Je ne sais pas mais si on retourne au plan d'ensemble proposé par la firme gagnante du concours en 2012, c'était déjà un passage étroit.  Je suis d'accord que ce passage va permettre une neilleure fluidité dans le quartier et je l'espère le développement des terrains à l'intérieur du triangle (actuellement majoritairement des garages)

Merci encore! Alors c'est clairement soit une méprise de ma part, ou bien j'aurais vu une carte très préliminaire du quartier autour du tournant des années 2010... mais je commence à douter.

Et oui, vivement que Subaru et l'autre garage déménagent vers une artère!

Je croise aussi mes doigts pour qu'un passage piétonnier soit aménagé à l'est de l'immeuble à bureaux entre Paré et Buchan, afin de donner un accès plus direct et sécuritaire au parc de la Savanne, très prisé des familles du coin car presque toujours en partie ombragé. (J'espère aussi qu'il ait été "rafraîchi", car il était dans un triste état à mon dernier passage, il y a 5-10 ans... Tiens, j'suis dû pour repasser et me taper un délicieux thali chez Pushap sweets!)

Pour ceux qui suivent la chose : le projet de reconversion du 4980 Buchan comprenant 92 logements a été déposé au conseil d’arrondissement le 4 septembre.  Le projet prévoit l’ajout de 2 étages au bloc existant et ressemble beaucoup au projet déjà prévu en 2012.  Le projet a été approuvé par le comite d’urbanisme.

The Côte-des-Neiges–Notre-Dame-de-Grâce borough officially acquired a building in the Triangle district on Wednesday that could become a new elementary school or community centre.

After three years of negotiations with its owners, the building — located at 5010 Paré St. — was sold to the borough for $9.1 million. Montreal’s central city supplied the funding for the borough to acquire the building.

A drastic revamp of the Triangle district has been in the works for more than a decade, and with 3,500 condominium units, many families have moved into the area. It is one of the largest residential developments in Montreal.

However, there are no schools close to it — a sore point for many residents who have complained to the borough.

“We have been hearing over and over again that there’s just no school in the area,” said Côte-des-Neiges–Notre-Dame-de-Grâce Mayor Sue Montgomery.

She said residents clearly expressed their needs — which include a school and community spaces — when they moved to the borough.

The district is home to 275 children under four, 260 children in elementary school and 375 teens in high school, according to the Commission scolaire de Montréal’s figures.

The borough is discussing the possibility of turning the newly acquired building into a school with the CSDM.

Although the building has been vacant, it had been used as a multicultural educational centre by CEGEP Marie-Victorin.

The Triangle district was advertised as a transit-oriented development, meaning it is within walking distance of basic services and public transport.

“It’s close to métros de la Savane and Namur, but unfortunately there’s no school, there’s no daycare and there are no grocery stores,” Montgomery said. “We’re trying to improve in terms of quality of life for people that are living there.”

Residents were promised a school and green spaces when they bought their homes.

The construction of a long-promised park and chalet at Victoria Ave. and Buchan St. started in 2017 and was supposed to be completed in 2018.

“The park is just about finished,” Montgomery said.

The missed deadline was partly caused by delays in acquiring the land earmarked for the park, which was owned by two high-end car dealerships.

“The whole project, which was conceived in the past, was poorly planned,” said Montgomery, adding that a school and supermarket should have been included in the initial plan.

“We’re just fixing these mistakes that were made in the past, because when I was there in 2017 campaigning for the election, I just couldn’t believe that such a development went up without any thought into services like schools, daycares and grocery stores.”

Acquiring the building is a step in the right direction for the 40-hectare district. However, if the school doesn’t work out, Montgomery said what happens next is up for discussion, and one option is turning the building into a community space.

“We have a real problem in our borough,” she said. “There is a big demand for community spaces, because we have a lot of active community groups. People are always looking for spaces to provide services.

“People living in our borough need more than just a place to go home at night. They need community.”

Deux éléments me laissent perplexes dans cette annonce de l’arrondissement :

- pour un investissement de cette ampleur, aurait-on pu s’attendre à une réaction coordonnée de la part de la CSDM?

- Un IGA est annoncé depuis deux ans dans le triangle.  Pourquoi ce commentaire sur les daycare et les grocery stores?

Nouvel immeuble - 82 logements dans le quartier Le triangle

Démolir un bâtiment commercial d'un étage situé au 4986, place de la Savane, en vue d'y construire un bâtiment résidentiel de 8 à 10 étages comportant environ 82 logements.  Le bâtiment est adossé au parc de la Savane. Le projet consiste à démolir le bâtiment. En remplacement, le requérant souhaiterait construire un bâtiment d'une hauteur variant de 8 à 10 étages. Un volume carré d'une hauteur de 8 étages viendrait s'implanter au centre du terrain. Un volume de 2 étages, placé diagonalement et prenant la forme d'un U inversé, viendrait coiffer les 8 étages. La hauteur en mètres ne dépasserait pas 30 mètres (sans compter les équipements mécaniques)

D'autres développements dans le secteur... Mondev qui a rassemblé quelques lots dans les 2 dernières années. Est-ce que vous en savez plus ?

Et qu'est-ce qui se passe avec le terrain qu'a acquis la Ville ? L'immeuble a été démoli, mais aucun signe de ce la mairesse Montgomery avait annoncé pour une école primaire sur la rue Paré ... Peut-être encore du logement social, sans école ?

Probablement aussi des développements à venir si Cominar est racheté par Canderel ...
