a problem to sell because of the sound factor? Even though it has all other great features like, good view, good sun orientation, good location. How much importance does noise/sound have when it comes to selling? Is it a huge factor? Thanks!
