I'm deciding between viva and other options. I like Viva, but I also like boisfranc even though they are quite different.
There are two other options in boisfranc that I'm considering. One is a condo in a central part of boisfranc Place des Nations. There are some pics of actual units that are being resold by real estate agents
Second options is only available on secondhand market: 2-level condo (or this one) both are constructed by the same builder (sotramont).
Place des Nations has 10 ft ceilings (there is obviously an option to cover them in plaster, instead of naked concrete). It comes with a fully finished kitchen with all appliances (fridge, cook-top, microwave, oven, dishwasher, wine fridge) (another pic), all of them are viking brand I think (the major once at least). Kitchen itself (cabinets) look and feel better. Nice full height windows on the balcony, overall very nice. Viva has these advantages: possibility of gas/fireplace, central gas water heater, bigger balcony. Price wise (if I calculate parking+tax) similarly sized unit on top floors in viva cost about 10% cheaper than first floor unit in place des nations. Condo fee in viva is 18c and it includes hot water; in place des nations it's 20c and hot water isn't included, but there is an outdoor pool in the project.
Any opinions to compare these offerings?

I'm looking to buy a condo and viva is one of the places where I'm considering to buy. Considering current over supply on the laval market is there a room for price negotiation?

I'm not really a fan of swimming pools or gyms inside buildings. I have a few friends that have that shait in their buildings and nobody of them uses it. They say they use it, but when I asked when was the last time it's always something over 6 months ago My personal preference is to register at a gym so that I'd have incentive to go there otherwise money I paid for membership burns
When I referred to swimming pool that was in context of condo fee: 18c/feet in viva covers central hot water, 20c/feet at place des nations doesn't cover hot water, but it covers swimming pool (and all expenses associated with it). I think that place des nations also has central vacuum as well. Anyways, what do you guys think about these two projects in terms of price, resale value etc.
